    Mhalunge TP scheme was launched in 2018 by Devendra Fadnavis and soon after that he forgot if something like this exist on ground. I stay in Baner and road from Orchid its tiny road with gaothan around. Road from Mercedes Benz might not complete in next 10 years as well looking at litigations it has. Lot of land parcels are open between so PMC won’t pay attention either. There is no company or tech park in Mhalunge. Its just a deserted island between Hinjawadi and city limits. Travel to Hinjawadi companies might be easier but you won’t be able to travel hassle free towards city center looking at narrow roads & huge upcoming population. God bless Mhalunge

    Beware of buying flat in any society here, the entire area is dependent on tanker water, Or the contaminated river/Nalla water. Electricity goes out at least six hours per day, Your inverter cannot run air conditioner.

      bhai yeh story pure pune ka, this area is still in development phase and it might take few years to settle down everything. its good area to stay probably after 2-3 years

      Your timelines are too hopeful. It will be a barely livable area after 5 years and a good area after 10 years.

    The biggest problem of this area is we do not know who is the governing body. The whole are is governed by:
    Gram Panchayat (Mostly Maan- Mahalunge)
    PMC (Near Godrej Hilldide)
    PMRDA
    MIDC (Towards Phase 2-3)
    PCMC (Few Parts near Wakad Hinjewadi Flyover)
    And because of so many agencies nobody takes any responsibility. We have even approached MP Supriya Sule, but to no avail.
    > Electricity situation is so bad, multiple power cuts (Even inverter wont help),
    > Bad quality of water (You can go near the river, and it literally stinks), And yes, this river is your water source.
    > Since there is no sewage system, Many companies, societies and construction sites dump their Construction waste and sewage water directly into the river.
    > Road condition is pathetic. The area is also infested with stray dogs.

      I agree... I have been here at VTP and they were insisting me to pay the token instantly.. I saw the road condition and also heard about water supply issues from a family friend. So I dropped the idea. This place will take next 5-10 years to be livable.

    For investors, the area is good. 2bhk rental is going for 22-24k which is good considering they bought flats for cheap price earlier.
    Water is gonna come thru River so no issues.
    Electricity will improve as days pass by.
    Metro will not come here for next 30yrs. They shd ensure connectivity to Balewadi Metro station which will sort out travel issues. For now, PMPML bus is started last year.
    Main Road of this HiTech city which will bypass the Mhalunge goan will be made eventually in 5 yrs.
    There is no big Township nearby in Baner, Hinjewadi, Wakad, Tathawade, Ravet areas.
    For folks who cant live in Corporation standard quality of infra and need a
    Secure, nice neighborhood, this township is a very good choice.
    Baner Balewadi will saturate in couple of years and natural progression of Development will move to this area.
    For now there seems no big commercials coming in next 4-5 yrs. No clarity on what kind of Development will take place in the whole township. That is only drawback.

    VTP have built a commercial building in the first phase, which was originally started by Kumar Builders, and booking for shops/offices were done in 2013. It’s 11 years now and the original plan of commercial building underwent changes and new floors were added. But VTP is non committal on giving possession to those who have booked the shops/offices and every time they come up with new excuse to delay the possession. Latest being model code of conduct due to elections. Any idea what is the real cause for delaying the possession?

    Pls provide details about other project of RiverHill Township under Mahalunge. Help with Road conditions, Water Supply and Electricity. Moreover, help us with Central Park and River Front Development of this area as 1KM is being developed by Godrej as per Builder and Godrej River Royal project.
    Lastly, help us to understand by when the State Govt will approve the final Town Planning scheme and all development will be done. New roads proposed and status on them. What is the potential of Commercial project which could come post the Town Planning. How far will be proposed Ring Road from Mahalunge Circle.

    Also the approach road from Baner is day by day becoming congested with increased traffic. Why can’t the concerned authorities first plan the proper approach road while planning new township instead of making people suffer by traveling through narrow roads of old villages existing prior to planning of townships?

    Please create a video discussing Joyville Hadapsar Annex. The possession has been delayed by 6 months, and the maintenance charges have doubled. Initially, for the 2BHK Grand, the maintenance cost was 1.22 lakh, which has now increased to 2.4 lakh. So many false commitment given by @shapoorji pallonji builder

    As this is integrated township, kindly show the location of the SEZ and commercial towers Sector E1 - E6. Also, provide information of the timeline and possession date for IT offices.

      IT offices ka abhi namo nishan nahi hai. First they will exhaust all land parcels in Baner-Balewadi, Wakad, Tathawade for IT office spaces. Don’t expect much traction in Mhalunge for IT offices in near future. Even nearby Hinjawadi Phase 2 & Phase 3 has many vacant land parcels. Govt projected Mhalunge as commercial township but now it is turning out to be messy residential township

      I went for Tathawade, less rates, between BRTS and Bangalore Highway, both roads 6-8 lanes. No electricity was cut. Corporation water.

    VTP Townsquare - First project in the township, but you have not mentioned anything about it. Is there pressure to not reveal LAPSED projects in this township and why builder is unwilling to give possession.
    The main road approach road work maybe government controlled, but this video has not covered the horrible condition of township internal roads leading to belair, school, etc. which should have been created by township first.
    This clownship has no class compared to Magarpatta / Amanora.type places- once houses are sold, they will leave this place struggling for basic issues in water, electricity, road, civic infra.
    Dharavi can also looks good in drone shots, what is expected is the ground view of current infra conditions versus planned.
    Your channel is well known for presenting true facts and complete coverage, hope it continues.

    Hi all, I suggest please at least visit this area as I have now a doubt on the team and I’m not sure why they are NOT promoting west pune and Only promoting east pune. This township is going to be the future, they already started widening the road from Orchid to VTP and Circle to Hinjewadi is already 6 lane with divider. Few roads are in progress from Sus which will merge here on the same road. So please at least visit the area before taking any decision. You are 10 mins away from Mumbai-Bangalore highway from this side (I’m not sure why they started from NICMR in the video) and 10 mins away from Hinjewadi Phase-1 i.e. Persistent and LTI Mindtree from that side. Also, for few buildings in VTP and Godrej hillside 1, people started residing there. Hope this will be helpful. Thanks

      You’re trying to convince yourself nothing else. Mhalunge TP scheme was launched in 2018 by Devendra Fadnavis and soon after that he forgot if something like this exist on ground. I stay in Baner and road from Orchid is tiny road with gaothan around. Road from Mercedes Benz might not complete in next 10 years as well looking at litigations it has. Lot of land parcels are open between so PMC won’t pay attention either. There is no company or tech park in Mhalunge. Its just a deserted island between Hinjawadi and city limits. Travel to Hinjawadi comoanies might be easier but you won’t be able to travel hassle free towards city center looking at narrow roads & huge upcoming population. God bless Mhalunge
