I also was interested to buy a property in Africa, I changed my mind. I am buying my property in a white country. White people are more trustworthy and have more integrity when doing businesses.

No disrespect to your guest but I remember back in the day, people used to warn her to be careful with some of the locals. My best recommendation to expats, returnees is to find other expats who have lived long enough and link with them. They have on the ground experiences and share same background as the returnees. But most importantly take time to do your research.
In Mexico. That almost happened to me. A realtor was selling land that she had no right to sell. My husband said It's best to go looking for the owner. We spent the weekend knocking on doors until we found the rightful owner. Then, I was able to buy a piece of land. I love the area. It has a picturesque view. In the States, we trust realtors. Outside of the States, we go looking for the owner and / or the chief. In Mexico, the head Jidal (common land owner of the area) You had me laughing so hard when she said I don't have any children. However, you could leave it to your niece or nephew.
I purchased a home in Ghana and land. But I don't have that horror story. I stayed at my house last September for thirty days. I am now building my retirement home in Asebu.

It’s crazy there’s just too many people sharing their testimony being robbed. They Rob even their own people. So if your American your a walking target. Shows how important it is to do your homework but that takes time. All this going back to Africa seems like a weird trap. People leaving Africa to go to Europe or Germany. Meanwhile black Americans leaving to go to Africa especially after that “Year of the return” talk. What’s really going on here? Is it a trap? America as much as I love this country may not top for very long, especially after BRICS currency.

I really disliked when our own people do horrible to our own and it seems like those that do bad to our own do more damage to the black community. The mistrust and betrayal is high amongst us while we are facing an oppressive system.

I am very disappointed in Ghana's government. I was planning on visiting Ghana, but I am sooo turned off at their lack of ethics and honesty, that I no longer have a desire to visit. Very disappointing!! The people, government and chiefs sound like thieves.
It is for the best that you look elsewhere. There are 53 other options on a big continent Cato do the proper duel diligence for, or not. No need for anyone to force for Ghana if it is not one’s spot. It is not for everyone. Only those built for it. Not an insult. Just a word to the wise..
The main thing to know when buying land in Ghana is that you have to do research and go to where the papers are for that piece of land to see who owns it. An uncle of an uncle who let a sister have it who gave it to her brother, then the brother decides it's his so he wants to sell it and does, then then the original person who gave the land to so and so says nope that's mine and you loose everything you gave to the last guy. I'm so sorry this happened to you. Ghanaians are some of the nicest people in the world, but if you learn anything, they don't do anything like the US does... it pays to do research. There are so many wonderful people who will help you!
What does ''nice''mean here? Honest competent people who do their jobs and are able to deliver? or 2 faced aunties and uncles who smile a lot, say the right things and deliver you into the hands of scammers? We need our institutions to function properly ...it shouldn't be up to foreigners to come into our country to do research on land and property. Where do they start? Please find a country that understands that this nonsense is wrong and is serious about putting measures in place to stop this. Please check out countries like Kenya, Botswana, Rwanda etc they are not perfect but they are working very hard to put measures in place to make dealing with such matters easier not just for their own but also diasporians...It starts with good leadership and a people who are willing to fight for it. I love my country but Ghana has a long way to go.
I am now very worried about my lands search i did last year. It showed my seller was the owner. How can a new owner suddenly show up that predates the land search but didn't show up on the search. Even lands commission is a joke. Ghana is scary.

I hired an attorney for a luxury condo in Aburi Hills, the sellers name was nowhere to be seen on the land from the land commission. I got All of my down payment back

Either from the chiefs or stools, families, individuals or real estate companies. You will end up in court for years. Buying land in Ghana 🇬🇭 is a gamble. It’s plain truth. There are no straightforward ways to secure land in Ghana 🇬🇭 If you want to know the truth, just take workers to start digging and you will know who owns the land. The new land Act, ACT 1036 is just a paper document. It’s stressful to buy land in Ghana 🇬🇭

Please let her know that land scamming is not done to only foreigners, Ghanaians also suffer the same thing. She just has to do things next time being more vigilant. Vacating Ghana should not be the option.

Do an official search of the land before buying it. Never use the surveyor for the sellers. Do your due diligence. They will act nice until they get your money.
Walking away is not an option, this is for the government to fix their systems, the local people's mentality, and how business works, they must revise their laws and systems

I've invested in real estate in three continents and it's easily in top three worst industries in terms of ethics. I got land from Kas estates , it took me over 2 years to get my indenture. It wasn’t until I moved here and kept going to their office. I was super nice each time I went , but I’m kinda big 😂😂 so I think it may sped it up .

My understanding is that a "foreigner" can acquire land in Tanzaniar through a TZ registered business, but not as an individual. And to show you have $500k to invest ...though some have said $100k ..either way, capital is required And land law in Zanzibar has its nuances

The problem is every diasporan want to buy land in accra and its environs. Well, here is the catch, accra lands are risky to buy unless your really open your eyes and become smart. Lands in Kumasi , cape coast , takoradi and many other cities in Ghana are not double and triple sold and those areas are cheaper to live. I have a Jamaican friend who has bought a big land with cocoa plantaion and fish ponds. He has his home there too and he is comfortable. Maybe our brothers and sister returning can explore other cities other than accra

I bought land at Pokuase, I was then a soldier with the Ghana Armed Forces. I travelled to Liberia for peacekeeping. By the time I arrived back home, my land had been sold to another person. God has a way of dealing who relies on him. The same area further down in town I had the opportunity to buy another land. This time around the opportunity came for me to buy 4 plots of land. So what I am saying is that if one door is closed another one will be opened somewhere, except that she wants the same area. The future belongs to those who have the patience to wait. But if she says she is done with Ghana, good luck to her we respect her decision but don't label Ghanaians as scammers. There are many scammers in the US 😂😂😂😂😂

Your best shot is to buy Land from a legitimate company. But most time these foreigners wa nt to go their own way. I know a lit of Ghanaians who gave list Land because they bought the Land from individduals incluading my own brother. There are legitimate Companies in Ghaba who will sel l you Land the proper way.. The main thing to know when buying land in Ghana is that you have to do research and go to where the papers are for that piece of land to see who owns it. An uncle of an uncle who let a sister have it who gave it to her brother, then the brother decides it's his so he wants to sell it and does, then then the original person who gave the land to so and so says nope that's mine and you loose everything you gave to the last guy. I'm so sorry this happened to you. Ghanaians are some of the nicest people in the world, but if you learn anything, they don't do anything like the US does... it pays to do research. There are so many wonderful people who will help you!

I hired an attorney for a luxury condo in Aburi Hills, the sellers name was nowhere to be seen on the land from the land commission. I got All of my down payment back

If you want to know the truth, just take workers to start digging and you will know who owns the land. The new land Act, ACT 1036 is just a paper document. It’s stressful to buy land in Ghana 🇬🇭

Do an official search of the land before buying it. Never use the surveyor for the sellers. Do your due diligence. They will act nice until they get your money.

I've invested in real estate in three continents and it's easily in top three worst industries in terms of ethics. Without doubt it brings out the worst in people (even so called reputable) of ANY status. I got land from Kas estates , it took me over 2 years to get my indenture. It wasn’t until I moved here and kept going to their office. I was super nice each time I went , but I’m kinda big 😂😂 so I think it may sped it up .

The problem is every diasporan want to buy land in accra and its environs. Well, here is the catch, accra lands are risky to buy unless your really open your eyes and become smart.
Lands in Kumasi , cape coast , takoradi and many other cities in Ghana are not double and triple sold and those areas are cheaper to live.
I have a Jamaican friend who has bought a big land with cocoa plantaion and fish ponds. He has his home there too and he is comfortable.
Maybe our brothers and sister returning can explore other cities other than accra

I bought land at Pokuase, I was then a soldier with the Ghana Armed Forces. I travelled to Liberia for peacekeeping.
By the time I arrived back home, my land had been sold to another person.
God has a way of dealing who relies on him. The same area further down in town I had the opportunity to buy another land. This time around the opportunity came for me to buy 4 plots of land.
So what I am saying is that if one door is closed another one will be opened somewhere, except that she wants the same area.
