Modular & Tiny Homes are going to price themselves right out of the market. They are currently trendy choices, but if they don't keep within the original intent, they'll be replaced with an affordable option.
I live in a smaller town in Canada up north of Toronto. You can only get a really outdated shitty home here for $550,000 CA dollars. So basically $400,000+ US Dollars. So $299K for this would be a steal and it's brand new. And far better than some of the homes now on sale.. The housing market is f'ed in Canada.
Well. I kinda like it, it's definitely crisp, but there's a few things I'd have to change, it'd need a pantry and the sink off the island. But like another viewer posted, $300K is too much for this home. Great tour Timothy
Hmm I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!
There is no greater freedom than handing back the key to a airbnb apartment knowing someone else has to maintain it. If you enjoy renovating and decorating then perhaps home ownership is for you. For me, property is another way we get tied down and outside of exceptional cases I'd rather invest in stocks to get exposure to real estate and other investment opportunities.

That is a pricey home, but I LOVE the sleek, modern, and simple design of it. And if I had the money, I would be highly tempted to buy it. The modern styling on that home is something I am a big fan of!
I like this one. The single thing I would change would be to build the first hall closet just outside the front bedroom into the bath, so you could store towels etc in there. The 2nd closet is really all that is necessary for coats etc., with the kitchen offering sufficient storage for cleaning supplies etc. You could keep your housekeeping tools (vacuum, mops etc.) in the laundry room. Well thought out and very spacious. Far too expensive.
I have just started to watch and want to say I love that a company has finally given buyers an option with exterior design - yay for them 👏🏻👏🏻👏🏻👏🏻 I be back after watching this video. Thank you Timothy and Jenn🙏🏻
While the exterior has a wow factor bc of the modern styling, the interior layout is less desirable. The biggest no from me is the kitchen tho. Imagine having to walk around that big island every time u needed something out of the fridge while ur cooking.
It looks like a Doctors Office when you walk in. The waiting room, the appointment desk, go through a little hallway and wow there is all the Exam rooms on your right. This would be great for a Doctor just starting his practice!!
I really like the house. The only thing I'm not a fan of is the placement of the sink, frig, stove & microwave. It should be a triangle. Other than that it's really nice.
Hi Tim, we are a modular builder and are finishing this exact home in Winchester VA. Love your videos. We build about 30 modular homes a year and would love to show you some of our great homes!!
Pricy and for my taste way too open. But it is amazingly wonderful to see the changes finally taking hold in module /mobile homes. Good work all and great channel.
Modular is not mobile. Modular is the same as stick built, but built indoors and then transported to the site. One installed on a foundation it is indistinguishable from a site built house.
I Love It! ❤ Seems pretty spacious and I Love all the storage options. The style of this home is so me. But, I have to agree, the price is quite high, especially when there's no garage. Good tour though.
Awesome!! I really enjoy all the variety of homes, builders & locations. You guys are hitting it out of the ball park! Hope you have a great blessed weekend!
I love this home. The exterior is wonderful. The price is a bit higher than I thought, but it looks way better than most modular homes. I’m thinking if I tried to build this it would be closer to $500,00 in Charlotte, NC. Love this house.
Wow! It’s a beautiful home …but… prices have really shot through the roof. 😵😵💫 I have a modular home on a permanent foundation, 1934sqFt. 3beds/2bath. All bedrooms have walk-in closets, with a full size laundry room and utility sink, walk-in pantry. $177,000+\- and it included the land, utility hookup, septic tank, real brick squirting to cover the 3ft tall in height crawl space, AND asphalt circular drive way and the sod for both front and backyard was done as well. More amenities like wood burning fireplace, 2x6 construction, Pretty good R-ratings as well, etc. It was a brand new built as well. But, this was back in 2016. Yikes! Location: NW Florida. Coastal.
Love the floor plan, love love love the kitchen, with the 3rd counter which could be setup as a coffee station. That's my dream house. The only 2 things I would change is the laundry, I would love a sink and cupboards in there, and I would get rid of that silly desk thing in the master. That's a toe breaker if ever I saw one, lol
This house looks stunning however would need some redesign for me. I hate having the kitchen sink in the island. Master bedroom was to small. It was the same size as the second bedroom. Closet was also to small and the one side looked awkward with the wall there. I need a tub in the master bath. There was no linen closet, pantry with room for a freezer, etc. In short for the price the features I need aren't there. I guess you are paying for the design, which was beautiful, but just missed the mark on livability for me as is.
I love the look of the outside - inside looks like a shot gun style home from down South. Now it needs some rain barrels, solar roof panels and lots of veggie gardens around the outside. I like the garage that goes with it - you could catch even more rain water.
I love modern home designs, but this home was lacking on the inside for me. I was expecting to see a very high vaulted ceiling in the master, but nope. LOL great tour regardless thank you! 👍
This is a very impressive house! I live in Miami, the tropical storms and hurricanes we experience would make this home unsafe unfortunately! Love the design though.
It is okay, but... Price is too high for what you get in my opinion. I always think, "Where would the designer hang his coats, have his family put their coats, and if you have guests where do their coats go?" For the price of this place it darn well better have coat closets for me to entertain buying one. Also at that price it should have a half bath.
This home is AH-MAZING!!!! I saw that a garage with a breezeway could be added - how cool is that!!! I’m not sure if it was mentioned but I’d think 🤔 that window in the utility room would easily convert into the entry door from the breezeway.
I saw the thumbnail earlier however I was traveling and couldn't watch. But this is a WOW-MAZING home! I love the cabinets in the kitchen. I would have to take out the carpet and just have the same flooring throughout... And possibly ask for a bench in the master shower. Other than that, this is beautiful.
Man, I am approaching my 40s. I REALLY became a guy who watches stuff like this longing for the day that I may own a home myself. At my age, every day that passes, it is an increasingly further possibility. I just want a little place- doesn't even have to be big, to be alone and to be a place that belongs to me.
Thank you again Tim not your fault that they are charging and insane amount for trailers at the end of the day this is just a trailer your work is very thorough and you are appreciated
Love the exterior and the interior of this modular home. Design in the interior is simple and beautiful. Why so much money? Not saying that a modular home is not real, but you can buy a real home for less or the same amount and its stable.
Okay, after watching video, I have ideas. I would ABSOLUTELY change the countertop on the island to quartz instead of that cheap looking grey whatever it is!! And I would opt for the island and other cabinet base colors to be the grey that is used for the wall base cabinets. And then opt for a bit lighter toned (maybe 2 shades) upper cabinets. Another change I'd make are sturdier hanging rods in the closets, opting for steel tube or solid wood rods. What's in this home looks like really cheap aluminum. And I'm a bath girl, so that master bath would definitely need a slope-back soaking tub that I could enjoy! And finally, LVP/EVP flooring throughout - omitting carpet entirely! And like you Timothy, I love that the master closet is not inside nor has access to the master bathroom. In saying that, I'd increase the closet size to incorporate drawer and shelf space, so there's no need for separate dresser/armoire/chest of drawers in the bedroom space. Thus, I'd opt for makeing the bedroom quite a bit smaller with just enough space for a queen-sized bed with nightstands on either side and maybe an accent chair with ottoman or a chaise lounge/"fainting chair" for a cozy reading spot. Honestly, I'd want a larger utility room space with room for a "drop zone," an additional refrigerator/freezer, and an additional space for my kitty cat's litterboxes. Overall, this is a good layout, but with the changes I've mentioned.
Nice house, I would move the kitchen to that back end and move dining into the middle. That would make the kitchen closer for when you entertain out back. And I would also remove some of the windows.
I like the home. Not too big not too small. The bedrooms are a nice size. But the kitchen design I'm not crazy about. As another person posted, having to walk around the island to go to the fridge when you're cooking would be annoying. I myself do not like glass top stoves or having a sink in the island. The side of the island for folks to sit looks rather narrow. And lastly, the master ensuite needs a tub imo. The shower design in all these homes kill me. If they are going to have a walk in shower the least they can is put the handle to turn it on closer to the opening of the shower, so you don't have to walk all the way in to turn it on and risk getting sprayed with freezing cold water! I don't know anyone who hops right in the shower and turns it on. They warm it up first.
Also on the front of this building we would like to see the roof area come out over the porch having the port screened in the area closed in and screened real nice to keep out mosquitoes and other pesty insects
$300k, at $188/sq ft, before installation!!!! I guess the sales manager really believes that there is a sucker born every minute. The kitchen and bathrooms are of cheap quality. You can do better with Ikea furnishings.
I absolutely love this home!! In the space past the kitchen, I would put a large round table to seat 6. Since I live in NYC, and pay a fortune to live here (My 3 br/2 bath apartment cost me $2.6 million and that was considered reasonable...lol), the price of $300K for this seems like a steal to me. One day, hopefully before I am murdered here NY, I will move into a beautiful home like this. Thanks for the video...xoxo
I love ❤️ it. I only need 1/2 of this (2 bedroom, 1 bathroom) to put on my family land in rural Virginia when l retire. I hope the prices come down in the next 4 years.

Also on the front of this building we would like to see the roof area come out over the porch having the port screened in the area closed in and screened real nice to keep out mosquitoes and other pesty insects
Too expensive
Hey jonette
That's absolutely gorgeous!!! The only thing I'd change is put a claw foot tub in somewhere.
$300k, at $188/sq ft, before installation!!!! I guess the sales manager really believes that there is a sucker born every minute. The kitchen and bathrooms are of cheap quality. You can do better with Ikea furnishings.
Really beautiful and a good use of space…love the fixtures and fitting too. Seems quite homely.😊
@Brocephus McGillicutty Thank you for your kind wish. I, too, hope to escape here one day. Stay safe and God Bless.
sell it and by. mansion in the midwest....unless youre a liberal, then stay there, please. you've earned that right to stay in what you built. lol!
@@vegasprogambler5336 If I was a liberal, why would I ever want to leave? This is blue heaven...lmao
You NY & CA people are part of the reason real estate is so rediculous. This isn't worth 300k wtf
@@Grant849 We just might be the reason that most people can spell "ridiculous"!! FOOL!!
Cool house (love the garage option)...the kitchen needs a re-think 🤔
Beautiful, beautiful beautiful
Amazing. Worth every penny.
Thank you. You could switch the Living room dinning room around to have a brighter cosy living room :)
The low ceiling pitch reminds me of mobile homes
It's beautiful. I would love it.
A few ramps, single story and a plan that is wheelchair accessible can be made, great for walkers also.
My wife and I love this model! Thanks for the Vid!
I love ❤️ it. I only need 1/2 of this (2 bedroom, 1 bathroom) to put on my family land in rural Virginia when l retire. I hope the prices come down in the next 4 years.
I love this modular home it’s beautiful
Awesome I love it... And I really love the last bedroom I guess that would be the Master Bedroom--That Shower Set-up Is Awesome Looking...
Absolutely beautiful it looks nice and comfortable love it
Great Job on handling the camera without alot of fidgitty sudden movements.
The front door and main shower was nice.
Happy to see something more (MCM) modern and not farmhouse for once.
I love it! I've always wanted a modular home.
The kitchen is the only reason I keep re watching this video
Very attractive...and clever design for a split bedroom floor plan.
I just redesigned the front as I looked at it!!!
Subway tiles. Black gray.
Vinyl flooring and fiberglass tub/shower are cheap materials for 300k
This is friggin beautiful..especially with that garage and breezeway.
Absolutely STUNNING!!
Why would anyone in their right mind pay that much? You can build a huge custom home for that much even in Florida
Finally! A kitchen that doesn’t have white or gray shaker cabinets. 🙌
That gap in the flooring as you walk in is a nice touch, I hope that much quality continues through the house.
Lol...that's the first thing I seen...
A nice bug out crib to place on some land. It is gorgeous!
