I don't have much on Cash buying since not many of my viewers buy with cash, however the process is similar. Cash is typically an easy deal for a seller to accept because you avoid all the contingencies of financing, so there is less risk and they may accept less for their home because there is less risk for them. However, to protect yourself you can still have an appraisal contingency, just make sure your agent has some appraisers they can recommend.

Yes, the earnest money will be what you need to get under contract, you will also have to be approved for the purchase price of the home - so that would be credit/income/debt. You do not have to have the entire down payment or closing cost when you go under contract, as long as you have it by the time you are ready to close.

What does that mean? I seek clarification from the builders agent and I was told that's just the break down. However, when I did a quote with another company I was told that this was for any upgrades, for example, porch cover, they don't provide a refrigerator so I could get one etc. Can you please elaborate on this for me?
Are you building on your own land or in a subdivision? Sometimes the easier way to find a builder is to find an agent that has helped clients build on their own land. If you are building in a subdivision then you should check with their perferred lenders and your agent's recommendation. It could be multiple reasons, weather, supply delays, etc. What reason are the giving you. If you haven't asked, ask the agent or your builder. You should be able to reach out to the builder that did your orientation.

Hi , I hired a realtor and after I signed my contract I was not able to reach her. I was without representation but I closed on my home. I did it alone. What should I do? I reached and hired my own inspector for per drywall and final inspection. It was anxiety provoking. Please assist. I want to fill a compliant. Is that possible if not what are my options?
Hi Shaheeda. Quick question. I am now under Contract. Inspection is tomorrow. I haven't signed any initial preliminary docs from Lender yet committing me to allow them to work on my loan package. Hopefully I will hear something soon since I just went under Contract 6/23/23. With this being said, it looks like I might be receiving an increase in salary with my current position. Received notification today. Should I wait until it actually reflects on my Leave Earnings Statements before speaking with Lender? My expected Closing Date is 8/4/23. Thank you
You qualified for the home without the increase so it shouldn't matter, but if you have any updates while you are under contract you can share that with your lender.
How about LGI, They say we was approved took pictures by the land then the next week they say it's not time cause our credit. Our credit was up but then they say it's not ready yet. I'm not going to use them cause I didn't like the way they did us
I am not a fan of LGI at all. They treat buying a house like a timeshare presentation. I don't talk about specific builders, but I would be cautious with them. I had a buyer interested in one of their subdivisions in Atlanta and it felt very predatory.

If it's a spec home, meaning the builder pre-selected everything then this is likely just all of the design choices itemized.
