Rule of thumb "Don't buy from anyone if you can't sue them". Buy from only reputable companies. it might be more expensive but your land is more secured if you do.
This is very true. Go with the big companies so that if something goes wrong you have some recourse.

Ghana's real estate needs to be better regulated!!! Its becoming so inflated that the locals can barely afford to buy homes themselves. 35000 for a plot of land?! 70*100?!!! Insane!!

"ghana water is so reliable" Really? Better make sure you have a minimum of 3000 liter water tank as a buffer for when the water is shut down, which happens regularly.

There are advantages and disadvantages to a gated community.
Advantages:
Less crime because it's gated
Paved roads
Electricity
Water
Well organized, neat and clean
No one can come and build a church
In case of an emergency you have neighbors nearby
Disadvantages:
Homes too close to each other
No privacy
Security guard knows your business
No parking space for visitors
No place to plant trees or have a garden
Well said. I guess for my first purchase z I'd go with an estate
I'd say all the disadvantages you listed could easily be fixed in future estates if the builders design it for fewer homes and more yard space in between

I agree with you. I bought 6 acres land for just £6000 in the rural area in the Asante region , not a $35,000 for a piece of land🤭. Animal farming for this project. ❤️🇬🇭
@@misscandy793 That’s more like it. $35K is very steep for a tiny piece. They profiteer.
Do they not have an Estate Agents Council in Ghana, we do have those in Southern Africa so you can easily check with the Deeds Office for legitimate properties. You avoid being scammed by unscrupulous estate agents or individuals selling land.
Kudos to you and all UA-camrs always updating those of us not in Ghana about how life is going on there. Don't let those negative comments bother you. Use it a means to challenge yourself to win more subscribers. And know that there will always be negative people in this world. As long as the positive outweighs the negative, be happy. Good job.

I love East Legon! Will be where one of my homes will be and maybe near Aburi Mountains. So excited !
East Legon Hills is very different. It is north east of East Legon and the roads are not developed. Some nice developments but the roads.......
Yeah most of the roads in Ghana I think or the ones I have experience except for the main highways a bit rough

@African Pride These are the buildings they sell to Stars in The States for millions of dollars. Those houses are even of wood and the Termite squad will visit you in less than 5 years to scam you.
Have u done a video on buying in Cantonment and Tema? The prices are high for a plot, but I would be concerned that anything can be build next to you property. I would think for the prices there would be more zoning laws for those not in a gated community.

“Money swine, Better life” This is an old jargon that the poor in Ghana use to console themselves. With 35000.00, I can but 10 to 12 plots of land in some other part of Accra. Truly money swine, better life for East Legon

35000 for 12 plots? That has to be in the middle of nowhere..... because even in Tamale, Bolga and Navrongo plots start at 5000 cedi going up to 12000..... for one not 10 or 12....

Pls make sure u get the site plan of the plots ,contact lands commission for enquiry to know the appropriate owners of those lands before purchasing. My piece of advice.

If you want to buy land . Take land Name go to land commissioners to check if the name is there is correct

Go to the other regions where you don’t get to see lots of litigation and scams , Accra is just crowded and also full of land scammers!
Infrastructure is my biggest issue with Ghana. Water, Plumbing, Roads.
Really beautiful place but deal directly with the real estate companies instead of agents. Most of these agents are not trustworthy and engage in a lot of fraudulent land transactions.

I was going to buy an acre from east legon hills in 2016.went to see the traditional queen mother in that area,did a search on the land and found out it had 2 owners
It is very scary. Lot of land litigation. The Royal families are so corrupt. They will sell a land to multiple people.

We tried to find well priced land in East Legon/East Legon Hills years ago.
We bought in Adenta in the end.

Honestly, with 35,000.00 dollars, I can get land big enough to put up a small town in some other part of Accra. Those plots sell for 20,000 Ghana cedis, which is around 3,500.00. My dear lady should move into those areas, buy some large plot and use it for her house and some other business of her own. Vanessa, please don’t waste so much money there.

Well done for posting a video of the area. Everyone talks about ELH but no one ever shares a video of the area. My concern is people have gotten overexcited and started building before proper infrastructure arrives. Your friend mentioned in the Visio that the road us bring done. Which road did he mean?
They have actually already started now. They are tarring a selection of roads in the area. I guess it’s what they deem the “main” roads
Spent $100k on 5 acres in Prampram (100x70 per plot) 10 minutes drive to the nearest beach,money well spent. Road well demarcated, electric and water already in the area. Crazy thing, now that the Tema road/interchange got pimped, less traffic traveling to and out of accra. Go outside central accra, my advice.

These places will all be fully built in the next 5 yesrs. I like the fact that those upcoming areas are being built with PROPER REGULATIONS etc. That is how it is supposed to be. Noooo noise making churches and all that nonsense.

Vanessa, my dream house is around the Trassacco Springs and Shandonia Garden area, where you guys were driving. Specifically, the Tema Development Corporation (TDC) service plots in Community 24 Tema. Shandonia Garden is off the Tema Development Corporation area. All three areas are within the same vicinity. I am not sure if you drove around the TDC part, but my house is white, with a curved roof on a particular part of the house.

I would say build a concrete water tank and collect the rain water I don't think that you are going to have to buy a filter every three months are so I don't know about paying for water especially pipe water u don't know if there is fluoride in the water unless you test it

I appreciate different people may prefer to live in different parts of Ghana for their own peronal reasons BUT I'd like to say shout out to all fans of the People's Republic of Aburi :-). I was in Ghana in March and got locked down for nearly 6 months so I took the opprotunity to hunt down a piece of land and got an ACRE in a serene part of Aburi for under £10k. Looking forward to the day I have a house in a green area next to a sizeable space to grow my own food stuff.

Yes, you don't have to be ghanaian to buy in Ghana. Just do your due diligence and you're good to go. DON'T send money over the internet without seeing the property.

Those areas are quite expensive. Check Wode Maya’s vlogs. He showed some gated community where some of the houses were around $20,000.00 recently

Always ensure that Your utilities are in place before entering into any agreements. Be certain of the Documentation needed to secure You and that all involved are vetted to best of Your ability....

These land prices are outrageous! I own land in Ghana and paid no where near those prices!!! Looks like it is open season on those from the disapora!!! People please do your research and this region of Ghana is not the only place where you can buy good land and build your own home very reasonably.
