9:28 Is there a reason that the houses don't have a second floor? I know that the houses are long so there may not be a need to have a second floor, but was wondering if there was something more to it?
It all comes down to cost. With land being so expensive, most of the time there is not a lot left in the budget to entertain things like a 2nd floor, unfortunately.
In addition to this, with smaller section sizes, the additional setbacks required for a 2nd floor mean that the extra floorspace you gain from the 2nd floor starts be become less efficient.

My house was built in 2001 ceiling insulation ends at internal wall between ensuite/walk in robe and garage. Garage is a fridge in winter. I thought if I insulated ceiling it would make garage warmer, yes? No? Is it now standard practice to insulate entire ceiling in new builds.
Linea weatherboards…, be very interesting in 20 years and see if court cases happen. It’s basically compressed dust. NZ is a damp high moisture country and unless Linea is fully protected at each nail hole and joint it’s gonna leak and fall to bits. People have been led to believe it’s fantastic but time will tell. I personally would stay far away from it for house cladding here.
Linea is a great product. All the houses with weatherboards in my subdivision are all wearing out and starting to rot. Probably because of a poor paint prep..but none the less

house and land package for this place would be over 1 million easy
General rule of thumb these days is somewhere between $4-$5k NZD per square metre. This one would be in the $400-$600k range, land not included.
Would be keen to see a @Siteinspections crossover to see the difference between NZ and AU construction

And that bath is stupid. All its done is create a pube trap next to the wall. Built in baths were the great modern improvement when they came in in the 50's and they still are.
