Yes it will be and probably big snow drifts with the wind blowing between there. I had the thought of putting some sort of temporary roof over it for the winter but not sure what I would do with it. No kidding?! Where do you live? It is my understanding as long as you own the property you can put a home on it. There are different building codes for a manufactured house compared to a stick built but still can be done.

Oh your not to far away from the UP. Your probably right with trying to put one in inside city limits. I'm sure there is ordinances and restrictions. It's kind of an old school thought of a manufactured home looking like they used too. Now a days they look just like a stick built house. If you can find property outside of the city limits, even just an acre or so you will probably have better luck not having to deal with ordinances. Maybe try talking to the place were you would be getting the manufactured home. They will have a lot of answers for you I bet.

Buying a used home is a great idea. We bought a used single wide and lived in it for about 10 years. Then upgraded to the double wide. We purchased both of them from Phil and Lees out of Escanaba. They usually have a good selection of used ones. Good luck!

The folks I know down here in the south complain of high electric bills during the extreme heat & cold (for us), but they’re older construction. I’m sure they can upgrade insulation to a point, but would appreciate your opinion comparing your previous single wide to the double wide. Thanks.
Good question! Older mobile homes aren't insulated well and only have 2x4 walls. Both my single wide and now my double wide had good 2x6 insulated walls. How ever part the single wide had a vaulted ceiling that wasn't insulated well and also had very poor windows. This made it hot in the summer and a little cold in the winter. The new double wide has a good insulated ceiling but still having 8' ceiling height. It also has good double pain windows. I'm actually impressed how well the new house is insulated and sealed. The folks who convert sheds to houses recommend having spray foam & as many good options as possible for insulation, dealing with moisture, etc. I’m thinking it would be better for me just to get a well insulated double wide similar to yours when I can, in order to save time compared to converting a shed. Thank you for your expertise on the subject.
I wonder if it took 3 months to be allowed to move in? Or just final inspection overall. If I had my dblwde connected & its finished inside but just lacking porch/decking code clearance i would think u should of already been living in it after the tie downs, pvc & electric connects are good to go. The county codes cost u money & time along with penalties if not done on time or to " there satisfaction ". One thing about living in the Ozarks is u can build your own property & home to suit u & your needs & not some glorified code enforcement permitting money machine. Sorry, have a nice day.
Oh for sure. We started moving into it right away after we got everything hooked up. We weren't technically suppose to until we got a letter in the mail that the home is inhabitable but there was no way we were waiting that long. I gripped and grumbled the entire time about the permitting process and inspections and the cost of them. Got it done though and we are happy with it. Thanks for watching and commenting!

Im going to Demo our current mobile home (69 model), but won't leave my family homeless until I see our dblwde ready to be delivered. Has to be built in Ga. (Live oaks brand), & delivered in florida to Ocalas dealership. Then we wait for direct delivery. Ive been told December......... The permitting I'm letting the dealership handle because they know every step & the systematic process but, waiting for them to schedule & actually come & do inspections that is already on my mind. There are no impacts fees in lake county but there are multiple permits & no one is in a hurry!! Purchasing a custom 2x6 Monster mansion 32' x 80'. $165k. All upgrades 9' ceilings, etc 5/3. Im expecting to care for both 90 year old parents (dementia care, etc), & need 2-3 masters with bathrooms. I very much appreciate u taking the time to respond. They want $500 for 1 cheap "access steps" so im going to build the temps & then the porch & ramp after there gone!! They wanted $10k for a open porch & ramp 8' x 10'. Hope your family is safe & happy with your new home. Any other ideas or concerns u could mention would certainly be appreciated! We have free snow removal here in Florida.....lol Be blessed!
@Kurt Cooper That will be a huge house!! It's definitely a hurry up and wait kind of project. As far as the decks go, the house had to have permanent decks on it that "are not" attached to the house before the project was considered complete. I don't remember if that was a building inspector rule or the finance company rule. It may not be a thing were you live though but something to consider. We ran into a few loss plumbing fixtures when we got our home. Loose drain traps, the outside faucet wasn't even hooked up. I'm sure yours won't be like that but be ready to turn the water off when first hooking it up. There will probably be debris in the water lines, so if your sink faucets all of a sudden stop working or seem to have no pressure. Take the little screen off and I bet there will be plastic pieces just from the new pipes and being installed. Anyway, congratulations on the nice new house. Hopefully it gets to you sooner than you expect. Come back and share a picture when you get it. I would love to see it.

U only have to read the reviews of the dealerships dependability to start to become paranoid....lol Florida is a different breed of folks from the Ozarks i grew up. They don't show up when scheduled & they take days to finish jobs because they attend to whos paying them the most @ any particular job. Also, get everything in writing as most down here, no speak English when it serves them best. Most crews that show up don't speak English on purpose! Appreciate your insite. Blessings to u.

It definitely can be done. Hiring a company to do it would be the best way.

Delivery and the set of the house was included in the price of the house.
where did the single wide go?
We were able to trade it in with the company that we bought the new one from. They came and removed it a week or two after delivering the new one.

How much did it cost to have the old home hauled away?
Removing the old house was part of the negotiation of purchasing the new house. They also bought the old house from me. Hope that helps!
