      My matching livingroom furniture, the table is just Overkill but I'll get a new one as soon as the new Kitchen is completely build up

      On a lighter note, to NOT discover @Julie before I bought the home.
      On a serious note, not having a 'good budget' set aside to do the interiors as I want!
      Now, I have to balance good interior versus other expenses.
      The route I have taken is to pick up the best unique pieces I love and go as per my taste, by placing them in appropriate places.

      My biggest regret that I painted my bedroom in the color that I actively dislike, no one in right mind can choose this color and sheen ( after one month going back and forth to Sherwin Williams trying all available swatches they have). I am an artist, so color should be my thing. Repainting the whole room is not an option, I am on fixed income.....so last week I painted in black my closet door, it looks better now...

      Procrastinating projects because I often get so overwhelmed with the infinite options out there. I wish I had prioritized the interior design of my home when we first moved in. But instead, I postponed a lot of it and now it's been over 2 years of us living in an incomplete home that's missing a lot of basic things that we should've already purchased a long time ago. But this video has given me the inspiration and push that I needed to rectify this regret. Thank you Julie! You're amazing at what you do!

      well at my house for sure - sometimes when a person sees other design channels focusing just on lavish holiday decor (! ! ! ) - I have to wonder because garlands (etc) purchased at market must be pricey - same $$$$ could go for a finish carpenter to redo a powder room and a stair case at my house

    OMG I have finally found a designer who actually designs spaces professionally and shares from their experience, and not somebody who watched other designers on UA-cam and decided to start giving design advice, too. Thank you for your channel, you are a rare gem.

    It’s good to know that even experienced knowledgeable professional designers like yourself have regrets about designing and furnishing their own home. You’re human and not perfect, you’re just like the rest of us. Thank you for showing your vulnerability and honesty. It was very refreshing. I really don’t think you made design mistakes if what you did was the best you could manage for that time, and the budget you had in that period of time.

    Agree. My (hoarder) ex didn’t want our house decorated and wanted to keep the old awful colour scheme the house came with. I always regretted allowing that to keep the peace. Now I’m seeing the benefit of decorating without someone putting me down for it. It’s being done on close to zero budget and there’s going to be a lot of DIY. Although it’s not’s going to be perfect, it’s awesome so far. I’m learning new skills and challenging myself which is what I need right now. I’ll be creating new memories in calming, beautiful rooms and I’m finally starting to feel this is my home and my personality is allowed to shine. ❤

      @@JulieKhuu I started collecting decor a few years ago knowing I was going to leave. Before that I only had 2 beautiful stone pots with silk lavender so I now have my own ‘decor store’ set up in a storage room. It’s so cool having everything on display to pick and choose from. I’ve loved watching your videos since I discovered you several years ago!

      @@erinstout869 Thank you. I’m trying to concentrate on that rather than the past. A coat of white paint in the lounge and putting up curtains high up on black rods has completely changed the lounge. It has added about a foot of height to the room and given it a calm atmosphere. It’s even making me stand taller and taken the focus off the old dusty pink carpet and orange timber floors! Painting has stopped me ruminating about the past which is incredible.     My biggest regret, one of them, is not taking the kitchen cabinets to the ceiling.
    I've been following for awhile now, and consequently so has my hubs because he's subjected to the videos 😂, however, he has learned right along with me ❤

      Haha that’s awesome Kerri! So much easier when you can make decisions together. My favorite way to address this cabinet area is by faking a soffit and painting it the same color as your cabs. You would have your carpenter build out a fake wall that extends the cabinets up to the ceiling and add crown/trim to finish it. It will look like the cabinets go all the way up, but really you’re just hiding a hollow box 🙌

      I wish I would have taken my kitchen cabinets to the ceiling as well. I didn't think about how much dusk and grease accumulates on the top through the years.

    Thanks, Julie. About your number one regret, it took me several years to take the plunge and have engineered hardwood installed throughout my home. It took a big bite out of my budget but I'm very glad I did it. It's so much easier to keep clean and even after 10 years, the floors still look great.

    I am an ID myself and i can very well relate. Thank you for your honesty. However, I make it a point that i fix my home every quarter. I give one weekend just to make sure the initial plan remains to be in place or updated. This inspires me to make sure my work is consistent in what I do.

    What a great video, Julie! My biggest regret is not having a plan for each room. I go back & forth between different rooms. I’m going to sit down and make a plan for one room, complete that and then move on to the next room. As it is, I have a whole house full of almost complete rooms🙁

    I would love a video on budget regrets. Where you wish you sunk more money, where you wish you put less. I'm in the middle of a big kitchen, deck, powder room remodel. Its so hard to balance budget against longevity, quality, and style concerns!

    Geez! I don’t feel so bad now! It’s taken me almost 15 years to get the things I love and could afford for my MCM home. I have the same kind of ceilings. I painted every beam myself. A labor of love definitely!

      Wow, talk about a project!! I bow down to you! 🙇🏻‍♀️ I had my beams repainted white in the common areas and left them raw/stained in my studio/ garage. I love how vaulted ceilings and exposed beams add so much character to these homes 😍

      Ya, we’ve been remodeling for 7-8 years ever since the kiddos moved out. It’s taking longer than we expected for sure but it’s so fun and comfortable to be here now we rarely go out 😢

    I regret buying a 60's bungalow because although I thought it would be very temporary 20 years and Im still here. I do own many houses, airbnbs, acreage so no end to creative outlets. But my kids liked it in the family home and it had a pool , which we much enjoyed

    Your best and most inspiring video, Julie! No regrets yet (I built) but I’m completely frozen about the last two rooms (powder and utility), I just cannot get to a cohesive and exciting design. It’s helpful to see that time passes for you too without getting everything done!

    Love this video! I keep changing things around. I declutter about every 2-3 months. I'm only trying to buy high quality items that I love but they don't always work out. I need to back up and work on a design like you suggested. I do use place holders for major purchases. I thought I got a high quality sofa but now it shows that I didn't. 😢 What to do, what to do. Thanks so much for this video Julie. I appreciate you sharing.

    I love it if you could do how to hide tech it really is an eyesore. One show said they had the cable electric down on their flow so no wires that was really clever.

    Hi Julie!
    I'm in the middle of a renovation on a new home purchase and I've seriously been binging your videos! Everything from even 3yrs ago. Thank you so much. OMG... I just had a thought.. if you want a hopeless project to showcase on your channel we ought to chat! The house that I got was effectively owned by a crazy pepper ex military guy. It looks like a prison compound, I wish I was kidding. There's even a dedicated shed for an outdoor urinal. Otherwise, It's a typical socal San Gabriel valley home built in the 50s with amazing bones and natural oak windows and doors for example, but it's unrecognizable at the moment.

    Yes, flooring! The previous owner had parquet flooring but forgot to take off her stillettos, hence a dimpled floor in the sunlight :( Not something you see straight away or when a rug is thrown over.
    Would also like to add, the central heating system and radiators - that's a messy job.

    Totally understand about the laminate. The previous owner put cheap laminate on top of cracked tile and we live with that for 10 years. In April of 2022 we replaced it all.

    Julie, once again a great video. Yes please make a series and also do the series on color that you mentioned a week or so ago. I think you were going to include a segment about color and the use of black in interior design. I think another barrier for many people is sourcing the furniture items and purchasing without having the opportunity to see the furniture in real life. Always enjoy your content!

    Julie, that concrete area in the back
    Is called A “patio” in CA. I lived there many years. It’s a wonderful space to have and you’ll have great fun decorating it. Use your own advice and decide how you want to use the f SS pace. Add in the 3 most important elements then live with it through a few seasons. It will be all you could imagine and more!

    This has come at the most perfect timing. On Tuesday my son was here and I asked him to remove a chair from my lounge area to my storeroom,which he did and then I moved one chair and a table and voila the room is open and seems much bigger. I then sat down and wrong each room on a page and put everything for each room which needs attention. I already put two things in motion today. I measured all things I want to change budget permitting and as my home is only 750 feet there is not that much todo. I am lacking storage and after my list is complete - is it ever - I will get on line and see what is available and now today you say you are doing the same thing. Yay. I wish you were here to help me. I wish I could put down real wood but it is too much to do that so I will find some substitute.

    What I regret getting :
    a beautiful, expensive, black granite countertop.
    The maintenance and cleaning is a nightmare and it was too expensive to change now.
    Anything else would have been better.
    What I regret not getting : a built in bed board with light pendants.

      I have black granite that I love! It’s titanium black, lots of movement and pattern that hides a multitude of sins! I wonder if your granite is more uniform, therefore showing all the calcium deposits from hard water and stains? 🤔

      @@JulieKhuu The backsplash is a type of granite called Copacabana, it’s incredible … like a painting.
      The colors are mixed, and essentially black and white, so the upkeep is not too difficult.
      But for the counter, I just got plain black granite which matches the backsplash, but wasn’t as costly.
      Any little speck of water, food or fat, needs a long cleaning ritual, starting with a sponge (which I don’t mind) and ending with using a dry microfibre rag a few times.
      It’s really not worth the hassle.

    I love this. I am pregnant with my 5th child in 6 years and have been through 3 moves in that time. One from Alaska to the Midwest. I haven't had time to put together my new home the way i want it.... or money. i love videos that put that project into a realistic frame. i don't feel rushed to get it done unrealistically fast and have lots of regrets.

      I have adopted that “Done is better than perfect” for years now and never looked back! It’s refreshing to release myself of toxic traits like “perfectionism” 😅

    My biggest home regret is not refinishing my hardwood floors before moving in. They’re in great shape, but the topcoat has really yellowed and there’s fading throughout. It would have been 10000x easier to do without dealing with moving furniture or living without residual fumes. Would rather have had the floors refinished and moved in a week or two after settlement.

    Having patience and budget limitations are the most important factors that will avoid mistakes and regrets. If in addition you know the styles you are confortable with than you can t go wrong.

    I will definitely come back to this video a year from now when I move to another apartment! One thing is for sure, I will make sure that I don't see any cables! I hate them in my home, there are in any corner of every room! Very useful advice! Thank you!

    I regret not making an opening for a window at the top of my stairwell landing. It gets really warm in the summer.

    I agree that there is a lot to choose from out there. However, I am very picky and don't like a lot of what is out there at 68 yo. Makes chosing for my home a whole lot easier.

    There are always competing priorities with design. Sometimes the window during which to complete something closes (eg hardwood floors involve moving the family and furniture out completely or doing it before you move in) and one must set the regrets aside.     Julie. I love design so much but I am a single mom.of a disable child living a mobile home. I think we all deserve a house that restores our energy, it is our sanctuary . I am exhausted and not creative at all.

    Love this series…keep going!! It’s never too late to get those floors. I moved into my house (new) in 1988 and there was hardwood only in the dining room and foyer/powder room area. It is the old fashioned stuff that you sand and finish and it has not changed one iota in the last 50 plus years. As of last year I now have the hardwood flooring in the entire house and it was the best decision ever.

    My husband and I each were very stubborn about a design issue in our last house that we built . I insisted that we not put in a pocket door between our bedroom and the master bath. He insisted that we not put sconces or any other overhead lighting in our living room. We both regretted our decisions. I hated mine every time I had to close that swinging door to get into my walk-in closet. He always complained about how dark it was in the living room.

      The pocket door you can’t change without a complete overhaul, you can add a barn door though if you have the wall space Marcia. Sconces are easy to add in the living room, even as an afterthought! It’s not too late 🙌

    Great vlog Julie. Real conversation and admitting that we don’t always get things right but that could be for good reason. We learnt a lot from renovating our home 5 yrs ago. My husband is also obsessed with a tech hub and having wires hidden. Ours is hidden in the garage which works well. We built a garden office and gym 3 yrs ago. My advice would be to future proof when renovating. We had network cables and power cables installed before laying our patio area. Budget constraints meant we couldn’t construct this area until a few years later but then the infrastructure is ready to go, accessible and connected to the fuse board. We also didn’t install garden lighting until a year later but the switches and cables were already installed for when we could go ahead. I regret not getting the hallway laminate replaced at the time so this is our next job. We have been able to help family and friends plan their renovations from what we have learnt on our journey. Can’t wait for the next vlog ❤

    We have a house under construction that is taking FOREVER so we have lots of time to plan. I haven’t had time to have regrets, but analysis paralysis is real‼️🥴

    My biggest regret was that we did not gut our kitchen cabinets during renovation. Instead we repainted and replaced the doors.
    We love the foot print but didn't want to deal with complete gut . Now I wish we dove in for custom all the way to ceiling .
    I envision your outdoor patio as a California Room with a fireplace, ceiling heaters and fan, outdoor TV, recessed lighting , wood beams with pitched roofline, and large comfy patio furniture. With the solid roof, your family can still sit out when it's drizzly or even raining😊

    I’m having SO much trouble designing and planning our main room. There are 6 entry/exit ways, 3 windows, and worst of all it’s basically in the shape of a “C”. It’s a big room, but when you actually break it down into zones, it becomes too small to actually make the zones work. Just trying to plan area rugs has proven impossible. There’s a wood burning stove that juts out into basically the center (creating the C shape) and I literally lay awake at night because no matter how many layouts I try to plan, none of them work right. I don’t want to start buying things until I have a plan, but all of my plans don’t work out because of the oddness of the room itself. It’s pushing me to a nervous breakdown, I swear!

    I moved from 2000 to 888 sq ft house. One thing I learned is to design the rooms before moving in, bring all your items and as you find places for them great. As for the items left over store them in the shed or like I did, make a room in the shed lol. There is a strong possibility where you may think it won't work but it will or will in time if your taste changes. It's been five months and I am almost there with the only budget for paint. Thankfully in my lifespan I have accumulated original, eclectic items that do fit my taste still. I do tend to go overstuffed and bold in the bathroom to make it feel homey instead of sterile like your bathroom. I have the same beamed ceilings as you, which other than the views of ocean and mountains, is why I bought this house. It is slowly becoming home and I love it! Never settle no matter how long it takes...it will be so worth it.

    I regret not painting the kitchen cabinets sooner! Among other things. See, I have an odd place. I live in a property that has two units put together with a shared laundry room in the back. The main unit I live in, is a mid century modern with a vaulted ceiling in the living room. The kitchen I painted is just off the main living room. Then the master bed/bathroom off the kitchen.
    The other unit was built in 1944. I call it the cottage. I designed the living room with an Hollywood Regency vibe. Problem was that just after I finished the living room and was about to start the office/studio, we found out we had 2 power meters, and the cottage was sharing the bill with a 3rd unit, where our roommate lives, over the garage. I never use the space now, because I don’t want to get into a beef with our roomy over the bill. I regret putting so much money and resources in this unit, instead of the main unit. But I didn’t know about that other meter! I did the makeover a year ago, and never go in there. It’s a storage space now. Argh…

      Hmm interesting challenge. Why don’t you note how much the bill is for the shared unit, what the roommate’s average cost has been over the last year and only have them pay that amount going forward no matter what you do to the space? For instance, if the bill has been $100/month for the last year, only have your roommate pay $50 moving forward even if it goes up to $200-$300, which means you would pay the rest since you’re using that space more🤔 That’s what I would do to reclaim the space and finally make it functional again! 🙌

    I started painting my bedroom nearly 3 years ago. I have 3 walls painted. I wasn’t sure I liked the color and I stalled. Then stopped. And ignored it for longer than I knew I could. We’ve been talking about just going back to the old color.

    My biggest regret when I built a new home was not having a better plan for the electric switches. I just wanted it done, and left it to the, what I thought of as experts. Having a family room, right off of the mud room was fine. One had to go through the family room to the kitchen, making the two rooms a long rectangle. It was great, having a switch right inside the family room door, to turn on the lights. Leaving the kitchen to enter the main living area, had another light switch. It did not turn off the family room light! That light switch was where the family room and kitchen were joined, diagonally across from the two ends of the rectangular space! The hallway light was equally absurd, requiring, turning the light on with a three way switch, but at the other of the hallway, the switch wouldn’t turn the light off. The walk in closet light switch was in an inconvenient spot as well, and the second bedrooms switch, turned on an outlet along the same wall, not the overhead light, requiring the need to have a lamp on that side of the room, regardless of furniture placement. Without a light that could be turned on near the door, one had to walk into a dark room to pull the chain on the ceiling light. If the bed were on the wall with the switch, one had to stand on the bed to light the light! I had so many battery operated switches and lights (pre-smart switches; no light in the second bedrooms long narrow closet!) that it was expensive and frustrating just to light the kid’s bedroom!

    My biggest regret is not taking ONE WEEK between the move from one house to another to paint three rooms. I knew it was the right thing to do - paint the rooms while the new house was empty…but hubs kept talking about paying interest. Who cares about the interest on a mortgage for one week when you will live there for years? There was no talking him down. We’ve been here a year and now with so many other expenses…no painting. Yuck

    For that tech area in your husband’s office, First thing he needs to address is wire management. He knows what I mean 😂 It looks like a rats nest of cables and extension cords.Then get AV fans to blow on the equipment to keep it cool, then enclose it! The enclosure must have vents to allow that air exchange. It can stay right where it is but when it’s hidden away, it will no longer bother you.

    Isn’t that always the way Julie? I work in IT and the last thing I want to do is do any upgrades in my home after working all day. You hear that all the time. I am so guilty of analysis paralysis. I need to buy new living room furniture. Omg. I can’t tell you how many sites I have looked at. Its either the material which is not real quality, the price, etc. Help!! lol.

    I would love to learn if you have a system in terms of start to finish in completing a room? Some things may be ready and not require any work but remain on the list, simply checked off, but a way of moving through the process of creating a cohesive, practical, beautiful space. A type of checklist that makes the most sense to flow through so that things are taken care of in the most practical, easy way possible. I find myself making a haphazard checklist of things and all require doing, but I don't know which makes sense to do first!
    Also, I would love to learn simple practical ideas for low maintenance solutions or thing's which make day to day busy living more convenient while still having a space which feels as close to possible as higher maintenance!😊 For example, I used to have a lot of gardening time and enjoyed the time doing so. Right now, though, it is not possible, and a friend suggested that fake plants can also provide the positive mental and emotional benefits some people enjoy with real plants around the home and balcony. It's never been something I thought of because it wasn't necessary, but I'm definitely open to it. I have no idea how to find items like that which present well.
    Also, I have a bit of a blank slate in terms of my space, and for some time, I've loved the general mood of Art Deco spaces. But I was wondering if there's a way to scale back in term's of the bold statement colours, I do adore them, but my space is very small and I am a little concerned it may overwhelm the space? Previously, the colours I've lived with have been neutral tone, scandi/ boho, and light, and I also enjoy it, but it hasn't felt warm and cosy as much as I'd like.
    I have a beautiful deck similar size to yours, which I'd love to create into a genuine space used in everyday living. I'd love ideas about how to keep bugs out and still enjoy the evening. It's a balcony. I was thinking there may be some sort of bug curtains I could attach to the walls to close off the space and perhaps also protect from colder evening air if necessary.

    That electronic hub could be hidden behind the top of an TV armoire. Leave it there, and redesign the office around it since your husband no longer works from home. Put the armoire shell over it. Voila!

    Julie this is not on your Regrets List, but rather an observation. I noticed the artwork in your guest bath is above your shower/tub area. How do you manage to prevent the steam from the shower from ruining your art??

      1. This is a guest bathroom, we rarely use it to bathe/shower
      2. Notice that most of the art is oil/ coated canvas, these don’t deteriorate quickly
      3. The art with glass frames were cheap/ I can reprint these botanical images from my printer 🖨️

    Same regret for the main level's floor. I should have rid of the ceramics and cheap laminate and chose something coherent and elevating. My house was a 15 years old cheap built-to-rent, so there were many things to upgrade; most of the money and thoughts went to the kitchen cabinets and adding some paneling. I don't regret going bold there, nor going bold in the main bathroom.
    My biggest regret is I didn't thought through the make over of the 5'x8' powder/laundry room when I moved in my house. There was only a distressed linoleum on the floor, it would have been easy to redo plumbing around and move the toilet, sink, washer and dryer to better positions. And they needed it badly, the dryer's door would hit the toilet before opening in full, which I solved by adding a drawer under said dryer, so it open over the toilet now, but it still not totally satisfactory. Plus, I'm greedy, I want a 5' counter over the washer and dryer, I'm still trying to figure out how to make it all fit. And to top it all, I added ceramics on the floor and I don't want to break them... So I should have thought it through from the beginning.
    And I shouldn't have taken this long to draw the plan for the back yard shed. The backward it tiny, 24'x33', no room for a proper shed on the ground, but I made the patio deck so there would be room for a 4'x7' shed over the bedroom window. And it's been 10 years the next step is to just draw the plan for said shed, so I can ask my family to give me a hand...
    As for your bedroom, I would just paint the wall behind the bed some interesting color, as a filler in wait for a real makeover. Just to break the temporary student apartment bedroom vibe (I have been guilty of this too, not judgement here, but I know the indecision too).

      The bedroom is getting a complete makeover Marianne. I’m not one to do something unless I do it all, lol designer’s curse 😆 It’s coming up soon though, I’ve been working like a madwoman trying to get it all done before Xmas!
