Don't buy, only rent. Even condos. Most condos have only 30% to 49% occupancy by foreigners. Because of that the funds for upkeep are too low and condos aren't well maintained, hence they age and break down faster. If you are owner the cost of renovation and repair of common areas is up to you, on top of the costs you already have. Just rent and move to a new condo every 5 to 10 years. They keep building new condos so reselling will probably be at a loss if the market doesn't totally collapses, wich has happened before. A lot of big developers went under, leaving you in limbo as an owner. Be warned!

At present, there is no issue with purchasing through a representative company. You can hire a company with a Thai representative to buy the property on your behalf as a foreigner. However, in the future, we cannot predict whether the Thai authorities will tighten the enforcement of these laws. Technically, using a nominee company to purchase property on behalf of a foreigner is illegal. The reason the authorities turn a blind eye for now is that these practices have not yet caused significant problems for the country. A few months ago, an elderly French woman with no relatives passed away, leaving behind her estate. In her will, she stated her desire to leave her house and land, valued at hundreds of millions of baht, to her Thai maid. This became major news. However, a few weeks ago, it was reported that the maid has no rights to the property because the house was purchased through a nominee company.
Great informative video - couple points to add as researched heavily into buying property and retail business in Thailand and chose not to proceed on either. Buying a property in a company structure using nominees is illegal, many do it this way but look up news articles of using nominees and criminal charges laid. Property also cannot be sole purpose of company and they can review tax returns on revenue. You are able to use Thai Partner but you have limited legal rights. I cannot tell you how many guys I have met already who have lost their retirement via buying house in spouse name. I am no lawyer so advise anyone going down this path to seek advice from multiple lawyers and be warned not all lawyers in Thailand are actual lawyers.

#2 house is definitely my favorite because of the upgrades and the landscape and master closet sold me as well. We will be slow traveling next year and we will be visiting Asian regions and Thailand is on the list to visit but we already know it would not be the country we call hone because of the new tax laws they put in place for foreigners and all the loop holes with their laws. Bro do not make the mistake of buying a villa. If you want to live in a villa then rent and if you want to own a property - buy a condo. Drive half an hour south down the coast and it gets even cheaper. An extension of a buildings(house) lease to 90 years should be made when you purchase and pay for each 30year part. Buying the building lease is best done with a foreign company so avoiding lease annulment with death. Get a good lawyer....
Look at several places so you won't regret it later. 10 million is quite a lot. There might be something better. Wouldn't 2 floors be better? Thailand should also look at the natural disasters caused by water.
The whole thing is shady af .. setting up companies, developer offering to organize leases (mentioned at the beginning) or whatever - you wouldn’t do anything without taking impartial legal advice. The house is horrid, it’s standard Thai design, you can tell by the size of the windows stuck in the middle of the walls - if you build a well designed Thai house you don’t need to run aircon 24-7, in fact hardly at all. If you had 300k to waste you could just get a contractor to build you something bigger for 150K USS?

Total build was around 4.2 million. But, it's not near the beach. I've been watching you for a while. I lived in Playa for 3 years 2006-2009.

If me and my girlfriend are still together after 30 years it's unlikely that she's going to kick me out. I've never lived my life "safe". Always done whatever I think will be good for me. I have a Thai daughter born in Thailand with a Thai ID card and a Thai birth certificate. Brilliant, I thought, I can just buy freehold land in her name. But then I met a Thai lady who lost her property because she took up Singaporean citizenship. I told her about my plans and she just said 'forget it'. My daughter also has a British amd Australian passport. She would have to renounce both those citizenships in order to buy freehold land legitimately in Thailand. Oh well. Maybe a condo in her name might be ok. At least ahe can't be deported! I can.

The reason is there are differences between a apartment snd condominium set up so an apartment will not go in under the protection of the condominium act. As it have a whole different set up with just one owner of the while building where about a condominium can be owned as a freehold. In many countries that light seems like just a wording differences but in Thailand it's different in the legal aspects 🙏🏻

To be honest it seems to be very expensive for Thailand.

Pattaya area would be 6-8mill for that with loads more amenities golf courses restaurants shopping centres & 2hrs to bkk etc etc
