      --esp. when so many are $400 per sq ft-why go tiny when We could build it with average builder for $200 ish sq foot-50% savings?
      - OR if this may help any on the fence with Tiny bc of sq ftafe chg-I found a couple Park Modle Size Manufactured Homes Comfortsble-under 500 sq ft w many Windows across whole front as the Vaulted w front windows & also many including sliders, painted white-very close to this look for $100 + sq ft/ much under $200 sq ft.-could add own skylights no leak -yes they exist if they are installed correctly, & sliders come w plan-
      - Can Really save by - ordering a Manufactured home-FRAME/SHELL-from Manufacturer, VERY notable cost savings per sq ft-If do own or hire only HVAC simple under floor radiant or put in a small furnace even outside system. Most Non-Manuf. prob be higher quality for the same price-b careful w some things are "off" sizes for exchanging some regular stick built doors--for non- manufactured homes, to Manufactured- verify measure & check that your (Home Store) purchase will fit into the Manufactured Home Door frame-may need whole frame-
      BUT- Doors, cabinets, bathtubs, etc-trim, gutters, outside stairs, shutters, etc., lights, doors, anything else that is basic or charged as an "upgrade"-- if do a few extras outside yourself--on your land w/foundation -Basement? Crawlspace? Or Park lot.....
      Tiny Village?
      Just ordering the Basic Shell of a Manuf Home-which is up to Boca Code (stick built national code U.S.) then building inside, walls, cabinets, trim, flooring, lighting, etc.
      Yourself or even handyman highred-should be able to by being frugal, with standard Building supplies, Save significantly & better quality 4 price-- Regular Manuf. Homes, this is where they make their income-by upgrades, which most ppl will want, & most are still highly marked-comparatively, so please be respectful!!
      Pay the salesman a % or don't get them angry-BY Just wanting to walk away free & clear-if not buying at wharehouse! Still *signifivant savings-most likely!!
      Wanting to give them zero-Not good- bc they will stop offering it or cancel your sale, they like to feed their families!- but they charge 17k for a heating system for under 500 sq ft- & anything attractive outside & inside is very overpriced to create a profit-which is their Business so remb they are working with you-be knowledgeable b4 hand which will help with your gaining a deal but not being insulting to the dealer if they have the modle you like etc-& not directly from manufacturer.
      Great way to have the Shell, or Outside & enclosed-& plumbing already finished-& prob. the drywall/sheetrock-windows-which in the U.S. Shortly- Will require 2x panels windows that are also High Efficiency & appliances that are only Electric & High E. also-even if you hate electric burners- (not my decision).
      A/C & dishwashers will be a thing if the past also, as they are not considered sustainable-to prepare everyone....
      May want to invest in a few ceiling fans for sure well energy rated! Maybe a dehumidifier-which is actually what causes most of discomfort & paint Manuf H. roofs etc., with White reflective paint/Solar?
      **(Used) M.H. Trailers -Nicer than construction site- are even More $$ economical if they are priced correctly-& can save more if bought right & remb to add the Shipping costs by licensed co, & Permits-esp. TRANSPORT INSURANCE 4 the Delivery!! (Read horror stories) Etc into anything shipped!!

    Pricepoint? Of course, that's great. I am older, nearing retirement, and could probably be happy in 1000 to 1200 sqr ft. What I want is a very smart one-level (no stairs/ladders) design with a bedroom separate from the living space. IMO 2 burner cooktops are sufficient but a lot of these kitchen sinks are too small to wash pots and pans. You have given me a lot of options to look at. Have yet to find my Goldilocks of space, design, and affordability. Keep the videos coming!

When you go to visit These builders, Kerry, let them know that Arizona is building warehouses like crazy.. This is all I have been building for the last 5 years in Phoenix. Warehouse after warehouse after warehouse. Maybe we can work together to get some of these home builders in the United States.

    My favorite feature, besides the high ceilings and natural light which make it spacious inside, is the fact that there is NO PAINT !!! Yes !!! I can't stress that enough. Paint gets old, dirty, and peels and crumbles... and then you have to repaint the entire interior again, usually every 5 years. Such a headache. It never looks as good as the first time and paint splatters get everywhere. The wood walls and ceiling are stunning and will age with beautiful patina over time... just like Kerry Tarnow.

    • @marshallallied

      Maybe you're just a sloppy painter...
      You know you have to wet sand any painted surface before you put more paint on it, right? Otherwise, it gets flaky and you have to layer it on thicker for it to stick. Also, newspaper and drop cloths exist. If you're gonna complain, at least complain about VOCs or toxic pigments. But then, with all the particle board and plastic in this house, it would really invalidate such an argument. It is really annoying when people refer to manufactured board as 'wood'. That's not what it is. It is a bunch of sawdust held together with glue or plastic. Now, if you made particle board using casein glue or bioplastic resin as the binder, it might be able to be considered as 'green' at least.

    • @davidhunternyc1
      @davidhunternyc1 Рік тому

      @@Lurch-Bot Maybe you're just an a-hole... A sloppy painter? It doesn't matter. I push two elements of interior architecture. 1) NO PAINT 2) NO POT LIGHTS. I don't need to explain myself. If you want to paint your house, go for it. If you want to buy a horse and buggy instead of car, go for it.

    Second time watching. Excellent Q and A , with the producer of these homes, Kerry. and entire vid wonderfully done...I want to add that i think your reviews in these vids are better than any cost of any advertising would even come close to doing as well. And the exposure with the consistent audience you have who appreciate what you say and show us knowing your integrity and knowledge you bring to it must be worth a lot to those you review as well as to the audience who consistently love your work.

      @TheTiivik Рік тому +1

      @@skyak4493 Delivery to Estonia :) Site prep depends a lot on the circumstances, but on a high level and in my circumstance (plot that's covered in forest), that meant - 1. cutting down enough trees to make way for the road and house 2. building the gravel road that is wide enough and supports the weight of truck + crane + house. In my case supports 30+ tons or so 3. Screw pile installation as foundation for the house 4. Canalisation works 5. 30m deep borehole for water 6. Running water pipes to the future location of the house 7. Running low current electrical cable to the future location of the house. All while trying to minimize the amount of trees that need to be taken down / impact to the plot/environment. Again all this depends on the circumstances and what's already available or not for the plot.
      Happy to answer any more specific questions if you have! (I went into this 9 months ago being completely incompetent :D )

      @@TheTiivik Thank you so much for the information/experience. I have follow up questions on items 3 and 4;
      3 How many piles are required for the foundation or what is the maximum distance between piles?
      4 What do you mean by "canalization"? Drainage considerations so there is never standing water under the home?

    • @TheTiivik
      @TheTiivik Рік тому

      @@skyak4493Hey! In the case of Nordic, 16 screw piles. The company gives you house and foundation schematics with exact measurements. For canalization - I went with 10m3 underground canalization water collector, located 5m from the house. Dirty water flows from the house to the collector, which is then emptied about 2 times per year.

    Totally agree with exorbitant cost for small homes. I quit watching your videos as it seemed this lifestyle was out of reach as a cost effective solution for a retired couple in Canada (Ontario). So I appreciate your effort here. Still want this type of home to be my next step. I’ll have to see if I have the energy for the process. Thanks for your awareness of what consumers are looking for.

    There's no question that aesthetically the home looks very nice. And it's hard to beat the price point. That being said, other than the closet that appeared to be in the bedroom, I saw no other storage elsewhere. Where does one hang up one's coats or store things like a vacuum cleaner, sports equipment, etc. The kitchen was pretty small and looked it only had a 2 burner cooktop, but no stove, and I don't recall you pointing out where the fridge was. You mentioned how cool the loft space was for 2 kids. Where do they store their things, (ie. clothes, toys, etc.)? So again, aesthetically quite lovely, but as a full time home for more than one person doesn't seem very practical.

      More "Instagram" than "home" for sure. This model is the same size as a "Park Model". Lately PMs fully equipped with absolutely everything high end are ~$100k.
      PMs have more window area but these have bigger unobstructed windows. Visually these look 1/3 bigger, but they have less than 1/3 the storage.

    • @morgan3688
      @morgan3688 Рік тому

      @@Lockke_problem is you need a bigger structure to make the floorplan better. Then the price goes up, it has to play by different rules, the quality expectations of components goes up, the needs of the prospective client change because you moved from one price bracket to another... suddenly you have 1200-1800sf of usable house that costs 350k

    What they really need to do is start a manufacturing plant here in the US. The shipping puts it into a price-range that's not really competitive with some homes in the US. I do like the idea and I subscribed to your channel to see more possibilities. I'd love to know if there are off-grid fully self-sustaining homes that are reasonably inexpensive. I prefer more room on one level than less on two. Some of these companies could apply for federal funding to help provide these kinds of homes to low income, elderly, and disabled. If they were full solar with battery back-up it would also cut monthly living costs tremendously.

    • @agl5132
      @agl5132 Рік тому +2

      That would be fabulous but even with what it cost to ship and send crews to install it's still probably cheaper. Once they hit the American market the price of materials, labor etc skyrockets. I've been in Europe the past five years and will be returning in 6-9 months. Reverse culture shock as in only five years I will have to triple my income to even rent comfortably in the US. It would be nice if they could have a warehouse with display homes in the states and maybe build in Europe then ship and store them. Maybe this will happen. I'm sure they want to test the market first. They've obviously brought their teams up to date on what housing regs are required in the US. Definitely a company to watch. 👏🏼

    I've been thinking about adding something like this on my property to serve as a rental/ADU. The price is attractive, but I'll bet it really adds up by the time it arrives at your location and all the services/utilities are added and hooked up. I can image getting all the permitting and passing codes might be a nightmare too in some locations... I'd be willing to bet it would be a major PITA in my location in CT!

    • @morgan3688
      @morgan3688 Рік тому +1

      It would not pass code in the majority of US cities as a primary dwelling, if it was site built. In some it wont pass as an AD. Counties vary wildly on code adoption and enforcement.
      It may get special rules as a modular, but many cities and neighborhoods outright prohibit modular in most cases.
      It does not meet egress, energy, fire, electrical, or plumbing code for most jurisdictions. Mobile homes have the same problems, so the products are definitely marketable, but should not be construed as the equivalent or as a replacement of a real house. It is a temporary disposable dwelling to be used and replaced, or simply abandoned.

      @@morgan3688 I'm looking at this sort of home or use as a primary dwelling undergoing code scrutiny. Did you get the specs from either this channel or IlumHouse? I didn't see the issues that you pointed out (as long as you aren't calling the loft 'habitable space') just from the video, but I don't see specs anywhere either. I'm also not sure if they are calling this home 'manufactured' 'modular' or 'prefab', which makes a BIG difference, as you've eluded, to where it could be placed.

    Latvia and Estonia seem to be making real waves in industry since they left the USSR. I have a family friend who retired to Latvia after going to a language immersion thing. He loved it there.
    I’m sure if they can keep this pricing after they get their houses established they will want to build a factory here. Well, states are clamoring for them. One sure way to get the price of housing down is build good houses cheaply. There is a ton of need.
