    Will's points are spot on, two that directly impacted me were well depth and winter access.
    I purchased 35 acres in Wyoming and I did know before buying that well depths in that area were averaging 600 to 800 ft, but my property is on a hill about 300 ft from the valley floor so my closest neighbor said he had to drill 1000 ft.
    That's a 30,000 investment, and that's on the low end, Google average cost per foot of drilling in Wy was 30 to 50 per ft.
    As for access there is one resident that has a tractor so he does plow the very steep road that goes from our homes down to the county maintained road.
    But my truck is not 4 x 4 so I could not access this winter starting about mid October.
    I tried a few times with no success, and on my last attempt almost lost my truck due to it sliding on the ICE that had built up on the road. The truck slid 100 yards down the road with two ways to go, to the right side it would come to rest against the upward slope of the hill, if it went to the left, it was going for a 150 ft near straight drop to the bottom.
    I was lucky and it went towards the right.
    Will your wise words of advice are always appreciated.

    Excellent tips on considering rural land outside of subdivision. Fire service district and wildfire potential? Water rights for irrigation? Depth of nearby wells? Winter snow plowing? Potential noise pollution sources like airport, industrial development, etc. ? Perc soil test for septic system?

    I live in Texas on 5 acres of land. I'll take your 3 months summer over my 10 month summer any day! Joking aside, we hope to visit Montana during the best and worst (hottest and coldest maybe?) times of the year. Do you have any suggestion on when those might be? Love your videos!

      Hottest is July and August. Coldest is generally December.

    Buying land can be a great investment. But in Montana, it's a billionaires game haha. My grandpa was born in the St. Ignacious hospital near the flathead reservation. I went through Montana a few times to get to Wyoming to see family. Very beautiful. I actually could see myself living there. But alas, we are trying to stick it out in commie country. At least for a bit longer.

      You are correct in past and present. BUT.... if you look into NESARA and the history of ( easily found on internet), you will see that there is an unprecedented drastic changes towards the positive for humanity ,including in finances. Most people do not want to research and want the TV to inform them. If you are one of those ( and I am not saying that you are, but it is the majority) then just sit back and wait and you will see,

      I am in SD too... son moved to Great Falls after 6yrs Navy (med sep). Grad fr MU. Now works ambulance and ER to make ends meet. Prices were good until C19. I am a REALTOR, was working with rentals but retiring. Montana is extremely cold. I was a skier...but alas, no more. Grocery delivery is probably a huge help. Love all the water there. I've been invited to move...hmmm

      I grew up south of the Chinook/ Harlem area. It do get cold there. None of our kids live in Montana so chizbut. I always consider that home. My great grandfather homesteaded there. I guess I need to make a trip back before I can’t drive anymore.😵‍💫

    Hi...I really like the information that you share in these videos, I am looking for something off grid up in the eureka area. I have 4x4 so access isnt too much of an issue. Are there any certain regulations that I need to adhere to when building an off grid cabin?

      If you are planning indoor plumbing I would check into the septic regulations in your area.

    IN MONTANA YOUR 1ST QUESTION SHOULD BE ' IS THERE ANY WATER OR WELL ON THIS PROPERTY' !!!! SOME PEOPLE HAVE PURCHASED LAND & FIND OUT THEY CAN'T BUILD BECAUSE ' NO WATER ' !!!!!

    I didn't make any of those 5 mistakes. He is not wrong about location. California, Arizona, new Mexico and Texas don't expect you can buy land top of a mountain and live year round here. You also need to follow laws and get permits. Water well is between 20k and 50k now a days. You need water here! We are also a red state and we love it that way. Everybody is nice to a point. Respect others. Be prepared to pay for solar and wind you need both. You need 40k for those kits.

      You forgot about the price of putting in a road to your house if you want it back off the edge of the main road. $$$ And assuming you don’t have to purchase a power pole and a transformer for electricity.
