Hi! I used the hey just checking in and see if you guys need any help. I'd love to come and see it and offer any help. And they were like well we aren't sure yet if we want to list it with anyone yet. But it's been on Zillow for 17 days and they just put in an offer for another house... I'm meeting them on wed for a pseudo listing appointment haha. But I'm not trying to get anything signed. I mean... I'm gonna bring it. But I offered to do a cma for them and they liked that idea!
One thing I learned is from Jim, I think that's his name, he told a story about a salesman not worried about the next day being rainy cause then he was sure the other salesman wasn't going to be out door knocking. The lesson is 9/10 of your competition is using the same reasoning of it being a weekend so best not to call and that's where you strike. My .02

One of the best cold calls I’ve seen, he sounded super comfortable but super confident at the same time, not too pushy but pushy enough that she set up an appointment.

Great video and thanks for this. I don’t mean to criticize here, but saying it’s about the buyer is probably not a great thing to say to a seller. That said it’s one of the things that bothers me about our industry. Seems it’s all about the buyer. Even our contracts at least here in Florida, are written more towards the buyers favor. Anyhow yeah just my two cents that I would suggest leaving that language out, specially with FSBO. Definitely love your none pushy approach

Is asking the question “if you were to sell with an agent, do you have a specific agent in mind” setting you up for an immediate objection?
I prefer to ask, "Are you willing to work with an agent in the next 30-60 days if you cannot get the property sold on your own?"

You handle these so well! Do you ever get nervous? The cold calling would be my biggest worry getting started because it makes me nervous but it’s the best way to get leads! I wouldn’t want to talk myself out of just making the calls. Do you find many appointments set like this cancel as it gets closer or don’t respond when you confirm?
I saw another video doing something similar and when commission was brought up she explained it as an investment and why that was, which I loved! Never thought of it that way and I’m sure the sellers don’t either.

Yes I’m always a little nervous. It’s really just like working out. The more you do it the stronger you get, the better you get and the more results you get overtime. The key is consistency without ever missing a day of prospecting which is the toughest thing for most agents.
@@BrandonMulrenin I agree with that fully! I do feel like I’d be that agent that if left to my own to prospect, at first, I’d be so nervous I’m not sure how much I’d do it. If I had good training though with scripts I’d feel more comfortable until I found my footing. Don’t want that to be the reason I hold myself back with pursuing real estate.

Thanks for sharing. BUT, I'm curious, what state you are in? The reason I'm asking is, I'm in New York, have been doing RE in over 13 years now and you don't hear often most people speak nicely and calm like this lady. New Yorkers can "send you very far", easily say "don't call me MTF" 😂 or something similar you often hear, and so on. Everybody is in rush, hundreds agents calling daily on your property, tons of strategyes has been tried, I understand that. People in other states are different and easy to speak with. NOT IN NY. What would you suggest in this case?

I'm a little confused why did you not find the motivation?
Only focus on getting the face to face appointment. It's been the THING thats helped me the most. I stoped listening to conventional real estate gurus who tell you to pre-qualify before going on the appointment. When I did that, I would only sell 25-35 homes a year. Now Im selling over 100. make sense?

That first call was a little odd. The first thing she said is she is having an open house on Sunday. Your response was “when are you going to be available to show the home”. Also you said you like to hand pick the FSBOs but you didn’t know it had only been on the market for just 1 day. I understand that youre trying to get face to face and have an in person discussion but I feel like most people are going to realize what you are doing right away.
Then the second home is a lot and you thought it was a house. What exactly are you look at when you pick properties?
I look for properties in areas I know properties sell quickly & in a price point I want to work. Are you still working fsbos?
Any reason you didn't ask the seller if you could stop by the Open House to preview the home?
Clarice Neukam yes at this point I’m not working weekends in my business. I focus on getting as much done during the week as possible and I’m happy with the results I get working 5 days a week.

Just did my 1st cold call. Fsbo. Got a text. He said not looking to list with a broker. I said on the off chance you are unable to sell within the next month, would you be willing to interview agents if they can bring fully qualified buyer. He said no it'll sell.

Excellent calls, but how is it you capture the phone numbers. I mean rare do you see their actual phone number listed on retail sites. Here in my local area of Miami, Fla; almost no one lists their actual number. I have had to drive to listed Fisbos and captured their number that way. I get a break when a Fisbo picture includes the number..lol..

Zillow. Very simple and all mobile numbers.

Where are you finding the numbers to call?
Zillow has a great platform where you just Google search FSBO in your city or the city you want to work and type that in and Zillow will give you a list of all the FSBos and most have their phone number listed on the very bottom of the Ad. Also, Red X , Landvoice are service providers for FSBOs for about $40 a month they give you daily updates with phone numbers and contact. Try Zillow first it's free!

I know you are getting results but I don't believe in BSing Sellers about a buyer that does not exist. A. you making them believe selling on their own is good, and B. after you switch to listing mode they feel tricked.
I don't see it as BSing anyone actually. He is being 100% up front with saying he simply wants to stop by and check out the property so he knows the property. When Brandon actually goes to the appointment, the topic of conversation isn't going to be about anything other than the property/real estate. With that, the natural path of the conversation is going to be about getting their house sold and if they end up liking what they hear they may just decide to list with him right then and there, or, when they decide to list it with an agent (in a week, 2 weeks or a month), Brandon will most likely be on the top of their list. I guess it's all how you look at things. If you're an honest person, which it's clear Brandon is, then there really isn't any bait and switch. Make sense?
