For what it's worth. My retired girlfriend and I (both Republicans) took a 4-week road trip out West from Maryland a few months ago. We had done a lot of research on some Midwest/Western states and wanted to check out the lay of the land,.. and have some perspective on these areas as possible retirement states. We spent time in Iowa, North and South Dakota, Wyoming,...and the Eastern side of Montana.I knew before we left that we had absolutely no chance of affording anything on the western side,...competing with California millionaires,....or getting caught up in the Yellowstone area hysteria. Still,...we enjoyed the eastern side for a few days (including The Little Bighorn Battlefield).
I can tell you this I grew up farming north of Billings -- eastern Montana has some of the if not the finest sunrises and sunsets, the world has to offer- Ian Tyson, the gift listen to that song it ain’t no joke
I'm originally from Maryland also. I've been here in the Missoula area of Montana for 2 years. We STILL are renting, just cannot afford a decent house!!! The houses for sale here, even the cheapest ones, ARE VERY VERY OLD & NEED A LOT OF WORK! We just can't afford it. Yeah, stay on the Eastern side, folks!! (unless you're rich)
I was born and raised in the Flathead Valley, I’d love to be able to go home again. But sadly the housing costs are just too outrageous. We’ve been living on the East Side of the State for many years, there’s a great sense of community in the smaller towns that you just can’t beat. Winters are much more severe so that’s a consideration too.
I retired in 2017 and we moved to the Hamilton area from Portland in 2018 and a never looked back. We were lucky to be early in the up-tick out here. One thing about Montana is evrything has cycles. You have to be ready for the weather, we leave most winters of 6 or 8 weeks. Not really snowbirds but like to skip January.
The real-estate companies are all in with the local municipalities in regards to escalating the prices for homes . The higher the prices in Whitefish , Kalispell, flathead , Big Sky , Missoula, Bozeman etc the higher the property taxable revenue . You conveniently leave that information off and taxes are outrageous in these areas.
Bought my house in Belgrade in 2015 for 215,000 it is now worth 520,000 - absolutely mind bending but if I did sell it, where in the hell could I go?… of the 5900 people that moved here in 23 I think 5400 of them came to Gallatin County.

Montana has been subject to some pretty extreme price fluctuations . 2015 being one of them. The good thing...If you live in Montana....you live in Montana...and that is a great thing. Those of us that don't live in Montana....it sucks.

Got held up at gun point in cut bank in 1995. Got run off the road just south of glacier that year. Never been back.

There’s crazies here too in the larger cities. Missoula, Bozeman etc. Stay away from the liberal areas and you will be very happy.

Taxes are really high in Montana, I lived there 25 years ago, enjoyed it but ended up moving to West Virginia.
