    Nice. Most of my passive income comes from condos which are fully occupied in both BGC and Makati at the moment. I honestly haven’t bought a condo anywhere else since these 2 are my PLACE of work and are the most familiar to me

      BGC Baguio City? I just surrendered on my 2 units from cubao and sta mesa cuz I heard issues from the media and increased crime for the past several years so I had a change of heart

    There's a lot of condo owners who are selling their pre-selling units at Air Residences....really a price drop! I'm lucky to have a 2-bedroom unit at Air Residences in Makati (right beside The Rise).

    Now is the best time to buy RFO in BGC or rent a unit there. Some unit prices got back to its price 5-7 yrs back and it's a great location. Buyers /renters check it out

    I dont invest in Real estate, but I've followed the market the past 2 years, especially after all the Chinese money started coming in. And this is a pretty good overview.
    I have kids, I work in Makati, and I rent in BGC. It's just a MUCH better deal, for family renters.
    It's crazy that BGC properties are more expensive than Makati.
    BGC rent follows the standard 1000/sqm rate, generally speaking. Which means, that you can get some really great deals, if you look around. Pre-pandemic, rental rates for an 85sqm 2BR in Two Serendra (Alveo) was slightly less than a SMALLER (~68sqm) 2BR in e.g. Columns Legazpi (Alveo).

    Builders and developers in the Philippines are not upfront pricing the condos and houses. Too many add ons. I dont like the idea of paying over a million pesos for a parking space.

    I’ve seen a lot of resales in San Lorenzo Place , Gramercy, Oriental Gardens and many more n Makati, rental rates were around 35-50k Pre pandemic as well as Morgan suites and Stamford in BGC, rental rates now is about $15-21/ month... any rent to own in BGC makati area in your inventory?... thanks a lot this video!

    Is it still worth it to buy smaller cut units for rental or flipping investments given the shift of mindset when the pandemic hit? Like before, people were okay with just small spaces because they're rarely at home because of work, school, social gatherings, etc. Also interesting to know both of your insights on how the mindset is right now of people towards the living setup.. would they still more likely to live alone or would they more likely be living with someone else whether it is a family member, friend, co-worker etc. Thanks to you both!! I just started with real estate learning and investing this year and I have watched multiple real estate videos but most of my favorite real estate videos are your collab videos from 2019 and 2018, and then now 2020 series! Lots of learnings for sure!

      People still want small condos especially workers who want to stay near their workplace during these covid times. During post, covid times budget travelers would go for studios via Airbnb. Ultimately investment of property depends on a person's affordability. With the same amount of money, I would buy 2 studios then buy One big one because if one got no tenant then I still got the other one for my passive income. So I spread my risk.

      Undervalued like alabang. Pero aangat na with sta monica bridge and SS3 (to decongest edsa/C5), giving ortigas much better access
      To me it's 'safer' than bgc, which is just beside the west valley faultline (C5)
