Project Layout Poorly planned, very less amenity or open space, buildings are too claustrophobic. 2. Approach road Access to project is too narrow. Approach road going towards Balewadi high street is being planned but it will take years. Overall feel of location is too bad as there are unorganised construction. Project is next to river, 2019 Jupiter hospital has 2 floors flooded with water, try to compare how far this project vs Jupiter hospital are from river, by that logic Rohan Ekam should be flooded with water in every other rain season. behind the project there is river side road which takes you to Wakad connecting bridge, now this road is dreams of PMC from long long time. 3. Flat Layout Okaish Layout for smaller units but bigger units are too bad they have small rooms, a lot of space wastage. 4. Possibility of appreciation Quoted rate is too much and filled with 3-4 BHK, luxury project supply, Only smaller units possibly 2 BHK or smallest 3BHK are likely to get some appreciation, forget about other units, area is filled with too much supply, Add current payable + 3 Years interest + opportunity cost and likeliness of road work getting completed, builder will be there for next 5-7 yrs, do some math Lets take example of large 3 BHK which is quoted at 179 L 1.75 Cr Flat, AV - 160 approx Current Due (40%) + GST - 64 L STD REG, GST - 11 Total Outgoing - 75 L Interest for 3 years on this amount @7% = 15.5 Also adding possible interest for rest of the 3 yrs as you pay approx = 11 L Total Cost of Ownership = 179 + 15.5 + 11 = 205 L approx Try to sell it to someone after you get possession = 205+ 7% (STD + REG) = 219 L now that's 219-179 = 40L that's 19 % overall, 5-6% CAGR. Normally Properties hardly appreciate at 4-5% hence in a normal scenario if everything goes right you make - approx 15 L Loss In Best case scenario if market goes mad and appreciation is extremely good then @10% then it comes to 162 L (gives you only 13 L as overall appreciation overall 7% over 3 yrs after spending 179 L + Interest + Headaches dealing with builder)

“Builder theek hai..?!” How can you say this without reviewing the builder sirjee..? Visit Rohan Ananta or Rohan Abhilasha.. worst ever projects by Rohan.. it has lost all its credibility. Also such project reviews doesn’t prove any point. You are not channel partner or broker. Better start the series where in you visit & review different societies around Pune with owners of the flats. That will help build a report of the builder with regards construction quality, amenities etc.
