    Upstate NY. 32x40x12 built June 2021. $30,000 for structure with 2 -10x10 insulated garage doors, 1 man door and 2 windows. Concrete 5" $5700. 3" closed cell spray foam walls and roof $9200. still working on OSB walls inside. luckily got when OSB was $14 sheet now $48 sheet. Have all materials to finish. Completed underground electric and barn wiring self. All in approximately $51,000

      That is super cheap. That pole barn with that much work in N.C. would be over $78,000. That's me doing all electric. Spray foam alone would be $15,000 and concrete 5" would be $10,000. Building and grading would be $55,000. Total $80,000.00 Guess things are cheaper in Upstate NY.

    We built a 40x60 x14 pole barn last year. Additional items that I badly underestimated were utilities. We were too far from the nearest utility service so had to add $$$. The County Health department had to spec and approve an all new septic system because it wasn't near another hookup... more $$$. And then there was the water well, which (after my cost induced coma from the other items) actually was not that bad. Adding in all the concrete work gave my wife lifetime shopping privileges because I got "the barn".

    • @shiftnsix
      @shiftnsix 2 роки тому +4

      In the middle stages of our 40X60X16 and I can reaffirm everything you said. The utilities add up in a hurry leading to a "cost indued coma".

      AMEN to the added cost of infrastructure building. I also plumbed in propane to our shop. All total for electrical, gas, well, septic, and propane was about $84K extra, and that was just getting electrical to my property. Luckily, I became a UA-cam expert and wired my entire shop to save money and even passed inspection with flying colors. 🤣😂

    Thats a good price for the rise in materials. I had mine built last year and quoted earlier in year. Mine was $72,034 for a 80'x50'x14'h + 15'x40' leanto off back in same colors but I got charcoal wainscoating, went with 8x8 posts and 26g metal as i am doing a Barndo here in eastern TN. I also had 12 extra 8x8 inside posts and (2) 12'hx16'w Garage door openings, (3) 12'h x 8'w Garage door openings, a 60x80 backdoor opening and a single man door. I Built one of these myself and it took me almost 3 years solo. I would like to know your total cost though. The costs after the structure is up. Concrete floor. 5" in your weather I would imagine. Plumbing-sewer-water etc. Electricity, Wiring the entire building with sockets, lights, fans. etc. 120v and 240v (including power poles etc.) insulation, drywall... etc, etc. etc. My building (about the same size) was close to $50k plus 10K for concrete and the rest, electrical, plumbing, insulation, drywall, trim and also the entire floor covered in an epoxy finish.. total cost was a bit over $100K. This included creating a She Shed for my wife at one end, the last 24".

    What a beautiful building! I built a 36' x 48' with 12' side wall post frame mostly by myself last year, and am still insulating, running propane lines, etc. on the inside. We went with a black roof, wainscot and doors with barn red. You are correct about the colors. A lot more black and dark blue buildings are going up in the countryside these days! I wish we could have built as big as you did, but we are up on a ridge above the Mississippi River, and had to install a 10k concrete block retaining wall just to get as big as we did 🥴 Fitting out the interior is costing a fortune - especially wit prices going thru the roof like they are, but we are saving big bucks by doing almost all the work ourselves. 😊

    I'm glad you felt comfortable enough to share this information. I find it very interesting the differences in materials and costs as opposed to the projects I design and build in Texas. Your barn is very comparable in price and size to a project I'm just finishing up....but our metal is very different. Here, the screw-down panels are typically 28ga for the cheapest up to 22ga for the most expensive, with 26ga being typical thickness (24ga for standing seam being typical). The thicknesses you are using would be considered way out of the norm...which is a curious but major difference. Obviously your builder appears to have done a very good job. Congrats and keep up the good work.

    In Ravalli county Montana a 30' x 40' X 10' pole barn with inside 4" slab, one 16' x 8' garage door, 3' one man door, one 4' window, no vapor barrier is $40,500.00. This price did not include the dirt work, that was an additional $3,500.00 and had to find my own contractor for this. I had to cut into uphill side, about 6' cut on high side then slope and drainage ditches and was left with flat gravel pad. This would class as a basic build. Was built by MQS.

    Choosing a contractor with GOOD REFERENCES is so important, too! We chose to hire out a 20x44 pole barn, thinking it would be much faster to have it done by someone else. Work started in September 2021, and we are STILL waiting for the barn to be finished! Our contractor and his crew has worked on it about one day a month, if that. A project that should have taken two weeks maximum is now going on 7 months…. (Only a little bit more siding, trim, and the garage door needs to go in….) He’s an honest guy. We know he’ll finish, but we’ve learned our lesson and will definitely check references before signing a contract again…..

    I would say you got a good deal. I just built a 30 X 40 shop. And spent around 35k including concrete. I have around 5k in labor 12k in concrete and dirt work. I hired my own helpers and built it myself. Oh and I am waiting on doors also.

    your kids are very lucky. you are industrious! if you have the money to expand your farm and you enjoy the work, why not? you have a great attitude about being a steward of the earth, so i'm happy for you. the one thing i would be upset about would be if you had cats and dogs free roaming without being fixed ... i have too many cats because so many need homes. I thought I could adopt them out myself and become a cat rescue, but I got too attached. they'd love your pole barn. might get too cold in the winter for them though. sorry for rambling, i'm having a rough week.

    Whoa, whoa...whit a minute. Did you consider the fact that different colors react differently in the seasons? Black is going to soak up heat. What are you doing with that heat? White would reflect heat. When it rains, it will splash up on the walls and crate an obvious stain on black. Is that an issue? Smart to do your own electrical, looks like nice work. Is there a plan to ad solar later. Return on Investment can take a while.
