Great video! I needed this before I closed on my house. I had a great lender who went above and beyond through the whole process even on Saturday when I needed him. I got frustrated having to send paperwork over and over again and explain things multiple times but I held on and now I’ve had my home for over a month now. Just like the video says do what is asked and keep praying until the end. 🙏

This is the kind of in depth information we all need when we are in the stressful process of trying to get a mortgage loan.
The underwriter is behind the scenes, so we don't get to ask them questions. I have learned that lenders aren't realtors and realtors aren't appraisers or inspectors. They all know their job, but they don't understand all the important things that the other person does. We need the facts "from the horses mouth". Thanks for answering our questions and taking some of the stress out of a complex process.

My loan officer had never heard of Chenoa. Was unwilling to learn/ask colleague (s). And became annoyed and short when I wanted to use it. This is a one of many areas she didn’t know and sent me to others to seek answers .

Relax and go on a spending freeze until you close. As long as you are in the same or better financial positions as when you got approved, you will be fine. Congratulation on the home purchase!

@@anavaisrael2032 yes. Just received the appraisal and it's not where we wanted it to be. My realtor is suggesting a second appraisal. If that doesn't work, hopefully the seller will work with me on the price of the house.
As far as the loan process the underwriting started 2 days ago. Haven't heard anything yet. Trying to stay calm 😌

As a former loan officer and current underwriter if the loan officer has done their job correctly and fully most loans go through without issue. If loans meet policy and the numbers work it will be approved. Do not hide something from an underwriter. If you think there may be an issue beforehand the loan officer should be running this up the flagpole before the loan officially hits underwriting.

Don’t overlook non conventional lenders, such as asset based lenders and DCSR (debt coverage service ratio) lenders. For those that don’t fit in the box of the conventional lenders, these are excellent resources, very few people know about.
This was very informative. I’m currently in the attorney review phase now, this video prepared me for the next phase as a first time home buyer. I hope and pray when I get to underwriting the process is smooth!

How many times do you have to go through underwriting? My loan officer submitted my documents for underwriting but the actual construction has not started yet. So do I need another underwriting before closing?
@@edwardsarpongboakye3626 they will verify everything again once you get closer to closing, make sure you are in same or better financial position. No late payments, no major purchases and keep the same job.

This is my first home purchase and this whole process has caused so much stress and anxiety that it has physically and mentally drained me. Suffering from bad tension headaches because of all of this; but this podcast/content has really helped me understand things and has given me hope and strength to keep pushing through this process with patience.

I was a bit worried when my processor gave me a loan approval with conditions. Up until that point, I gave my loan officer everything! So I'm thinking what more could they possibly want! Turns out, all they needed was for me to sign a few disclosures that they were going to email to me and that was it. I was like wow, I was getting worked up for nothing.....

I lost an opportunity with a home during the underwriting process because of how my divorce documents were written. This is very helpful. I thought as long as I had credit & money I’d get a house. Until I lost that opportunity I never knew how important the wording of your divorce agreement is. Please be mindful of the home buying process when completing divorce agreements. Always get a home quote from a credit union. You will save thousands. I just learned that. I got three quotes and one was a credit union and they gave me a much lower interest rate and the fees were much lower. I did have to provide extra documents since I am self employed but worth it.

when you go with larger lenders like Wells Fargo or Chase the underwriters have a lot more restrictions(overlays) on their loans than your smaller credit unions or local lenders. Also, if your loan gets denied in underwriting by one lender do not take that as a no try a different lender. A lot of people don't know that underwriters are required to look at different things, depending on who the lending source is. It's always better to go with a smaller lender that has less approval overlays on their loans.

Now my question is. Historically underwriting has systemically discriminated using redlining. Where you lived/zipcode would determine if you were a safe choice regardless of income and debt. Today, is this still relevant in underwriting ?
Good question, Redlining in now illegal, however if you suspect mortgage discrimination you should report it. Also work closely with your realtor and losn officer... this is another reason to get multiple quotes to see if you suspect you are being treated unfairly by a lender. Although it is illegal it doesn't mean it isn't happening. www.consumer.ftc.gov/articles/0188-mortgage-discrimination
NO! Underwriting didn't discriminate and use redlining to segregate. well at least not in any countable percentage. Redlining was mostly done by the realtors and loan officers. Same today, that has not changed, just shifted face.
additionally, asking a loan officers assistant, loan officer, realtor or anyone on the sales side regarding UW isn't a great option. The person answering the questions did Okay, but this should have been a discussion with a Underwriter or processor. UW and processing are the two most important people in terms of decision making on your loan.
@@rconabudget7530 amen I made a list of corrections and posted it. Also Tila-Respa there’s no actual underwrite without a collateral and contract! It’s one of 6 parts of an application

I am late to the party, and I’m sooooooo glad I came across this video, I am in condition approved stage, but most of my stress came from my lender, everything most sound like they deal or dealt with going through underwriting was my experience before I even got there.. lol, which I think paid off when I made it to underwriting, she asked for a couple of explanation documents, which were something I could get done back right away, but I’m still sitting on the sidelines because I’m waiting on a new build and I’m hoping to close end of September, but I’m glad I can woosa a lil after watching this, you ladies asked and answered questions and concerns. I’m in contract now- I got so lucky, I have a friend that is selling me her home OFF the market 💕 I know I just sold my travel trailer for $6500 and they asked me for proof of bill of sale note- which I have- so watch for that stuff.

Courtesy?.., so they want to make sure this person has committed to getting a particular house. But they can deny your loan after all the time, energy, effort and costs incurred by buyer. Not a good place to be.
There are lenders that will underwrite your loans ahead of time, please just ask around and consult with your lender and they will find one that will. Thank you for watching!

You by law can not get a complete underwrite/ approval without a home picked out. Tila-Respa government requirements and laws state An application is defined as the submission of six pieces of information: (1) the consumer’s name, (2) the consumer’s income, (3) the consumer’s Social Security number to obtain a credit report (or other unique identifier if the consumer has no Social Security number), (4) the property address, (5) an estimate of the value of the property, and (6) the mortgage loan amount sought. You can get a preapproval but not an actual complete underwriter
You can go through underwriting without having a property address it will just be incomplete until you have a contract, appraisal, title work, etc. The benefit of going though the preliminary underwriting process is when you do go under-contract you can close faster than if they were just seeing everything for the first time. Lenders do this all the time.
@@ShaheedahHill yeah if docs aren’t expired. You can get a preapproval based on credit and income (that will need to be reverified) but not an actual approval. I’m a DE Underwriter trust me :)
@@ajgingerbearded5970 I believe you for sure, but in this market the ability to close quickly is essential to getting your offer accepted. So if it will save you a week or 2 definite benefit and not all lenders are willing to do it until the client is under contract.

Glad it was helpful! They are probably backed up because of demand and its the end of the year...people out for the holidays. If they request additional documents get it to them quickly, so you can make sure you will make your closing date.
