    This is the first home design I've seen of HuaHin homes with sensible simple amenities like retractable screens, a real accessible laundry room and guestroom/bathroom layout!! These are the details that make the difference! You guys will be my first stop on the list for when we make the move

    Excellent video. Well produced. It was easy to follow, and the video went by quickly. I recommend - next time - having a wrap at the end or beginning. Point out all the pluses to property, underground power grid, Solar Panels, and custom houses. Please point out the minuses, such as it will take you 20 minutes to get to the town center, no auto sprinkler system, etc. Overall, Josh, great job....we need more of these videos.

      If you saw the property I think you’d be swayed to change your mind on the value vs the cost but it’s all about preference and requirements. The attention to detail on everything was 10/10

    Nice House-but I wouldn't touch it with a 10 ft pole-as a builder in 5 states in the US- the home looks fine-they did a good job-the main problem is the average wage in Thailand is at best 33,000 in the big cities -with that said I would guess the yearly wage in this area is in the 20,000 mark-so who other that expats are going to buy this-it sure won't be someone from Thailand -and if you have to sell for emergency-and the builder has other homes for sale-they buy the new one 1 st- it could be years before you can sell and it will be at a far lower price, because builders can adjust their prices to make sure they sell 1 st-I also seen homes like this that rent for 1000-1500 a month-which is far cheaper than buying it-and you can move any time you need to-I would strongly suggest never buying in that area-Rent only-unless its oceanfront and if its under 100k =because you can rent it for about 600-1000 to break even -which isn't great breaking even

      Always enjoy a good laugh when a monkey gets in front of a keyboard. You really have just listed the most ignorant piece I have seen in my 35 years investing in real estate in the region. Thailand wages have nothing to do with these homes. They are bought by non Thais. And your rental comments are hilarious. Now get back in the tree and eat another banana

      Thanks Pete! It depends on convenience vs comfort/ value.
      There’s a great coach that goes from BKK airport to the center of HH for around 300 baht per person, it’s spacious and comfy enough but it’s not a taxi. After a long haul I’d probably book a taxi tbh, these are the last guys I used to go from DONSAK pier (Koh samui) to HH, they provided a very good service and will go from BKK to HH too 👍🏻

    Before I bought my condo in Bangkok I looked at a villa like that in Hua Hin, 2 of my pals bought off plan and put it in their wife's name. Being single I couldn't be bothered with the hassle of putting it in a company so I didn't go through with it. It was an awesome estate though.

    Genuine question as the whole ownership framework was mentioned. What happens in the instance that the developer goes through insolvency proceedings. If all assets are sold, what becomes of the lease agreements, given they would be an asset?

      Good morning, if the developer goes through insolvency proceedings the lease is still protected. The government will establish an agency to manage the estate while seeking a new investor. The creditors will take over the development but all the leases remain unchanged. This relates closely with what i said to Josh about a developer's track record. This is the 3rd project I am doing in partnership with the constructor and his 8th overall. Also, once the projects are finished we continue to run them, they are not transferred over to a juristic body. I am emotionally invested in this thing and it wouldn't feel right. Hope that helps.
