      well they said they would fix nothing so i withdrew my offer..I spent so much money on inspections..at this point if not new or renovated i not going to even entertain the purchase!

    I wish I did the 3 phase, my home set to be built in may204 but dry wall is already up, dam I wish I bought this guide or ran into this channel. Ty for the great info

    At what point do you decide to walk away? Seller agreed to fix repairs according to the PICRA. Seller sent receipts from a remodeling company that charged them zero dollars to repair, so I'm sure it's a company they work with. During the reinspect, the inspector noted that several of the repairs were not done properly or not done at all that were agreed to be completed. Seller is going to go back and repair items the inspector noted. If during the second reinspect, the repairs are not completed as stated would that be a justifiable reason to walkaway.

    What's fun is we have a number of Kathy just got our last one fastest operated on to all of our cats are not going to repopulate and I'll look up sometimes and one of the cats either a lynx or Jaguar will be up on the roof walking around just looking at me and I say oh that's great cuz of course you know one day I came back there's like little mice and they kill him and so we don't have to worry about any we just have our cats and they keep the yard for your snakes and mice and all that so that's another option if you want

    When you have an FHA loan Do they give an automatic inspection or do you pay for each one as the lender?

      The make sure the home is safe and sanitary when the appraiser comes out. They do not do a full inspection.

    You're such a blessing Shaheedah!! We sold in October of 2020 and have been on the sidelines since. We lived in my family home that my husband did extensive renovations over the years we lived there. Well now we are retired and are looking to buy our "first" home.     I cannot tell you how great this information was and how I wish I had this video before I purchased my second home. Both my of my homes were brand new and both had major issues. The second one was a lot more expensive and had almost everything go bad that was mentioned in this video (except for the roof -- oops, nope had a roof leak too).

    For any remodeling, insure they move the appliances and put tile under the appliances. As an appliance tech I’ve told homeowners to cut tiles before any repair because if they do not move tile the appliance is in a hole with tilt up to it.

    That is so true about the home insurance companies. Your home insurance isn’t finalized until they have completed underwriting.

    The inspection process is just as stressful as the appraisal process.
    I stopped at 2. Inspections are expensive, not to mention the termite inspection and mold inspection.

    so the items to be fixed i requested were 23 ...the inspector had 58 items.... what do you think... it had an infestation of snakes under the crawl space, and termites on the stump under crawl space...to.... leaking that had happened in 3 walls had issues bedroom part of top of the kitchen and top of patio doors... cause by top porch leak, the inspector thought....under the counter had leaked asked for all damage form leaks to be fixed and whatever damaged it casued...also hvac and flor in utility room had a flood form heater or washer requested tha tthe floor in that room be taken up and if floor was damaged there replace..... gfci replaced with properly working... now the inspector did not turn on water... I made all of those requests bur many cosmetics I left along... now this property sits on a large river used bu thte community ( use to be a resort) and it is 3 lots about an acre i have a buildable lot including right next ot 2 new sheds one large one medium... 150,000 accepted offer... is worth it> they have ot came back with answer ot request for repairs, 3 bedroom kitchen office and 2 porch deck up and down... there is a new lot on corner closer to water I has dock and evrything) ... I might by that and try and get a laon for a new build any ideas

      This house sounds like it needs a lot of work, so whatever you cannot negotiate with the seller for them to fix or credit you, you will have to make sure you have a the funds to repair on your own. Work closely with your agent to make sure this is something you can handle after closing. Thanks for watching.

    How would you do a home inspection on a historical home?

      The process would be the same, you may want to look for inspectors with expertise in older homes

      1st check with the local historical district's rules, restrictions and regulations for the home. This is mission critical. The home inspector may or may not know these rules but it takes only minutes to learn. For instance, any structural changes need to be approved by the Historical Society because these homes are registered. You generally get tax breaks in property taxes in exchange but are required to keep the home as original as possible so there is the catch.

    Hello Shaheedah, I enjoy all the information that you give. I want to know if its common that realtor are asking buyer to waive home inspection due to the marketing?

      I don't understand the marketing part. But in a sellers market when there were a lot of buyers competing for properties, to make your offer stand out that was one strategy that some agents were using. I don't recommend, but if you are thinking of doing this you can get a walk and talk inspection - they are usually cheaper and the inspector will accompany you to a showing and look at the main components of a home that Jamal was speaking about to see if there are any major red flags.
