You are right. One should be brutal in negotiating the price. Rest is immaterial.
The entire marketing and sales of builders have been outsourced to 'marketing' companies. These marketing companies keep calling you and keep pestering you for site visit. And when you visit...they act in weird way and even suggest you different builders standing in other builders office! Nothing is clear from start.

21:10 there is a channel called sanat thakur he is a broker and always teaches one thing keep asking question dont give time to customer to think or ask and he also says sapna dikhao kal ki baat karo wagera wagera. this is the basic psychology of brokers and he has put it out on youtube.

Sir i have visited few project where if they take u to see the actual flat they tell u to keep your mobile at office only giving excuse of security reason why it is like that and no matter what they will not allow you with the mobile

i had seen trump tower showflat almost 5years back and let me tell you actual flat is far more smaller than that but what will you do ? or i can say what can you do ? loda is the builder.
A new kind of thing we are seeing around, sample flat is bigger than original. They say that we do not have the original flat, its unavailable. This is sample just half inch 2 inch less will be in delivered flat. Anyone can give comments and experience on this

I understand your point is valid, as far as possible one should avoid under construction property however post completion of construction choices are restricted (Floor, size, facing etc) so whats your take on this?
My understanding is, avoid taking unnecessary financial risks in life. There are, as it is, the unavoidable/necessary risks, which you simply cannot avoid e.g. job loss, bank closure, business loss, etc.
@@KrishnarajRaoUrbanNaxal agreed a very valid point but same risks will always be there if one goes for ready possesion property.
@@gauravkadam5255 Correct. So, even buying ready possession should always follow after due diligence. However, underconstruction property has risks which cannot be eliminated by due diligence, as even sound builders can fail to deliver.

If everyone does not buy under construction projects, then new projects would not come up and slowly the market would have only old flats.
So why are they not constructing with full Capital?
@@coolcab05 It's too risky for developers. Especially project sizes are increasing in metros. Also, it would mean increased cost for the buyers as developers would bake in full interest of 3-4 years and the increased risk in their prices.

No right? You pay in full or on EMI and what you get is a completed product. Builders can also do the same, but they don't!
@@myselfyuvi Add 4 years of interest expense on builders capital. So now the flat available at 1cr would need to be sold at 1.3cr. Already in many cities flats are getting more expensive than what common people can afford
@@uaeindi that is because greedy builders are already doing the math you just now explained. Their prices at the time of launch are already equivalent to the prices of 4-5 years into future. That is why when you try to re-sale your flat you find yourself stuck with it for 2-3 years more afterwards!
