    Japan's renting system is pretty similar to Australia, speaking from New South Wales, not sure if other states are similar. We have deposits we pay, which is usually 4 weeks rent +2 in advanced, and if you damage the house or anything, the deposit will cover it. Although, my parents always got their deposits back because we fixed everything. And then pets, pets are so strict here, like most houses will not accept any dogs or cats, doesn't matter how clean you are or anything. Sometimes my parents have lied on applications saying we don't have any just to get the house.

      +soohyunq Queensland in Australia (different state guys) is exactly the same :p
      It seems like a pretty solid system without any flaws if you ask me, the only thing I could debate about is how strict they are on pets. I guess if I owned a house and I was renting it out I wouldn't want animals ruining the place, so I can see where their coming from in a sense.

      +soohyunq Same goes for Melbourne!!! Accept for the pet one. Melbournians who rent out houses are more kinder for that situation, but not so much for apartments..

      +soohyunq It's similar here in Chile, you pay a deposit (1 month) that covers any damage. Pets are not strict but there are some places that don't accept dogs, cats are usually OK.

      +soohyunq Pretty identical to how its done here in the U.S.A. Deposits tend to be first, last and damage. So if you are renting and the Monthly rent is $1000 then you would need to pay the landlord $3000, however you would only get back the "damage" portion of the deposit, assuming you've not wrecked the place. As for pets most charge a monthly pet fee, plus an extra deposit. There are some places that unless its a service animal they wont rent to people with pets. As for kids, only special 65+ housing can deny renters based on having children.

    In England there are cases when the family is still living/present in the house while somebody is viewing it. Once, while i was with my family checking out houses, we went into one for viewing and well the family started a full blown fight, it was sooo funny. From the looks of it, it started because they couldn't find the remote and they started suspecting everyone, in the end we didn't chose that house but we did stay around to watch the fight develop...so...not fully wasted.

    so renting in Japan is exactly like renting in Scandinavia! :D
    pro tip if you haven't already, DOCUMENT EVERYTHING!!!!!! take pictures of absolutely everything!!
    I've gotten scammed out of my deposit money before because the landlord claimed i did damage to the apartment when i didn't -.-
    so yeh, don't be like me!

      Ditto on the US, last landlord was a crook! Some are really awesome (my previous landlady was so freaking incredible! ) and some are snake oil salesmen.

    I really like the video format, raw footage of you doing stuff etc, inter spliced with bits of you guys sitting down and talking about it, or explaining something that maybe wasnt mentioned or isnt so clear, and then back to 'raw' footage. nice stuff, really pleasant to watch

    In Poland we also give a deposit of 1-3 times the monthly rent cost but you get it back when you're moving away unless you've destroyed something - than the owner keeps part of it to cover the cost.
    And all the questions - these are pretty common ones I imagined everywhere! Some flats don't allow pets at all (like my last flat), some are negotiable (like my current one) - the owners don't want to risk destruction. Same with kids plus there's a law here which states that if you get kids the owner can't evict you even if you don't pay, destroy the flat and is a horrible neighbour!
    The instrument question was pretty strange though :) you normally just have to keep quiet after 10 o'clock at night.

      +Dagmara K But yes, it's common for people to come look at your place before you've left it. The owners want the bussiness going! Thankfully my previous landlords usually gave me notice beforehand so that I coould conveniently go out for groceries for example :)

    The Tatami rooms are nice, but be warned....they will get hella moldy if you're not careful in the summer. You have to air out the panels every now-and-then to ensure that mold doesn't develop, but you don't have to worry about that until the humid summer months.

    My apartment just flat out said "No pets. No piano." Basically the two things I NEED in my life.
    Good thing keyboards have headphones and my cat is quiet.

      Tsk Tsk. Shiga is near Kyoto. I'm about ten minutes away from Kyoto, in Otsu, right on the shores of Lake Biwa, Japan's largest lake. It's a REALLY awesome place. I work at the city hall for tourism stuff so if you guise ever came this way I could hook you up with all the cool stuff :)

    +Simon and Martina In the US depending on how prestigious the building is you might have to do extensive interviews with the apartment chairs. When my mom was trying to find an apartment a while back in this really nice apartment building she was asked all types of invasive questions: if she played instruments, if my siblings and I would be visiting her(we are all adults), detailed info about her job, and they even asked about her divorce! She didn't end up getting the apartment(nor did she want it at that point) but it is still sitting empty since the the chairs keep turning people down.

      +TheRealSala No, it was actually a different one that we didn't show in this video. Its walls were covered in shelving that couldn't be removed, but all of the shelving was really small and tight. I think it might have been just for collectables? I don't know...

    About bath tub thing, because you'd been to small houses that have no rooms for bath tub in Korea when you had no money. And you made big money in Korea so that now you've been to bigger houses in Japan. that's why they differ. Such big houses in Korea have bath tub for sure, and better neighbor environment

      Actually even the chapest apartments that have their toilet and bathroom combined have a bath thube :D Its just something everyone from Japan needs...

      brea seroto Nah no, I think house in Seoul more expensive than Tokyo. Rent house you need "key money" $10.000 above. (You didn't have a bath up for that) it's just a apartement. How about a house? So yeah, is not cheap at all.

    We do the deposit system in New Zealand. But its more than likely you do get it back in the end.

      +E - Paige Yeah it's a basic bond. So you give them 3-4 weeks rent in advance plus some then when you leave generally you get your money back if you haven't destroyed anything in the house.

      +E - Paige I think because Japan uses monthly rent, everything else is done monthly in line with it, which really sucks for agent's fee (1 month vs 1 week). It hurt my pocket when I moved to Tokyo. Literally spent less than 2 days with the agent and had to cough up close to NZ$900 for the agent fee alone.

      Ah cool! Good luck! I feel like a lot will depend where you move to and how much time you have to shop around because you can find deals where they're doing no agent's fee, and some places don't require key money which makes a huge difference. Unfortunately I had to pick something very quickly so my apartment is quite expensive. Plus had pretty much all the extra costs.
      My apartment (in Tokyo) cost 1 month key money, 1 month agent fee, 1 month deposit (half of which will be deducted when I move out for cleaning fee), pro-rata first month in advance, antibacterial fee, and lock change fee to move in. I think it added up to the handsome sum of about $3000 of which most I will never see again (and remember, this is an empty apartment that still has to be furnished)... 2 weeks later my next lot of monthly rent was due. X_x The only fee I didn't have to pay was guarantor fee.
      Not trying to scare you off it, but be prepared and shop around before you commit!

      +Kathryn aka KitKat Rachel and Jun lives in Nagoya and Simon and Martina lives in Tokyo (Kichijoji). By train (Shinkansen) it takes about 100minutes to get there.

      +Christer Markusson Yeah, also if you're not including walking to each others places, Rachel and Jun not meeting them there, etc. it could be about 2 hours and 20 minutes as I believe Rachel and Jun are 20-ish minutes from the closest station to them and Simon and Martina are about 20 minutes from the closest station to them by walking!

    20 mins walk isn't far... except in summer. Then it's hell. I lived for 2 weeks last summer in a place about 20-25 mins from the station and it was torture. :( That being said, you guys can probs do some work at home and opt out of the heat!

    I read the blog and I have a question about the guarantor. If my mother were to live in California and I would be over there in Japan do you think ot would work? Or does someone like a parent, cousin, relative actually have to be in Japan? & What if I do not have a guarantor would they still let me rent?

      You can hire a Japanese company to be your guarantor. It won't work with your mom in California.

    Thought of a way you can mount your desired light weight things to the wall without making holes, or damaging the walls. Use command strips. Just make sure you stick the right side of the pull tape to the wall. I use them and love them..I hope you guys get to read this before any mounting happens..Congrats with your new home.

    Buy a bicycle. most Japanese use a bicycle (mama-chari) for the traffic tool between the house and the station. it needs a bicycle in tokyo. it is so cheep.
    Japan is different from south korea. you would notice Japan is a bicycle socirty. your activities are spread

      +ThatGurlGrace J They did kind of mention him at the start. Martina mentioned rubbing her face on the house and that's what cats do to say "This is mind.".
      Also dogs tend to make more noise in Japan then cats so more then likely he wasn't to big of an issue.
      Besides do we really think they would forget Meemer with how freaking in love with him Simon is? Man Warrior could never leave his mighty kitty.

    Congrats on the new place!! I live in Missouri. We recently moved and when we looked we had a realtor/landlord lady show us the different places she owned in different price points. Some places we looked at were move in ready. Some still have people living in them. But the realtor lady gave them a heads up that we were coming so they wouldn't be there when we showed up. It was a interesting experience considering I had never apartment hunted before.

      +Hunter Cowing I'm not totally sure because we've heard different things: one is that Japanese buildings tend to be very cold and drafty, so closing it at night would lead to more insulation. We've seen some of our neighbours pull theirs down every night even though they already have curtains, so it isn't for keeping out the light or peeping toms. We were also told you pull them down and lock them up if you travel for extra security.

      +Hunter Cowing I have a theory! I live in Japan too (but in Okinawa) and my guess is it's quite possibly for typhoon conditions. If a typhoon rolls through it gets super, super windy and a lot of places have shutters or extra reinforced glass for that reason. :)

      +Hunter Cowing +Simon and Martina They're actually hurricane/ storm shutters. I live in Yokosuka and my house has them as well, but the first time I'd ever seen them was the Florida Keys. A lot of the houses there had them, too. Although Japan is big, people tend forget that it is essentially still an island, so there's a hurricane season that these shutters are specifically for. They also double as great security measures as well like Triss mentioned. I put mine down often.

    Is the construction quality in Japan a lot better? Even when we were the first people to move into our building in Korea, the construction was so shoddy it may as well have been used. >.< That's been our experience with all 4 places we've had here!!

    Do you think Foreigners (Non Japanese Citizen) can buy a property in Japan? In the US and Canada and Australia, The foreigners can snap the properties like crazy, that's why there's a housing bubble in those countries.

    Congrats, guys! I remember I was doing some apartment hunting in Ottawa and I happened to come around a place that had the whackiest layout. There were a total of 6 floors! First there was an entrance floor with two sets of stairs that u see as soon u enter. One led down to the basement. The other led to the living room and backyard. Another floor up you have the kitchen, dining, first bathroom and laundry. Another floor up you have only one bedroom. Then the final one had the second bathroom and master bedroom. It was so strange.

    The housing agreements that you explained is very similar here in NZ; you pay nearly four months in rent which counts towards your deposit which is used for repairs and such. So when you leave you receive the deposit back minus what ever costs to any damages you may of caused.

    Life tip in the US moment: I'm going through the rental process in the US and the number one thing if you're renting and have a dog - you have a golden retriever mix and the dog is under 60lbs. Always say this. In truth, I have no idea what the breed of my dog is - he's a mutt. But just to get in the door - Golden Retriever. Every time. I feel bad for our neighbors - we live in an area where pitbull fighting is common and they have a rescued pitbull mix. Besides our apartment building, I don't know where else they can rent in this city.

    Adult only buildings ask you if you have kids. I live in an adult only building, so there's no families here just single adults or couples. I live in Alberta now. When I grew up in Massachusetts, they would ask my mom if she had kids and they wouldn't rent to us because she had teenagers. So yea people say no to people with kids lol A lot actually.

      Yeah I was going to say that most places won't ask you if you have children if you're renting in Canada, but there are adult-only apartments/complexes that won't allow them.
