I am so mad! Listening to this has made me realize that I probably coud have reached my dream years ago. When I get off of this 285 parking lot, I'm applying. Hey Shaheeda, I don't remember the mortgage lender stating whether you can use national and State DPA. That will be sweet! Also, he did not mention that you have to take a class BEFORE closing! This is why so many people end up using it! I got qualified... but now because of this interview, I'm gonna wait six months, then apply again, so it does not lower my score...i am literally debt free since PSLF canceled all of my student loans!....lol
A lot of times you cannot use both, congrats on you PSLF!
Every person I know that's purchased a home recently have been single moms... very encouraging

About a couple of years ago during covid, I went to a lender to see if I could get pre-approved and I had a score of 620. They denied me and told me I needed to be higher. Hearing all these stories and reading all the advice, it's safe to say I might of went to the wrong lender. Let me get $5 in my acc, lol jk jk knock on wood

It really would be great if it was true! I called this lender and nothing was true. I got a negative response and he seemed uninterested in helping. He didn’t even run my information and said he can’t help. I called another lender and have a pre approval in 24 hours.

I can't help but say what everyone here is saying. This was extremely informative. Pertinent veriety of questions with viable solutions. Inspires and gives me confidence. And for me, it shows that I'm in a better position to buy a home than I thought I was. I'm currently in the process of moving. I always thought foreclosures were nasty and gross but I saw one yesterday that was so Beautiful! The problem is that I have an FHA loan and I hope it won't prevent me from purchasing this property.

Now days is dangerous and skeptical about applying on line nothing like going to the lenders office and also start creating a relationship that’s the reason many new buyers go straight to the Bank to apply for a mortgage loan

Hello. FYI, if the owner of a home dies and the home has an outstanding mortgage balanced owed, the heirs must apply and be approve in order to pay the remaining balance if the mortgage is not an assumed mortgage. This clause will be written in the disclosures.
If you continue to pay the mortgage as agreed you do not have to qualify for the mortgage. www.rocketmortgage.com/learn/who-is-responsible-for-a-mortgage-after-the-borrower-dies
@@ShaheedahHill Hello. Thanks for replying. However, there must be caveats per lender. For example my grandmother transitioned and had an outstanding small lien on her property. The heirs , ( one of her son’s) did not wish to sale the home. The agreement among the remaining heirs was that if he continued to make the remaining payments on the mortgage they would allow him to reside in the home as is. On the contrary, the lender said no, there are no co- borrowers on the mortgage therefore, the heir(s) must apply for a mortgage and be approve otherwise it would be an “ Assumed Mortgage” which is disallowed by the lender. The only other option is that the heirs would need to sale the property. Additionally, my disclosures have the same clause as well and I have borrowed from multiple lenders ( All Credit Unions) in P A.
But the thing about collections is it will damage your credit score significantly! I had a medical bill hit my credit and I went from a 780 to a 667 even though it was only 1600$ I refused to leave it on my credit and keep that low score when I could pay them and have it removed my credit shot right back up to where it was previously
If the collection is impacting you negatively then it does make sense to settle it, but many people have old collections on their credit that is not impacting them much anymore. Thanks for sharing and watching.
