Very nice place for those who don't want to go through the stress of building their own house. All those complaining should understand that most Ghanaians buy their own land and build their own homes which cost much less But it is not easy to go through all the paperwork and getting building contractor and more. Besides there are houses that cost 25,000 usd to 50,000 usd in other videos. 65 percent of Americans own their own house and most of them are financed by banks on credit. It takes people 40 to 50 years to pay . You go by what you can afford or buy a land and spend years building it from the scratch .every country has many options and is ur choice to make

Sir mortgage in America is up to 30 years not 40 to 50 years. Besides, paying mortgage in America attracts maximum interest of about 7% if your credit score is SOOOOO BAD. With good credit or excellent one, you're getting it for 2.6% currently. In Ghana, the minimum you could get with excellent credit is 15% , so do the math. I just don't know why the so call poor or third world countries should be taken advantage of, in disguise of helping them. I mean why should middle upper class in developed world rather pay less interest and developing countries pay more. This is why Africa will continue to be poor till thy Kingdom come

Why does affordable housing have to be so confined and compartmentalized? Wouldn't it take just as much effort to have an open floorplan with floor to ceiling windows to give exposure to that beautiful landscape? Ghana has wonderful year round weather, so why not have balconies and outside patios? Thousands of people in confined spaces is what turns neighborhoods into slums if they're not built corrrectly.

The way they designed the 2 bedrooms without cross ventilation from window locations, it will be like an inferno living in there without constant use of the air condition.
I think they are too expensive in my opinion, these houses are way to far from Accra also I don't see anything special about them that cost so much money. I guess people do not value $50,000 anymore but unfortunately some of us we do!
It's actually too much for a one bedroom house. you can get a plot of land for 7k or less around Amasaman,Kasoa ,Ashalaja and these new sites and build a quality three bedroom house with the rest of the money

My exact thoughts as well. We have completely forgotten about our environment and only interested in infrastructure. How do we cut down all de trees which contribute a lot to quality sustenance of life, all in de name of modernization. Atleast, trees should be planted within a reasonable distance within such communities. It even adds to de beauty. It gives dat blend with nature. I just don't understand my fellow countrymen at all sometimes.

Thanks for the video, once again. Its a real eye opener to how poorly these homes are built and how overpriced they are. My dad is a builder and went to Ghana last year and he couldn't believe how poorly these homes are built. Based on his advice, I have started to build my own place as opposed to buying ... My advice will be to take a builder to these developments for thorough assessments before committing to buy. Also, bare in mind that my 3 bedroom detached house in Oyarifa will cost me a total of $40000 including the price of the land (which is a whole plot).

I finally have a question for @vanessakanbi : The gentleman mentioned an “87 year lease” and a “resident/non-resident mortgage”. Can you explain this more. “Leasing” is NOT owning, it’s borrowing, or renting. I will wait for your response before I fully vent, but this and other planned communities (Ocean Green Villas) in Ghana are fleecing the people! I know the developers need to make money but they’re taking it too far! Two things: first, instead of sticking to OR establishing a Ghanaian style of home, they’re too busy trying to copy Europe and America; second, by pricing in USD it’s very clear that Americans are being targeted so I trust my people to see thru this BS! #enemytryenemyfail 😤

Where are the washers/dryers, some type of heating and/or air conditioning system, etc. in the home? I notice in some of these types of videos, they don't put bathtubs in their bathrooms. You use less water with a bath, than continuous running water with a shower.
That's why it's better to buy yourself land here 🇬🇭 than purchasing an expensive lease house.Lands are available here in Apollonia, Akwepem mountains, Adukrom Hills, Oyibi,Dodowa and Shai Hills.

We have so much land and these particular apartments are very stale to me. A good investment though no doubt. Finally some half decent windows which looked like double glazing in the Oxford houses 🙌🏾well done Ghana. With such great architecture that you get in the US I really do believe that the design of many of the houses could be so much better. The houses are so dated and limited in design.

Thats basically how long you have to stay on that land before they owner/government takes it back. You never actually own the land.. So it would basically be like in 87 years youre SOL

They have tons of poorly built apartments there that no one ever will live in, out in the middle of no where(similar to these in the video in Africa..) ... Go on UA-cam and look up a couple videos on ghosttowns in china or empty apartment/houses in China... From what i saw in this video, im guessing this land was bought by some Chinese ppl trying to copy Chinese ways in Africa.. So no, you wouldn't be able to pass this on to your family.
Honestly these are not good prices for the homes. My whole point to want to move to another country over seas would be to see my American dollars convert into a wealthy lifestyle. Looking at these prices I could just stay in the U.S. My house here has better value for the price and quality compared to these homes in Ghana. 🤷🏽♀️

@Bobby Johnson okaaaay. But there are distinctions in that country, i.e., prices for Ghanaians vs. non Ghanaians at museums and such. Just an observation. So people keep your eye open for monetary changes for goods/ services that may be mandated by the govt and business makers. 50 cedis for them and 200 cedis for you (foreigners).
My grandmother's house got taken away in Nsawam. The property was by the roadside and they wanted to develop it and build stores. The amount they were asking her to pay to renew the lease was a lot. She had to leave it and move in with her children

Sir mortgage in America is up to 30 years not 40 to 50 years. Besides, paying mortgage in America attracts maximum interest of about 7% if your credit score is SOOOOO BAD. With good credit or excellent one, you're getting it for 2.6% currently. In Ghana, the minimum you could get with excellent credit is 15% , so do the math. I just don't know why the so call poor or third world countries should be taken advantage of, in disguise of helping them. I mean why should middle upper class in developed world rather pay less interest and developing countries pay more. This is why Africa will continue to be poor till thy Kingdom come

Why does affordable housing have to be so confined and compartmentalized? Wouldn't it take just as much effort to have an open floorplan with floor to ceiling windows to give exposure to that beautiful landscape? Ghana has wonderful year round weather, so why not have balconies and outside patios? Thousands of people in confined spaces is what turns neighborhoods into slums if they're not built corrrectly.

The way they designed the 2 bedrooms without cross ventilation from window locations, it will be like an inferno living in there without constant use of the air condition.
I think they are too expensive in my opinion, these houses are way to far from Accra also I don't see anything special about them that cost so much money. I guess people do not value $50,000 anymore but unfortunately some of us we do!

My exact thoughts as well. We have completely forgotten about our environment and only interested in infrastructure. How do we cut down all de trees which contribute a lot to quality sustenance of life, all in de name of modernization. Its a real eye opener to how poorly these homes are built and how overpriced they are. My dad is a builder and went to Ghana last year and he couldn't believe how poorly these homes are built. Based on his advice, I have started to build my own place as opposed to buying ...
My advice will be to take a builder to these developments for thorough assessments before committing to buy. Also, bare in mind that my 3 bedroom detached house in Oyarifa will cost me a total of $40000 including the price of the land (which is a whole plot).
Love the tranquility of the area but property seems to be so overpriced in West Africa.
That's why buying plot of land here🇬🇭 yourself is better and build your dream house rather than this expensive property.

The gentleman mentioned an “87 year lease” and a “resident/non-resident mortgage”. Can you explain this more. “Leasing” is NOT owning, it’s borrowing, or renting. I will wait for your response before I fully vent, but this and other planned communities (Ocean Green Villas) in Ghana are fleecing the people! I know the developers need to make money but they’re taking it too far! Two things: first, instead of sticking to OR establishing a Ghanaian style of home, they’re too busy trying to copy Europe and America; second, by pricing in USD it’s very clear that Americans are being targeted so I trust my people to see thru this BS! #enemytryenemyfail 😤

Now a plot of land in some areas cost $100k. So wake up and know what time it is. FYI. i have plot of land next to appolonia and i can tell you on authority that, in less than 2yrs, a plot of land in that vicinity will cost more that $50k. Best believes.
If the government don't intervene in the escalation of land price in Ghana, the housing sector especially in and around Accra will be crippled.

Where are the washers/dryers, some type of heating and/or air conditioning system, etc. in the home? I notice in some of these types of videos, they don't put bathtubs in their bathrooms. You use less water with a bath, than continuous running water with a shower.
That's why it's better to buy yourself land here 🇬🇭 than purchasing an expensive lease house.Lands are available here in Apollonia, Akwepem mountains, Adukrom Hills, Oyibi,Dodowa and Shai Hills.

We have so much land and these particular apartments are very stale to me. A good investment though no doubt. Finally some half decent windows which looked like double glazing in the Oxford houses 🙌🏾well done Ghana. With such great architecture that you get in the US I really do believe that the design of many of the houses could be so much better. The houses are so dated and limited in design.

I skipped through and didn't hear that part.. But I know in certain places when they mention long "leases" like that.. Thats basically how long you have to stay on that land before they owner/government takes it back. You never actually own the land.. So it would basically be like in 87 years youre SOL

They have tons of poorly built apartments there that no one ever will live in, out in the middle of no where(similar to these in the video in Africa..) ... Go on UA-cam and look up a couple videos on ghosttowns in china or empty apartment/houses in China... From what i saw in this video, im guessing this land was bought by some Chinese ppl trying to copy Chinese ways in Africa.. So no, you wouldn't be able to pass this on to your family.
A friend a used to work with is from Togo and was able to build a much bigger house for a lot less than $50,000 US.
Honestly these are not good prices for the homes. My whole point to want to move to another country over seas would be to see my American dollars convert into a wealthy lifestyle. Looking at these prices I could just stay in the U.S. My house here has better value for the price and quality compared to these homes in Ghana. 🤷🏽♀️

@Bobby Johnson okaaaay. But there are distinctions in that country, i.e., prices for Ghanaians vs. non Ghanaians at museums and such. Just an observation. So people keep your eye open for monetary changes for goods/ services that may be mandated by the govt and business makers. 50 cedis for them and 200 cedis for you (foreigners).

My grandmother's house got taken away in Nsawam. The property was by the roadside and they wanted to develop it and build stores. The amount they were asking her to pay to renew the lease was a lot. She had to leave it and move in with her children
