    If I were to give advice right now to someone buying, I would say buy detatched townhome or house in your budget in NW or SW with hopefully some mountain views in the area. Pay 10k above listing on homes you really like. The area makes a big difference to your experience of Calgary. For sellers: make your house move-in ready to maximize the return on your investment. For Realtors: guide newcomers into actual good areas of the city, not just whatever is cheap. They aren’t going to enjoy Calgary and possibly move back home if you lead them to bad areas. Don’t worry, they are going to buy anyways. Just help them.

    Nope... will increase by at least 20% in 2025... I sold off an investment townhome literally last week. It was on listing for less than 10 days.. no haggling with the prices which is nice. 😅

    Calgary is going to explode. Toronto condo owners are selling and buying in Calgary. Immigration is also fueling growth. I forecast at least 7 years of market growth.

      The influx of buyers and low inventory are definitely pushing prices up.

    As expect Calgary housing market is slow down as higher unemployment rate and interest rate will likely drop next two months that make ppl
    Back to Vancouver and Toronto market. Blanket zoning will have more units come out that is possible flow the inventory and will push down the rent , we will see less investors buying in.

      lol wow. That’s a lot of optimism for 2 months. Investors are going to just pack up and go back to Vancouver and Toronto and a blanket zoning will just magically create housing. Did Justin Trudeau or Gondek tell you this? 😂.

      Calgary housing market is in the highest risk. Wait and see after the interest rate drop, market is a cyclical. Calgary has no strong fundamentals force to make it drive up housing price, only large amount of immigrants and higher interest rate. Once this is change, the market will change. When fears is there, it is time to be greedy. When ppl are greedy, it is time to be fear.

      @@FamilyCheung-kc1pw you will be right about prices coming down in Calgary, you are just 5 years too early. The fundamentals are strong. Oil and gas companies are making good money at the oil price level now and returning money to shareholders. Calgary is the fastest growing population on the world. Calgary has the second most amount of headquarters in Canada. Calgary hasn’t experienced higher housing prices since 2014 (10 years since peak). There is going to be a big run up whether you like it or not. Call it 50k on benchmark per year for 3-5 years.

      I do not think thus will last that long as back in the history in Calgary . This time lasts longer because of larger immigration and higher interest rate but it will be normalized , one more year Calgary housing market will drop , wait and see.

      In fact I have a house in Calgary . I am happy if it can go up more, but I see the flower will not bloom for that long . It is always happen in Calgary . Calgary house truce has up since 2022, it has been three years boom. Starting cut Interest rate, reduce immigration and higher unemployment rate in Calgary, that will make the housing price drop and less ppl moving in. I heard a lot of ppl are moving to Edmonton and other cities which are much affordable than Calgary . I think Calgary housing price was up too much in last three years, it is the highest risk and bubbles , I would rather is is normalized than burst again like the old time. I only need to steady up, not like a roller coasters . Calgary has not increase housing price in last 8 years, it does not mean we can catch it up. This is non sense . No one is waiting for us .
