There's some good information here, but I'm going to disagree a bit on your differentiation between the two templates. To me, it's more relevant to consider the purpose of the site. Team sites are for a group of people to collaborate in, while Communication sites are for sharing information to a larger audience. Also, it's not uncommon for admins to disable the "Create site" button but still allow users to create teams in MS Teams or groups in Outlook, both of which will create a Team site.
Totally agree, Chad! Team sites are definitely for a smaller audience compared to comm sites. That being said, I've seen many small groups prefer the comm site just because of their "prettier" appearance.
Another difference worth being noted: there are less customization options available in a Team site bound to a M365 group than in a Communication site.
