    Even in the ghost malls in the states, i don't understand why they just don't turn the upper levels to cheap offices, coworking space, small makers/startup space, libraries, etc

      @@LauBuk wework failed because they picked the most expensive spaces in the most prime area. These suburb malls are not prime because they are ghost malls. Leasing them out cheap for a couple years and bringing in work traffic will overall be a benefit to the other stores

      But not going back to do a follow up
      Just like these days with the Chinese clampdown on their overheated real estate. The narrative is the country is about to collapse
      When the reality is 70% of the Chinese buying real estate in their cities were buying their 2nd and 3rd homes by 2018
      The real issue being Property Developers were building too many higher end homes and not enough affordable homes for a few hundred million rural Chinese folks are still expected to migrate to the cities

    If the 1st floor has filled with shops, I don't think it's fair to call it a 'Ghost Mall'.
    China's urbanization is just over 60%, below 70%. For developed countries the urbanization rate is usually 85% or more. So I believe one day someone will revive this mall when nearby area gets more development due to more residents moving into this region.

    Not only in Dongguan, China, many countries are experiencing the same thing, for example in Beverly Hills, Los Angeles. The mall is quiet then becomes busy again, well that's the cycle and they will be active again, maybe with the new things.....

    YouPoMian (油泼面), hand-pulled noodles topped with sizzling oil together with ground chili pepper and chopped up green onions are veey famous in northern China where wheat is grown, as opposed to southern China rice is grown.

    As a Chinese, be fair we really have ghost malls, but some are successful renovate after years and reborn and some forever ending, but the media only report the ended one.

    Maybe they could convert some to apartments with fancy decor like having huge unusual windows and doors. Maybe convert some to studios. If the guy still has the money build a rail system to the big transportation hub.

    China is going through some painful transmission. Again, China is huge. It may take a while to fix everything. However, it is just matter of time to solve those problems because they are CHINESE.

    location, location, location. China is too convenient compared to 10 years ago, and malls (esp big malls) are dieing worldwide. I think China is doing very good keeping malls alive but still some have to be gone in competition.

    Malls all over the U.S. are closing down in massive numbers. Malls are so yesterday. Actually most of the commercial buildings are either vacant as well. It’s a huge mess in the U.S. real estate market

      Malls in the US are closing because people do their shopping by internet stores. Chinese people are simply impoverished. Also, people do their work at home by computers and why there are a lot of office space in the US.

    Interesting video it is! Maybe there is no waste if they can turn it to an office or coworking spaces, apartment blocks, or even a studio. Although this will depend on their location as well. Not familiar with Dongguan but I think every city in China has it's own strengths and specialties. Maybe they can consider it as part of their marketing plan.     ✨It will come back strong, unlike the Billion-Dollar mall in New York City that recently had to close after only ten years because of massive crime. Fulton Center, New York's most expensive mall.....😥 By the way, you two look great. 🙂

      What do you expect from New York, a city run by very soft-on-crime politicians. Fortunately, most the US is not like NYC and the malls are doing fine. I'm guessing actually arresting shoplifters has something to do with that.

    if I were management, I would just convert some of the retail space to cheap offices and shared spaces. as well as target most specialty shop. this is what some of the less successful shopping center in Singapore did.

      Because you don't know the history here, it used to be the top three factory areas in China, with 10 million people working here at its peak, a large number of young people entering here, bringing more economic vitality, but also giving rise to more consumption, in addition to daily life, the pornography industry here is very developed, even more developed than Europe and the United States. This has led to violence and human trafficking, so the Chinese government has selectively shut down some factories and cracked down on the sex industry, which has led to the outflow of people here. Now, many of the facilities here have been abandoned in the absence of the population.

    It wat just a wrong business plan. Dongguan is hub for manufacturing which used to attract a lot of non-local migrant workers. Since those low value added manufacturing are moving from China to human cost cheaper Southeast Asia. The population of Dongguan is shrinking. How could you expect to run a huge shopping mall successfully if the city's population is shrinking?

    Looks pretty empty to me. But malls are an outdated commercial concept anyway, they're failing globally. It would be great to see real estate like these repurposed and utilized.

      Malls are still very popular in China but mainly for food and to hang I don't think many people shop for items in them as it is so convenient to buy online. I really hope they can do something with the space.

    很多外国博主拍摄中国题材视频的角度和思路很窄的。不知道他们是为了迎合国外观众的固化思维,还是为了拿华人观众的流量。也或许他们真的就是没什么见识吧🤣,这样也挺好。其实中国有很多新奇的事物是国外没有的,很多新兴的产业、新的赛道,工业,农业,科技,服务业、军事,民生领域都有。更不用说文化方面了。看多了觉得他们真的没啥文化🤭。

    not only malls, street shops also ghosting all over in china today! No money to spend also most doing online now. China is in serious deflation, very low consumption, unwilling to spend due to lost confidence & very bad economy condition, no jobs, no income, property crash, debt surge & bankrupt everywhere!
