Excellent video. I've struggled to figure out what's real on airdna. The data is valuable, but stale data and projection data thrives as well. Nice work.
Hey great content! Can i just ask.. let’s say we have two 3 bed, 2 bath properties. They both have similar revenue….But one has 75% occupancy with a lower day rate and one has 40% occupancy with a higher day rate and they both look similar in presentation and both properties in Austin. ……what metrics would we then research to find where our Austin 3 bed, 2 bath property would sit as far as a day rate goes? I mean obviously there are more desirable areas of Austin but even so, you need to know whether the day rate is too high or the area is not as popular..
Great content, I love Airdna. Isn't "Days Available" how many days the host had their calendar open/not blocked as opposed to "how many days Airdna has been tracking the propoerty" as you mentioned?
Careful with days available filter. Airdna has a glitch where the filter that goes up to 365 doesn’t include properties available 366 days in the last year due to leap year. I submitted a ticket with airdna and they logged it as a bug and plan to fix it. You don’t want to filter out the properties available 366 days.
What I would love to know is how to get an idea of the value of a "unique" property (e.g. glamping), especially if there aren't that many in the area. How many comps does it take?
Airbnbs were a dumb idea to begin with. Real estate is way too overpriced to have any ROI. Then you have to deal with local municipalities changing the rules. Increases in taxes and insurance. 3rd party vendors. Way too many fingers in a very small pie.
Not trolling. Genuinely want to know as it’s a HOT (no pun intended) in Austin. He never speaks to it when going over his numbers so I wonder if he’s operating illegally in Austin. Most hosts are. It’s a simple question. Not sure why he hasn’t responded,
@@Shogufazzz Right, but he never factors this into his numbers. 11% is huge and so is the annual permit fee. I also don't see his license number in his listing and it's required.
It's not sponsored lol. Affiliates and sponsorships are two different things. Is there a reason you feel I can't make money from affiliates on the 100% free content I provide to you? Genuine question here. I have affiliate links for every single provider I mentioned. But I choose AirDNA because it's the platform I actually use and trust.
@@Robuilt just found the vernacular humorous and the timing of shouting out affiliate link in close proximity to paint a picture of sharing the website without any ulterior motives. Obviously making money is the end goal for all in REI. Pushing the website with affiliate link is churning extra income. Sponsorship or not, shilling the link to drive traffic for more income is a form of sponsorship. Sure no lump some from a single YT sponsored video. It just comes down to semantics. No hard feelings here.
Hey! I'm the data guy Rob mentioned! Thank you for the shout out!!
Do you provide coaching regarding data?
Yeah Rob, please do another follow up video!!!
yes please make the other video. thanks for these usful information!!!
I need part 2 !!!!
Thanks you !!!
More please Rob! It’s so helpful 🎉
Awesome stuff! Failure of Airbnbs are often due to incorrect analysis, not market oversaturation.
Please continue the analysis. Very important to show us how to figure out cost, especially Airbnb related costs
So helpful, please do the part 2!! Also super curious to hear your thoughts on the Smokey mountain market in 2024!
Thank you for not chasing the algorithm and giving us something very useful. Much appreciated.
A lot of value in this video. Thanks Rob!
Rob!!! This video is great! I learned so much! Thank you
A part two would be awesome, but I'd like to see the other data services you use too.
Amazing video! You’re the best for creating this during a wedding 👏👏👏
Thanks Rob! This video was really helpful. Just getting into airbnb and trying to figure this all out
Excellent video. I've struggled to figure out what's real on airdna. The data is valuable, but stale data and projection data thrives as well. Nice work.
Tons of value in this thank you!!
This was a very useful video. I would make a playlist, "How to start STR in 2024"
Awesome video man, let's see that part 2!
Awesome video!🔥 Keep it going!👍🏻
I like this! Please do a part 2 🤗
At 13:04 Rob makes a Seal noise!

Please post a follow up great topic Rob!! 🙏
We need more! Part 2 pleeease
Way better video this time Roberto.

Could you do a video where you apply this to real properties on the market and see if a deal would make sense?
Do these numbers include the cleaning fee in the annual revenue?
Great info Rob!
Waiting for the part 2!
How would you go about analyzing a market with 0 listings in it? Do you use nearby markets to extrapolate data or do you use different techniques?
Great video!
Hey Rob! thanks for this valuable info. Does airdna have data for worldwide locations or is it just USA?
Great video thanks!
Very cool info! 😎👍
Yes love this content
Part 2 please
Love the video but wondering how many time you can say extrapolating:)
AirDna has never shown my properties accurately and I have multiple properties. They show them completely different on VRBO and Airbnb too.
can you elaborate on that? Do they show more or less or what is it that they are not accurate on?
Yes do part 100
You look so handsome, Mr. Rob! Look at you all fancy pants in a suit. 😁
Tell me more Rob!

I agree or a ranch. I would like to list my ranch north of Houston but need more data.
how do you remove a single bad comp from your list of comps?
Part2!!
would you list a duplex as a house or apartment?
apartment
I’ve never heard the word extrapolate used so many times in such a short amount of time 😂
Extrapolate.
Would you prefer he hypothesize the information that would foretell, guess, or theorize a duducement, or just make an assumption?
You are a hotelier now
Airbnbs were a dumb idea to begin with. Real estate is way too overpriced to have any ROI. Then you have to deal with local municipalities changing the rules. Increases in taxes and insurance. 3rd party vendors. Way too many fingers in a very small pie.
there is a difference between revenue potential and actual revenue 😂
Rob, are your Austin, TX listings licensed? Were you able to get a str license in Austin? Are you paying the 11% Austin hotel occupancy tax?
Trolling huh
Not trolling. Genuinely want to know as it’s a HOT (no pun intended) in Austin. He never speaks to it when going over his numbers so I wonder if he’s operating illegally in Austin. Most hosts are.

@@johnjohnjohnjon394I doubt he’d be doing that 🤔 it would be risky to make all these UA-cam videos

How about you don't buy it and get a job
Says this isn't sponsored by airDNA... subsequently puts an affiliate link 10 seconds later.....
WHO CARES IF THIS METHOD SAVES YOU A TON OF MONEY
