I have noticed that when buying a house in the Philippines, you often end up living in a house that was built according to someone else's design and taste. However, building your own house can be a better option as you will be able to design it according to your own preferences and pay less. I personally prefer the Philippines over Costa Rica as the majority of people here understand and speak English fluently. Additionally, the cost of living in the Philippines is also lower compared to Costa Rica.
I design houses, I never recommend full steel roof nowadays. After I experience typhoon odette, i never recommend steel roofs. I dont believe in typhoon resistance kinda thing. Nature is powerful. If only Im in the government I will revise our building code to atleast 50% of your house roof design is concrete. In case your steel roof will get damage or blown away, there will be a portion of your house that is safe.
The owner is one of the leading engineers of many buildings in the world including the burj khalifa in Dubai. He is very confident of the building materials and this roof is imported from Japan as the leading hurricane proof roof. As well you'll notice the upstairs roof is a seismic rated slab of concrete too

Yes it has a clubhouse, pool, small lake, we didn't get to film it but we show in the video the plan for it as the photos online were so small they would be blurry lots average 15k to 18k per sq m here
As big as the house is, it is completely overpriced. Savannah crest has been around for years, even a decade or longer even if memory serves me right. For a 500,000 usd house, the lot is quite small. You can get a much cheaper house and a bigger house at that even in austin, TX or north carolina with better facilities. That explains why there are numerous vacant lots
