If you have contractor it's more expensive I guess.They are taking another 30% from the total cost of the house. We are in the process of building our retirement/ nursing / vacation house for the family in Pangasinan. We started almost 2 months now just the structures it will cost 2M.5 br 5 washroom all in suite 1 powder room 2 cars garage in 420 square meters lot inheritance from my grandma.Hired a Foreman for 600 pesos/ day, 500.00 pesos carpenters & laborers 400 pesos. We only provide them 1 snack in the morning. No lunch & snack in the afternoon pretty good deal.We purchase materials on our own. Everything are so expensive since the war started in Ukraine/ Russia. My husband took a 6 weeks vacay from work who is a licenced Civil Engr.in the Phil. went home to start the foundation. He's just supervising now from video calls. Estimated cost around 6-7M probably. Can't go wrong with that. Houses now in Canada are over Millions. Our pensions from Cnd. will give us a very comfortable life in the Phil. Simple and extraordinary. Just sharing our experiences as well. Good luck to your future home in La Union.
We spent 4.5m building our place which is 200sqm in QC back in 2008! Land extra. I assume higher labour costs and the fact we over engineered the place, so it will never fall down! Very hard at least at the time to find decent quality for finishing work, so we did the best we could at the time. I recently found a great kitchen builder called Krivenzo Modular Cabinets and Design who do excellent work. I want to redo our kitchen and bathrooms at some point in the future. Check them out. Property Club yt channel used them for their recent build in Subic.

Thats a reasonable price for that property even though its sitting in the middle of a neighborhood.
