      Not really. Ask people who paid million dollars and more for downtown condos in 2012-14. Most won't break even today in 2024, even after the crazy run in the last year.

      I would say yes in the right area. Like NW Calgary. Rockland park. We bought 2 years ago and already value is up 200k. The City will continue to be hot into 2030.

    So if the math adds up, you could buy a detached house for only $600/month more than a semi detached half of a house? Seems like semi detached is a bad deal to me.

      that would depend on the location, square footage, and how much upgrades are included.

      Well, if you're able to afford a detached, and the payment is comfortable, go for the detached. Applying this logic, ac couple of hundreds bucks more/month will get you attached garage instead of detached

      It's likely, but not guaranteed. Oil prices and Calgary real estate are connected, but other factors can influence the market too.

      I do not think so. Oil and Gas in Calgary is not like one day it was. The market here is way more diversified then 10 years ago. Lots of tech companies and other types of jobs nowadays, also people are moving here to have a better quality of life and not just to make money in Oil.

    Unemployment is rising. Those who are lucky to find a job are getting barely survival wages. Good luck finding tenants $2000 for a 1BR condo (which the investors are hoping to get for rents).
    Many new immigrants are leaving and even locals are considering moving elsewhere due to lack of jobs. But no realtors have no time (or skills) to talk about the economy, jobs, CPI. Interest rates? Yes, they talk about it sometimes and have a crystal ball apparently but it needs some fixing. Cuz I've been getting told by many realtors since last year that interest rates will be cut in Jan 2024 and they helpfully advised me to buy before the rates drop. It's nearly May and there have been zero cuts LMAO.

      Yea, you're right about the majority of realtors not talking about the economy because their job title and skill set is as a .... realtor (surprise?!) lol Realtors are not economists so holding them accountable for a completely job description doesn't make sense. Experts, even the economists always get it wrong so its good practice to use your best judgement 😆. I hope you find a good team you can lean on one day ... and may they bring some positivity in your life as well lol

      @@LiveInnerCity Yeah? Why have you all been advising people "buy now before rates go down next month" and induce a sense of panic? If all you're going to do is unlock the door and talk about how great the layout is, your services do not merit more than $100 per viewing. And that's being generous.

      And again, if your job does not have anything to do with the broader economy, then why don't you all stop talking about rates going down soon? Which, by the way, I have been hearing since Aug 2023 - "any day now." It's almost mid-2024 now. Ha ha, never seen so much baloney in one field of work.

      detached, in one the lakes. Its Impossible.
      Last offer only had 3 people in it and some idiot decided to bid over 50K+ on it. I'm not doing that.

      This comment is golden. When the housing market in the entire country was on fire in late 2020 and the entirety of 2021, Calgary was struggling. Suddenly, the city has become the hottest market in Canada. Yeah, this is not going to last long. You can bet your farm on that.
