- The latest affordable prefab home options has officially been released! I've been following Azure Printed Homes for awhile now and they recently let me know they have a brand new concept that will retail starting at $39,900.00. They now have a lineup of homes ranging in size from 180 sq ft all the way up to a 900 square foot 2 bedroom 1 bathroom home. The last time I talked about Azure they hadn't released floor plans or pricing and now we have access to their entire lineup along with how much they cost. In this video I talk about who they are, what they're building and when you'll be able to get one of their homes. Honestly yeah this would be about the perfect price point for that if you could also keep delivery & assembly under $1k.
Thanks for showing us this, but what smells like a bargain in California doesn't in many parts of the country. These still cost over two hundred dollars per square foot, which brings up the idea that what looks cool isn't affordable, and what is affordable is in no way easy on the eyes. You'd think that if it's so damn much cheaper to use some of these new technologies, that these two factors would eventually come together.
Let us know when that price gets down to fifty dollars a square foot. That would be something that beats the system.

Just my thoughts: Cost of prefab home + transport + land + permits + foundation + installation may equal buying a pre-existing home in many areas. You can not put a prefab home in some areas. If you want to live in a city, incorporated town or the average burbs the chances of this being allowed is very low. In less regulated areas that are more receptive you may have to put in your own utilities. That can be up to 30k. At this time I think these types of tiny homes are better suited to a trailer park, or tiny home, community where you can rent a plot to put it on.

I have dealt with many of the City limit codes you refer to. However, there are some modular companies that manufacture homes that meet or exceed stick built home codes. I like the idea that my new built home isnt getting rained into when the carpenters don't show up!
@@a.michelle343 . By law they have to meet those codes. However, manufactured homes are not allowed in many places I mentioned. Add you must meet certain square footage requirements and they aren't allowed in many places.
In California, this is not only legal, it is extremely common. I was in Culver city a few weeks ago, and almost every home has an
ADU (additional living unit) behind it. It was explained to me that ADUs often allow elderly parents or young adults to live on the same property as their families while maintaining their independence.
@@stevepolakof9484 . I live in a suburb outside New Orleans. In the metro New Orleans area unless the area is zoned for more than one residence you can't have more than one unit/house on that lot. Then there are other regulations like what you can put on that size of lot, size of extra build and distance of building from property line and other structures. You'd also have to meet certain codes for electricity, plumbing and sewage. In my area I don't see this being allowed anyplace except a trailer park. You'd have to go to surrounding unincorporated (country) areas for less regulation.

I have to say I’m so excited to see people LIVING IN THESE. It feels like I have waited forever. I just want to see more people making videos about their homes, their experiences, and how living in an affordable home has changed their lives. And the solutions they have figured out for storage and utilizing space.

I really do hope that printed / manufactured homes come down in price since by the time you get the foundation and services built in, the prices of them are a bit more expensive than buying what is currently on the market.
Buying those types of home is like doing a budget for a movie, the movie cost 100 million to make and most of them cost another 100 million to promote, so you dont need 110 million to make a profit, you need 220 million!!!
Yep I’ve seen big 3 bedroom home with lots of space for $130,000. But they use cement and the use the dirt from the land they are building on. This is way over priced for a very small place. Now the bed is really cool
@@tricillagirl7915 This is obviously priced for the Los Angeles market. I bought a lovely 1,000sqft house in a nice Midwest suburb for just over $100,000. These prices don't include the land, etc.

You have put out so many videos about small houses and affordable houses, with everything you have seen what are the top 5 you would personally recommend based off of space and affordability below 75k?
Kerry congrats on getting an in on pricing before anyone else! I really love this company. At least the homes and what I van see. THIS IS THE pricing that is going to allow people to get creative, add ADU’s so multi generational families can live together, so people can save and travel or buy a another home or a bigger home, and to rent a small but NICE HOUSE. Living affordably shouldn’t be ugly. Studies show depression and anxiety is linked to how your home looks and clutter etc. if we want people to have an affordable option to stay in so they can go to school better their lives or travel or save up for a retirement account THIS IS THE WAY.

You are absolutely correct, I think affordable housing is not always affordable. I am disabled on ssd so I worked diligently to improve my credit score for 2 years. I was looking into a $20,000 tiny home. The builder made these homes for towns and cities to purchase to help homeless people get back on their feet and for people who have low incomes. Because I only make a little over 20,000 a year I can't get a personal loan, rv loan and I have no one who could cosign. Even the loans for bad credit denied me even though my score was higher than they required. I figured I could afford comfortably $900 a month but that would include the lot rent of $200. Plus the government will give me a mortgage thru fha/usda for approximately $150,000.00 but no one will lend me $20,000.00. This is crazy!!
The government of Canada should partner with CMHC and this manufacturer to open a Canadian facility to pump out these Iris models the way cars can be built... Hundreds of Thousands at a time! Yes the demand and size for this unit is that extreme. I know this is EXACTLY the model/size I want to own as I'm away from home at least half the time for work anyway... I just need a home base between projects and this is ideal! Surely I can't be the only one!
Central governmental involvement in housing is what screwed it up in the first place. Now we are to take the poison as the antidote?
In Canada though surely you have the same issue I have in Alaska... that is, I have not seen any specs on how cold a climate these are built for, and how much snow load can it take? Northern locations have unique conditions; condensation in Winter may also be a problem.
I loved the car-penter joke. Comedic timing and talent are transferable skills I'm case your present gig goes the way of Blockbusters. Oh, yeah, love the practical content also. I'm hoping to find a Canadian company for a project in the next 2 to 3 years. But the European market has awesome products generally speaking. You're doing a great job! It's time to consider a comparison between 3D-printed housing units like these and house-trailers, modulars and other double-wides that offer similar features. Living in a rural area in a northern state, I would also wonder about energy efficiency and if it would be possible to build a residential home project like this with a traditional basement underneath (either 4-foot-deep crawlspace or full 8-foot basement for living space and/or storage).

So the one issue I have is that these are ADUs which require a main house to begin with. Or am I missing a piece here(where you can somehow set up the main utilities and have this as a main residence)?
The Boxabl Casita @375sqft for $49,000 is $130/sqft. The Azure's lineup is $220/sqft. So you get to pay nearly twice as much because it's 3D-printed plastic?
These are really cool and the bed going up in the air is a great use of space. I saw a tiny house designed this way, with the bed over the living area. She could lounge on the couch, or lower the bed and sleep there. I look forward to hearing more about the construction, particularly the level of insulation for cold climates.
Thanks, Kerry, have been very interested in Azure. And I don’t think we want to do away with the middleman - with all the options, need ya more! Maybe not so much to buy from across the industry & sell retail (there will be a used market down the line as well), but to tame the customization for buyers maybe with payouts from both the manufacturers to reach a wider audience as well as buyers to get a best fit plus delivery/setup assurance. I certainly appreciate your efforts now.

I guess I should have qualified my comment by saying "affordable in comparison" to some of the others that have been featured on this channel, the $200,000 home was affordable, by comparison.
@@ameobiamicrobiological2366 you could build a stick frame house of the same size for just as much even with the current price hike in lumber.
Part of the affordable housing problem is land. Where are you going to buy land to put a small home on? Then there's lack of infrastructure. Roads, sewage, water and electricity cost money. By the time you buy a 2 bedroom $200k pod, land, pay for installation and amenities, you've spent 300k or more.
Until developers start designing entire communities for pod homes, it just doesn't seem an affordable option.
Struggling towns and cities should invest in faster internet. Then rehab homes in less than desirable areas by offering various kinds of incentives to buyers or investors. Revitalization of existing communities might be a good place to start especially for younger people who can't even afford rent let alone buy a house.
You had me... right up to the point where I saw $199,900. Ouch. The cheaper unit at $39,900 seems affordable, but heck, you could buy a lot of 2x4's and 2x8's for forty grand. I think I'll wait a few more years for prices to come down even further. Good video, thank you.

Kerry I'm a retired senior with 1.1 acre of land outside LA (Stallion Springs) and I thought your comment about only seeing floor plans could change - I like the Azure and have the land - if you can broker the sale, 1.10 acre is enough space to record beginning to end a project you did in CA - Culver City is not that far from the property - I'm on fixed income but live within my means as limited as it is - you need a 'project' and I need a dwelling on my land so I can return to CA - financing needed.

Allowing for the currency conversion rates, you can buy an all year round prefab house or mobile home (you might call them trailer homes, not certain) here complete with central heating and double glazing, up to three bedrooms and two bathrooms for under $100,000. We currently live in one, which is 480sqft and is a three bed (40' x 12') with double glazing and gas fired central heating which has been lived in all year round for the past 15 years (we currently rent it but the owners lived in it with their growing family while they built a house) while their eldest son and daughter-in-law live in a new 2 bed 360sqft one - again all year round with gas fired central heating and double glazing - just behind us. All connected to mains sewage, electricity and water using bottled gas and all much much cheaper than the tiny houses you are showing here although the layouts are much the same. We are in Ireland so need something which will take below zero temperatures (below 32F) and these will. I suspect in many places the same restrictions would apply as for the ''mobile homes'' on the property where I live, namely that they must be fully ''mobile'' but up to building specs as well, and outside of the US - and the need for housing is desperate all over the world and rental prices are beyond the pockets of many people even if you can find somewhere that would allow you to site them on a property (again, many counties won't allow prefab houses) making them them unsuitable for many countries outside of parts of the US.
What does Azure say about off gassing? Given the materials there using it's a big concern of mine.

That price is still crazy. I could buy a condo in the Ozarks for 200k. Granted it's a condo, but I've been living and paying rent for a 1 bedroom apartment since I was 19. A 2 or even 3 bedroom condo by the lakes in one of Missouris best prime locations for the price of on of these homes is value to me. Would I want to live in a condo forever? No but 10 years before I retire I would have enough put back so I could get land and a house for a little more than I spent on the condo and either sell the condo or rent it out. If the big design was closer to 100k then that'd be worth it in my opinion.
But truly if your someone who can go without that super modern look, there are really nice doubles wides in the price range of 100k to 200k that don't look as modern on the outside but look very very nice on the inside. But honestly who doesn't love that modern look, right?

@@KerryTarnow Only been there a hand full of times but each time I had an absolute blast. I remember one time a buddy of mine father in law sold boats for a living and was able to take out one of his half a million dollar boats out for the day and we had all kinds of fun on that thing. I remember pulling up and docking at a very fancy restaurant and literally eating right there on the porch/dick till dark time and then hopping in this really nice boat and pulling off. The Ozarks are awesome for sure!

This looks very doable for the average homeowner looking for a quick/affordable ADU. BUT, the big questions is how does the company plan to get these units into the typical suburban backyard? The typical SO. CAL suburban home has very little room on the sides all due to strict building codes that pack homes really tight next to each other.
Kerry, when you do talk to them face to face, PLEASE find out how this can be done.
You have been covering so many prefab videos. I'm so thankful. I'm thinking about creating small 1 person (maybe 10-15) community of prefab houses in my property. Since you done so many I want to ask if you were to create what would be your first second third choices of smallest prefabs. This is just research purposes.
The azure homes are a cool idea! I have some questions. Is this home earthquake resistant, could it handle a big earthquake? Longevity, how long is it expected to last? Wind, can it handle a hurricane! What is the warranty for this home? I like it, but I’m more concerned about quality, then how many homes they can mass produce, cheap. 👍🏻😊

Very attractive homes. I am just not feeling trustful of a bed being stored at the top of the ceiling. The kitchen is way to small for me. I think these homes are great for people on the go that mostly eat from restaurants. The homes are not family friendly at all. Love the shape and the wood look on the outside.

I don't view a 2 bedroom 900 SF home for 200K as affordable. You can build a double wide modular home for 50K less and more space. The tiny homes I could understand. Nice video
still easily double what it would cost to build on site. No insulation statements. In our area anything less than 700 sqft in not habitable for the entire year so you don't see tiny houses. If I owned more than 40 acres then I can put something like this without all of the special permitting processes. Looks nice and I like the idea just have to have the city, county and state governments get on board

Affordability is obviously subjective but I base it on income and how much you're spending of it... 30% Most people these days are living beyond that because there are no alternatives... But I'd say anything under $50K for a half-sized unit or $100K for a full-sized house is "affordable" broadly speaking... What's a half size? 400 sq ft or less.... And why that size? That used to be the bare minimum you could build a suite in most cities including NYC. At least as of 1987 until 2015 when the restrictions were rolled back and Carmel Place micro apartment block in Kips Bay went up. 55 units each about 300 sq ft with 10' ceilings. I'd love for you to do a video on it because to me this was the prototype design of a building concept that should have been standardized and build across the world millions of times...
Micro apartments should not be legal. Even normal sized apartments means many people will be kept awake at night because of paper thin walls/noisy neighbors. Now consider both psychological need for space and the fact the people tend to have babies (often unplanned) or people need to move in with a friend after an injury or being laid off.
I'm betting micro apartments will bring an increase in intimate partner violence and school children struggling more in school.
Not really into plastic as it affects the hormones from its offgassing. How about an air quality test once a new home is made to check the toxins in the air? May take a year to offgas.

I only paid $15,500 for my used site built home that is three bedroom two bath one car garage detached at approximately 1300 ft and my property taxes are less than $300 per year. I would love to live in one of the homes that you featured in this video but there's none that compares to what I already have. I purchased my existing home in 2019.

Interesting to still see people questioning the value propositions between site-built and factory-built homes. I understand it's easy to make a comparison to, essentially, trailer homes that are cheap and plentiful. It's essentially important to understand these homes - printed, modular, container, etc. - are almost all CAD designed making the most of the design and engineering, are built indoors in the very best of conditions, use (largely) better and friendlier materials, and incorporate much more contemporary features and comfort. Of course, they will become less expensive than they are now, but in most cases they are - in the long run - less expensive and much more durable than stick-builts. An inside builders' "joke" is what we get in a track-housing development, in all it's Craftsman glory, is a 20-year house. That's because they will barely last 20 years - or about 10 years shy of a typical mortgage. These are ALL over the US and are the subject of many lawsuits. Would I take better quality, modern features, reduced impact, and lose some square footage to avoid the crap built today? What do you think?

I know this is really pushing it but I live on a fixed income in Vietnam. Are there any prefab homes available in the $20,000 range and what would it cost to ship it to Vietnam?
Can you get regular home insurance for these new prefab home. It seems unlikely given there is no stats on how long they will last. What if they leak? who will repair? cool but to much right now to risk.

A sq foot. and put it together then hire someone to do the electrical (This is for a small tiny home) then hire someone to put the toilet in. Do it as you
go. If the lender turns you down. The people with no or maybe just one bad credit they have all the money because they don't have bills. I haven't applied yet. I have no credit and one $500 collection in dispute. I pay almost 900 a month now for a nothing small apt Alleays paid on time. Then those calculators say I qualify for $500 a month loan. Does that make since.
Would this work in cold climates?
I have a 2400 sq ft modular home with 4 bedrooms 3 baths and I only paid 142k in 2001. I couldn't afford house prices today
I live in Norway and we have a hard climate so I wonder how many of these prefab homes that can be used without doing any extra isolation. I don't think there are many of those.
This might be a stupid and basic question.... but are these homes "strong"!? if you get 4 feet of snow on the roof, will it collapse!?

@@OurMackeyAndDottieShow i live in NC and it is so hard to find out if you're allowed to have prefabs. It took me months to get someone at the housing department to tell me there was no minimum size limit for homes. The website was a waste of time. I guess a builder or contractor is my next phone call. Hopefully they give me the correct information
Most places INSIDE city limits ties your hands and your freedoms in a million different ways. Buying a lot not in subdivision you can useually do whatever you want...certain states have general building codes, but most of these modulars meet or exceed them. These new guys arn't stupid
What climate conditions are these rated for? I'm in Alaska can these deal with 40 below zero and heavy snow loads?

New subscriber (as of today). Wondering how difficult it would be to do a segment on affordable, 2 bedroom prefabs that would survive the harsh conditions of Alaska (hello from Alaska). I'm not in the market yet, but very curious since most dwellings are of course pictured in great dry, warm, vacation-like climates unlike our 4ft snowdrifts on top of the roofs and temps reaching -30*F (rendering solar only available in summer, structural integrity a must, and of course insulation factors). U sir, ROCK!

The question is land to put these homes on. Right now there are no developers setting up property lots for whole communities of these types of houses. The houses may be affordable but the question is land cost and local permitting.

Traditional construction still available in my area for $200,000 and under, including the land. The studio may be okay for a vacation home or senior assisted living.

And yes, there are people from many socio-economic backgrounds living together in my area as in other parts of the world. The internet is a great equalizer, where you can live anywhere today and have 98% of the world's knowledge in your smartphone. Everyone is learning by seeing constant clips of one another outside of the mainstream media (MSM). Woe to the political secrecy of the past, on all sides.

Prices are going up and getting close to regular built homes. Whats the point of sacrificing space, closets laundry, etc if you will be paying close to what you would for a regular home.
