Building in Ghana is far cheaper than building in the US any day. You must really research the prices, the builders you want and you must also watch the builders as they are building your dream home. Ghana builders will and can take forever or try to charge you extra after you agreed on a price. I have seen many beautiful homes built in Ghana and I've seen some that were not so greatly built. Just makw sure you do the work and over see the project!
I’m back in Ghana now for two months I am now sleeping in my own house this time and I 🎉feel blessed 😇 I started building when cement was 24 GHc a bag and finished my interior with cement at 92 GHc per a bag if you wait you lose I could not build this house 🏠 now so I’m am grateful that I saw the vision in 2016 to start small

Even lands are expensiveas well. I had a land I purchased in 2004 for 3K USD and I recently sold it for almost 29K USD. I recently purchased 10 acres in middle of nowhere. I plan to sit on it for some tome and then sale it.
Dela, I've been following you for several years now. As an American builder/contractor for 35 years, my Ghanian wife an I bought property several years ago in hopes of building, but I can't come to Ghana to oversee the building process. Maybe someday things will workout for us.
Dela I just paid much for some jobs I did on my finished building I paid 13.000 euros madness but that job has to be done. Just for a new water tank stand I spent 2200 euros. Although I manage it myself. My situation is even better than my husband's own. You are right they do it to everybody and I always fight with them because most of my work I do it when I am in Ghana or out of Ghana in Germany so I can relate to what you said. Unless you have been there you will not understand. I love to build in Ghana so I just take it as it is. Because when I am in Ghana I sleep in my own house built by me and that makes me proud 😂😂😂😂😂

Inflation becomes a global phenomenon. It's not only in Ghana. I think the best idea is to buy an already built house in an area that you like, which will save you a lot of headaches.
Hi Dela, you have done a fantastic job so far which l know hasn’t been easy at all with regard to some artisans…you learn as you go along and yes some mistakes would happen…the quality and durability of the pipes that were used at the time may not have been of the best quality to last a lifetime especially if on top of that it’s covered up with concrete slabs ….a similar thing happened at my mum’s, unfortunately we didn’t realise that the plumber had bought the cheapest of pipes….thank God we hadn’t covered that section with concrete…so kindly pay extra attention to the quality of materials that are bought by your contractors….Anyway well done Dela the finishing line is just round the corner….keep it up my dear 👌🏾👍🏾✌🏾🙏🏾
What I have learned is to just do it no matter what. When I started building my house in Nigeria in 2022 one bag of cement was 4k to 4800 it now around 15k for one bag of cement 😳

And like you said unless you want to have high blood pressure or have a heart attack, you just have to work with what you have. But realistically if one of your builders/labourers. Drop a bag of cement or a brick on their foot then it’s their own fault and it’s they who will lose money when they are off work recuperating. And at least it’s not America LOL where they most likely would sue you.

Also this means the benefits of build versus buy are probably diminishing and folks should focus on finding deals where they can purchase off plan. The truth is very few people from the Diaspira can realistically build in Ghana at this stage especially if they do not have the support network and contacts on the ground.

Regimanuel has some offplan (shell) buildings within their gated community and they are quite reputable. Its soo hard. Best to go with established companies but even that still gotta tread carefully
Sucasa is not an established developer in Ghana. Folks did not do their due diligence. Devtraco, Seso Global……. developers that already have multiple developments that you can walk through and touch. Kassel that owns the Signature apartments, when they started they were selling off plan and now people who own those apartments have already seen a 15-25% appreciation. All the luxe developments in Accra are selling off plan, by the time they are done most people will not be able to afford them.

Haha what you are saying is the same for building in Uganda. It seems like its the same across the whole of Africa. Steel items in Uganda fluctuates by the minute along with cement.
The other terrible thing about Uganda is that the FX rate is also manipulated by the government so your dollars/pounds/euros...etc are no good. We are building in both countries and the difference is MASSIVE!
Ghana, Nigeria, Kenya and all other African countries that Westerners are moving to in droves are being gentrified basically. The westerners come in and price out the locals which makes things go up as well. The workers in turn up their prices cos they know there are folks that are ready to pay. Majority of the developers/builders in Ghana right now are coming in from the West, so folks know they will buy these materials either way but it is hurting the locals. Mexico just cried out cos of that and started deporting Americans that are staying illegally recently. The locals in a lot of the cities in Mexico are being priced out and cost of living kept going up.
Being a contractor I was shocked at the poor workmanship, but didn't want to say anything negative watching you build. I said that was the tradeoff for getting something built at a low cost. Now you're saying it's getting expensive? For what? You can put lipstick on a pig, but it's still a pig. When it comes to building, everything may look good on the surface, but if the stuff under the surface is poorly built, it's just a matter of time before it comes crashing down.
Smh! Who builds @a low cost?? Nobody putting up a storey builds @low cost. Nothing about building is cheap especially for the regular Ghanaian so pls don't downplay her efforts! She's inexperienced! Dela, shouting at employees is counterproductive. If you address your employees badly you will not get the best out of them. That's what goes on in Ghana. It doesn't make much difference if you are living in Europe or USA. The exchange rate has gone up too.
Also this means the benefits of build versus buy are probably diminishing and folks should focus on finding deals where they can purchase off plan. The truth is very few people from the Diaspira can realistically build in Ghana at this stage especially if they do not have the support network and contacts on the ground.

Regimanuel has some offplan (shell) buildings within their gated community and they are quite reputable. Its soo hard. Best to go with established companies but even that still gotta tread carefully
Sucasa is not an established developer in Ghana. Folks did not do their due diligence. Devtraco, Seso Global……. developers that already have multiple developments that you can walk through and touch. Kassel that owns the Signature apartments, when they started they were selling off plan and now people who own those apartments have already seen a 15-25% appreciation. All the luxe developments in Accra are selling off plan, by the time they are done most people will not be able to afford them.

No African country has been scrutinized on social media as much as Ghana. Though not perfect and improvements would come with time, please don’t compare unknown African countries overall construction to Ghana.

The other terrible thing about Uganda is that the FX rate is also manipulated by the government so your dollars/pounds/euros...etc are no good. We are building in both countries and the difference is MASSIVE!
Ghana, Nigeria, Kenya and all other African countries that Westerners are moving to in droves are being gentrified basically. The westerners come in and price out the locals which makes things go up as well. The workers in turn up their prices cos they know there are folks that are ready to pay. Majority of the developers/builders in Ghana right now are coming in from the West, so folks know they will buy these materials either way but it is hurting the locals.
Mexico just cried out cos of that and started deporting Americans that are staying illegally recently. The locals in a lot of the cities in Mexico are being priced out and cost of living kept going up.

Being a contractor I was shocked at the poor workmanship, but didn't want to say anything negative watching you build. I said that was the tradeoff for getting something built at a low cost. Now you're saying it's getting expensive? For what? You can put lipstick on a pig, but it's still a pig. When it comes to building, everything may look good on the surface, but if the stuff under the surface is poorly built, it's just a matter of time before it comes crashing down.
Smh! Who builds @a low cost?? Nobody putting up a storey builds @low cost. Nothing about building is cheap especially for the regular Ghanaian so pls don't downplay her efforts! She's inexperienced! You could've prompted her when you saw poor workmanship on her project but you kept quiet! You just waited for issues to surface to say, "I knew it was gonna happen..blablabla"... Typical 🙄🙄🙄

I've built in Accra, lots of us have and we rely on these professional services!
If you were building in the UK, you would have a quantity surveyor and project manager. They save you money and the heartaches you've experienced

Dela, shouting at employees is counterproductive. If you address your employees badly you will not get the best out of them. That's what goes on in Ghana. Workers have no protection whatsoever so they deliver the barest minimum required to protect themselves. In other words they will not kill themselves for anyone. It's called Self preservation.
