      maybe i can help you looking for a convenient place to live here in metro manila. I'm working in avida a real state properties company. We have our new project in mandaluyong. Avida verge located along EDSA corner Reliance st. Mandaluyong city. This place is very accesible because it is walking distance to EDSA and Manila Railway Station like Boni station and Shaw blvd. Station.. Asside from the MRT . The proposal of the new metro manila subway is very near to the location. The subway connecting route from north to Ninoy Aquino International Airport (NAIA) asside from this the connecting bridge from mandaluyong to BGC bussiness distric is now on going construction the brigde will be passable within this end of 2020. The location is center of all shoping malls, schools, hospitals and offices.

    Actually first i was scared to buy condo now i had 5 condos. I have 2 rfo in araneta and 3 pre selling in shaw blvd. the reason? im scared to get old without investment and income

      Same here, too scared 10yrs ago. Now I took risk 3yrs ago and got 7 units, 3 are rented out and wow earning well 👍 and now I am smdc international broker #smdcteamuk

      I have the same reason why I wanted to invest.
      I need your expertise so I can start my venture in condos. Lets say I'm done paying the down payment and the condo is ready for occupancy, how can you earn or have a cashflow if your monthly amortization with the bank is 30k for 15years?

      area: 28sqm

      @@scoopmoves u can rent it out , there is properrty ,management that can look after your leasing or broker that can find tenant for you. Thats what i do on my units. That rental income pays my bank loan.

    Can i flip it before the turnover? For example 2 or 3 years is the DP and i will flip maybe before turnover. May kita po ba ako if ever?

    As someone watching from the USA, I am assuming all the quoted numbers are in Philippine Pesos so compared to what I might have in freed cash to invest 1 million to 10 million Philippines pesos is cheap compared to here in the States. I might need to get a visa and set up a holding company in the Philippines and purchase 3 to 5 units.

    Sir Marvin, pa include naman po sa next na 101 session. Para po sa mga tight budget like me.
    10 to 20% equity DP kaya po pasok sa budget.
    Pero once po ipasok na sa bank loan lumalaki po kasi ung monthly payment un po ung di na kaya.
    Ano po kaya maganda strategy for that?
    Or any advice po for tight budget na gusto mag condo investing?
    Experience po nila regarding occupancy rate after turnover?

Does the condo depreciate in value as it gets older? At what age of the condo does it start to depreciate? Thanks for your response...

      @@marvbord not directly from developer, they aren't willing to give huge discount with the economic slowdown (8% was the best I got) I would say from other buyers, assume their balance but negotiate hard, there is alot of listings. Reason they could no longer afford to pay the loan.

    How long can I hold a condo property? I understand there is no land title ownership, only air space entitlement. Can I make much money from rentals say in 50 years time of its entire lifespan? I understand the developer owns the land, the building is to be condemned decades later and there is also the monthly dues to be paid. Should I invest instead on apartment buildings owning my own land? It's pretty scary to me if I loan money to finance these condo units but the vacancy rate is high. I hope to pay the loan by renting it out. Townhouse vs Condo? Which is better?

    You can't find now for 1 Million pesos for a Condo! Specially, in the Metropolitan areas! That price maybe in the provinces like perhaps in Davao! Now the price ranges from 6, 7M for a size of 25 to 27 square meters 1 Bedroom (you can imagine how small it is). Before, 25 to 27 square meters was just a Studio type size!😪😪

    Sir Marvin bumili ako ng preselling na condo sabi mo within 3yrs. maturn over na yong unit pero bakit hanggang ngayon taon di pa na turn over sa akin yong unit, nagumpisa ako noong 2012 pa, anong gagawin ko.

      @@guhitarte i believe na ipapaassume balance mo na iyan,NOrmally ang bank pwede mo ifull ang balanace or yung utang mo once ready ka na. Pabayaran mo sa buyer yung natitira mong utang sa bangko at yung naibayad at magpatong ka ng konting tubo. Also, i flip right after turnover, di ako maghihintay ng 5 years, sakit sa ulo yung mga home association dues, mga sira/renovate/palinis ng condo/hanap ng tenant/dealing with problems ..naku maganda ng tumubo sa flip during turnover kesa you deal with all that shit. nakakastress promise lalo na pag lima lima na condo mo.
