    Sharing a quick interview with Richard Carvajal as he shares his insights on how he is making massive amounts of money from flipping properties.
    The shortest flip that he has ever done, was a 1 month flip! Where he had the chance to find a property priced well and he turned it around at a higher price with little capital and with a massively high upside.
    Flipping in real estate is just like quick trading in the stock market. There are rules, parameters and scenarios that will work if you know how to make the trade work well!

      Marvin Germo is condo unit at BGC okay for flipping? We bought a condo unit at UPTOWN PARKSUITES right across the UPTOWN MALL Pre selling but should be ready for turnover on the first quarter of next year. We are going to pay it off this coming January.

    I own alot of rental properties. Both in the phil. And in europe. Honest ito magsalita. May matutunan ka. I have been doing these also. Mayron lng kulang sa mga videos sir Marvin about rental properties. Iba iba rules, iba rin strategies etc. sa ibang countries. Hindi lahat pareho yong strategies but thank u sa videos mo. I learned alot.

      I prefer to listen to independent brokers than those who focused on a particular developer for a long time since they will usually be used to promoting that developer that they miss out on other opportunities from other developers

    Hi po sir. Pano po malalaman yung current price ng property? s developer po b mismo? and kung isesell po ang property habang nagmomonthly amortization p lng po, wla p s name ko ang property, is it really ok po b n ibenta sya and pwdeng mgpatulong s developer?

    Once again, great video marvin! Very informative & I love the topic of real estate. One suggestion, can you change the rock music in the end of your video coz its so loud. Most of the time im listening to your videos with earphones & whenever the end is close i try to exit before the loud music goes on as it hurts my ears. Small thing, but since its repeated in all your videos, maybe its something you can fix. ;)

    I have this concern. I bought 1 bedroom in The Seasons Residences (tower 2) to be turnover 2024. It’s worth 18M but 20% is payable within 5 years, I’ll be paying $1100/month. The thing is after turnover, loan bank rates are soooo high in Philippines (crazyyy!) that it would cost me at least $2500-$3000/monthly. Not even sure if the monthly renting would pay for itself for the monthly mortgage.

    Paano kung gusto ko ibenta un condo but nka under mortgage pa sa bank..?
    I-assume lng b ung balance? If so, wala akong kinita. Lugi pa because of the dp at bank charges..

    Bros, sorry to burst your bubble, but you can invest in property without taking RE investment courses. There is much free information on internet and also a lot of books, if you want to start, but most important knowledge is always learnt during practice, i.e. through the investing procedure and results themselves.

      stratosphere strauss he mentioned 2x that he only paid for the amount paid by the seller to the company. He even said he only paid 120K but got paid 1million.

      ​@@stocksmarts_ Current marker price now is at 11M plus. I want to sell it 1.2M lower than the market price (negotiable). The project started only last year, the increased in price now is close to 2M. If I'd sell it, the buyer will get more savings than I do. I'm not after for earning more. I just want to sell it now because me and my wife are expecting a baby this year.

      Yes but remember once its collateral to the bank, the policy is not for your beneficiaries anymore. Also you have to breakdown the mortgage charges as the term insurance from the bank is already incorporated there

    So based on richard's response to a comment previously, he offered it to his buyer not at the current value of 4.5M, but at 3.6M, and then closing the sale at the diffrence of what he got it at, which is 2.2M tcp and 3.6M which is 1.4M? Minus 120K, that made him earn 1.2M? Then his buyer went on to pay the 11th month onwards?? Is this even legal? Or is my math just wrong?

      i am not an expert pero legal yan. ipapasa mo lng yung title mo sa new owner tapos sya na yung magtuloy maghulog or fully paid nya. Atleast kung ibibenta na nya ulit yung property it should be in the current market price or lower pra mabenta or depende sa strategy mo. Ganyan lng ginagawa ng mga realtors sa US.

      I once worked in a bank specifically with a real estate loans dept and this is legit. We got clients who sold their properties while they are still paying the developer on dp, others on bank for balance. The new owner will continue paying it to the bank but has to pass the loan requirements too. Client would normally have seen the real tcp which is lower than selling price, but doesn't remove the fact the property appreciates in value. even developers would market the est market value when condo has gone for turnover. great video sir marvin, more more :)

    I just recently bought a condo preselling around Mandaluyong. Planning to have it rented when the time comes. Is it possible to have it rent to own/flip kahit may binabayaran pa akong monthly ammortization by then? Example of my rent-to-own proposal with client:
    5% DP
    15% Payable in 24 months
    80% Bank Finance on the 25th month

      Buy low sell high concept. Its buy high sell higer for SMDC. SMDC is one of the most expensive in terms of per sq meter

    Bale nung nabenta na dun sa 2nd buyer for 3M or so, bukod sa 3M edi tinuloy niya din hulugan sa developer?
    I mean since total na nabayaran pa lang is 120k di ba? Then binili ni sir Richard for same amount... Then nabenta for 3M. So technically di pa bayad si developer... Which ang mag shoulder ay si 2nd buyer?

      Basta sinalo nya ung unang contract which is 2.3... so bnenta nya agad ng 3.3 wala pang additional paymemt... ibig sbhin hiningi nyang down malamang 120k + 1m or 1.12m tapos ituloy nalang ng new buyer ung contract/loan sa bank nung 2.3m
      Kaya kumita sya 1m na cash, malamng dp nya hiningi
