    Very informative video. I have one rental property in Ontario which is due for renewal next year. I have a house in Calgary where I live. I am planning to get into real estate investment and next year will take out equity from my Ontario condo as it has gone up significantly and invest in Calgary real estate.

    Calgary is run by a global Marxist mayor and city council who are easily bought off, and corrupt, and, even when there is huge support (record-breaking in some cases) from the public against certain agendas by Calgary city council (ie.- residential development rezoning), the residents are ignored. Calgary also has the dubious distinction of being one of the two "UN Safe Cities" in Canada (and we all know by now the PR names globalists give these things are most often the EXACT OPPOSITE). Calgary has the potential of being a VERY expensive prison (funded by exorbitant property taxes) with a DEI/Agenda 2030/"Smart cities" future. Don't believe this hype! Residents are leaving in droves and being replaced by third-world "newcomers" who are justifiably angry because of the support Canada has given to destroying their homelands in neverending wars. With the sustainable development goals being pushed, new construction for apartments resembles glass fishbowls/coffins. Infrastructure has decayed to a point where it's anyone's guess whether or not your water will be rationed or your garden will be a write-off. And the mayor loves to play manipulative games similar to what we saw during Covid with daily announcements when water infrastructure "fails" (ie- skeleton repair crews, not consulting with experts, dragging things out on purpose). If you like dystopian hell holes, unfriendly residents, and junkies wandering away from "safe injection sites" Calgary is your best bet. Keep in mind, that these real estate channels have incentive to make these places look good. A great place to live if you live WAY out in the burbs in a multimillion-dollar home.

    Hi, I really like your contents. Very informative. I have a question for you. I am thinking to finish my basement but there are 2 options. Option 1 is to finish it without a separate entrance, the cost will be around 30k. Option 2 is to finish it as a legal basement, the cost will be way more, 65k like in the video and more time (4 months vs 2 months). Is it worth it? My place will need some excavation for a separate entrance as well. I also wonder about the resell value. If i invest too much, not sure if I am going to get the top dollar for my investment.

    Interest rate change has zero effect on fixed rates. .25 decrease in variable is not going to influence a buyers purchase decision as they are already much higher than fixed.

    Hard to determine whether Calgary Benchmark prices have another 1 to 3 years of 75k moves. Every 75k increment calls sellers to the market. My bet is 2 more years of 75k moves.

    I have traveled to Alberta frequently for work (being based in Houston within the O&G industry)…for me Edmonton is a much more romantic and interesting city to visit/live than Calgary. However, Calgary is a much nicer/convenient/comfy place to live especially for those with a family. Edmonton is such a neat city (esp in summer) to visit but it’s sad seeing the many drug addicts and homeless around certain parts of the city. It’s also further from the Mountains than Calgary and doesn’t have as good of an airport to travel internationally. Finally the winters are worse in Edmonton due to the lack of the chinooks. That being said I really love Edmonton and prefer it over Calgary as a standalone city to visit in the summer. It has more character by far than Calgary…and a much better hockey team!

    Not sure where you're getting your stats from - Edmonton actually has more sunny days that Calgary, and also has a more stable climate and growing season. Moreover, Edmonton's winter isn't all that notably colder than Calgary's. One thing Edmonton does have more is precipitation, particularly in the Spring and Summer months, especially compared to Calgary. I'm not a big fan of the 'rivalry' between the two cities, but although they do have plenty in common, the differences are such that it really boils down to Calgary being a nicer place to visit, whereas Edmonton being a nicer place to live.

    The city is losing its attractiveness. My property tax has recently increased by 50 bucks a month. But the quality of the city services became even worse. The current mayor and most of the councilors do not care about Calgarians. They are hired by us but there is no realistic process in place how to get them recalled. Something needs to be done, they are just destroying Calgary

      Just like my wife, Calgary keeps getting bigger, but I still love her. Just like my wife, Calgary has flaws others see, but I still love her. Just like my wife, the boulevards are overgrown and need trimming. But I still love her. Just like my wife, Calgary will always be attractive to many, but not to all. But I'll always love her!

    Interesting! Many buyers abuse the inspection condition to lower the price or search for other houses. That is also an reality. Out of curiosity, how much do a typical buyer ask for a price reduction before removing the inspection condition?

    Calgary is going to explode. Toronto condo owners are selling and buying in Calgary. Immigration is also fueling growth. I forecast at least 7 years of market growth.

    lol in case you are not aware non resident of Canada are not eligible to have a canadian's driver's license !

      A non-resident can actually mean two things :laughing: The first is it could be a Canadian citizen, but just not living in Canada, thus their status would be considered non-resident. The second is someone who does not have a Canadian citizenship and or does not live in Canada. In either situation, if someone was living in Canada full-time, they would be a resident. Hope that clarifies!

    As expect Calgary housing market is slow down as higher unemployment rate and interest rate will likely drop next two months that make ppl Back to Vancouver and Toronto market. Blanket zoning will have more units come out that is possible flow the inventory and will push down the rent , we will see less investors buying in.

      @@403mt Calgary housing market is in the highest risk. Wait and see after the interest rate drop, market is a cyclical. Calgary has no strong fundamentals force to make it drive up housing price, only large amount of immigrants and higher interest rate. Once this is change, the market will change. When fears is there, it is time to be greedy. When ppl are greedy, it is time to be fear.

      @@FamilyCheung-kc1pw you will be right about prices coming down in Calgary, you are just 5 years too early. The fundamentals are strong. Oil and gas companies are making good money at the oil price level now and returning money to shareholders. Calgary is the fastest growing population on the world. Calgary has the second most amount of headquarters in Canada. Calgary hasn’t experienced higher housing prices since 2014 (10 years since peak). There is going to be a big run up whether you like it or not. Call it 50k on benchmark per year for 3-5 years.

      @@clo I do not think thus will last that long as back in the history in Calgary . This time lasts longer because of larger immigration and higher interest rate but it will be normalized , one more year Calgary housing market will drop , wait and see.

      @@clo In fact I have a house in Calgary . I am happy if it can go up more, but I see the flower will not bloom for that long . It is always happen in Calgary . Calgary house truce has up since 2022, it has been three years boom. Starting cut Interest rate, reduce immigration and higher unemployment rate in Calgary, that will make the housing price drop and less ppl moving in. I heard a lot of ppl are moving to Edmonton and other cities which are much affordable than Calgary . I think Calgary housing price was up too much in last three years, it is the highest risk and bubbles , I would rather is is normalized than burst again like the old time. I only need to steady up, not like a roller coasters . Calgary has not increase housing price in last 8 years, it does not mean we can catch it up. This is non sense . No one is waiting for us .
