How to Become a Notary Signing Agent

- Notary Signing Agents (NSAs) are commissioned Notaries who handle loan documents. This video outlines the steps to become a loan signing agent. For more information, visit: www.NationalNotary.org/nsa.
1. Be commissioned as a Notary Public in your state.
This is the only required step. However, certain states have restrictions that apply to Notary Signing Agents. You can find more info at: bit.ly/NSAStateRestrictions
2. Take a loan signing training course.
Mortgage documents are complicated. It’s helpful to learn about the most common loan packages you’ll see, the do’s and don’ts of what you can say to the borrowers, and much more.
3. Pass an exam and background screening.
Although a signing agent exam isn’t required, it’s unlikely you’ll be offered loan signing work if you don’t take this step. Passing an exam shows you’re knowledgeable about the business, making you more hirable.
Because NSAs are often sent to customer’s homes, most of the companies doing the hiring require passing a background check.
4. Buy your Signing Agent supplies.
In addition to your Notary seal and journal, you’ll need to have reliable transportation, a cell phone, a secure email address, a printer, and a fax machine.
5. Get a $25,000 Notary Errors & Omissions insurance policy.
This protects you from liability for Notary-related mistakes. Some companies may expect you to have a higher policy limit.
6. Start working as a Notary Signing Agent. Advertise and network to build your NSA business.
Network with other Notaries and reach out directly to financial institutions and signing services. Another great strategy for building your business is to create a website and join Notary Signing Agent directories online. This will help companies find you.
By learning the ins and outs of loan signing and completing this process, you can get more work as a Notary Signing Agent. Becoming an NSA is a great way to expand your business and better serve your community.

I’m a notary of 22 years in Texas and yes I am interested in becoming a notary signing agent. It’s a lot of information and you have to do a lot of due diligence. I have a full-time job of eight years that I love and I am a remote employee so my time is my own. Just looking to do this part time I’m also looking to become a remote notary and there is such a thing I just found out about it recently.
I am in Texas also, looking to take on my first assignment.

I became a NSA and have spent too much money to get started. Know I’m being told that I need to get a Title Insurance Producer license. This process is not cheap and very discouraging because they don’t tell you all of this. I know I’ve spent well over $800 just to get started (NSA course, E&O Insurance, Digital Signature, Digital Stamp, RON application fee, etc ) and now I need to take the TIPIC course and exam. I’m on information overload and still can’t get started as a NSA! Please explain why folks aren’t told all of this upfront? I don’t have money to waste and I can’t turn back because I’m in too deep to let it go. What else can I do besides loans as a NSA

Wow, I'm looking to get started myself and already spent $500 on a course. I know I will need to purchase a few more things and all of that will eventually be made again but I need to avoid having to do these tedious things. Hopefully your path becomes clearer, as do mines.

Generally, there are four kinds of state restrictions that may apply to Signing Agents and their ability to handle loan signings: attorney only states, fee restriction states, states that require an additional license, and loan package type limits. By what you've described, you became a notary signing agent and a remote online notary. You do not have to be a certified Notary Signing Agent to become an online Notary. However, becoming a certified NSA makes you eligible to receive more RON assignments and ensures RON technology providers you've passed a current background screening.
NSAs can be asked to handle many different types of assignments such as Mortgage refinances, Purchase loans, Seller packages, HELOCs (Home equity conversion lines of credit), and Reverse mortgages. You cannot do any type of loans in MD without your TIPIC license point blank. NNA provides the NSA training but they don’t tell you that if you are located in MD you need a TIPIC license and this why I’m upset.
What are some other work options for notaries, besides becoming a loan signing agent?
Great video! I have heard that in addition to E&O insurance that we also need loan signing insurance because the regular E&O does not cover loan signing. Is this factual?
Hello. Notary Errors and Omissions insurance (E&O) will cover any negligent error or omission you make in notarizing documents as a Signing Agent. This would include the mortgage, deed of trust, conveyance deeds, and any affidavits or other documents in the loan package that must be notarized.

Yes. Anyone who meets the requirements to be a Notary Public in their state can go on to become a Signing Agent. However, it is important to note that some states have restrictions that apply to NSAs.
