    Why should landlords let you rent the place + make money with it, when they could just have private tenants and make the same money with lease?

      Guaranteed rent is one reason.

      @@romeothehavanese thanks for the answer. I come from Europe where guaranteed rent isn’t really a problem, bc people will pay on time to keep their place.
      Is there any other strong reason?

    How can I get in touch with the landlords? Most of rental listings are through listing agents or property management companies. When I asked about Sublet policies of the properties, most of them said NO SUBLET ALLOWED or not even sure themselves. And they are not allowed to share landlord's contact info.

    Thanks for these videos Julian. I have a 5plex (five 1 bedroom 1 bath, apartments) in Saint Petersburg FL under contract and I am planning on gutting and remodeling each apartment in the next 6 months and rent them out for passive income. How can I find people looking to arbitrage apartments for STR? I would be willing to explore leasing the entire property to someone looking to do arbitrage in the area for traveling nurses, executives or business people looking for temporary housing in the area. Please advise.
