I had almost 300 people in my class and my instructor never let us speak or interact. We could only type questions directly to him and he would not get to answer them due to so many students in the course. Living on the Outer Banks our class options can be limited. I was able to pass the course, but am now on my third attempt to pass the exam. I am continuing to go back through your playlist for a second time and have learned SO much more than I did in my actual class. Coming into this field knowing nothing about real estate from being a special education teacher where I knew my field well is extremely challenging. I’m so thankful for your videos and your teaching method. Of course I wish I found you sooner, but I will definitely be signing up through your school for post-licensing just as soon as I can pass this exam!

Hey Travis, just wanted to say thank you. I passed my license exams last Friday on my first try just by watching all of your videos in your playlist. My real estate school was a joke, Superior was so greedy that they packed 200 students into one zoom class. Many people failed the class. I never paid attention in class, just played games while having the class in the background because I couldn’t learn anything anyways with people asking questions every minute of every class. Then after class I just watch your videos to really learn. I told everyone in my class that the reason I passed both exams on my first try is because I watched Travis Everett on UA-cam.
Congrats! I took an online class as well and felt really rushed and lost most days. I found Travis on you tube the day before my class and started to watch him DAILY!! It is was such a blessing! Travis is an amazing teacher and has a way of explaining things that make sense! I took both test last week, past Notional and failed the State by one question! So close. I owe Travis all my successes. Watching these again to freshen up before I retake the State exam next week! Thank you again Travis!

You don't "hold" a due diligence fee. You can deliver it to the seller if instructed to do so by the buyer. A due diligence fee belongs to the buyer until it has been delivered to the seller. If the buyer says deliver it to the seller, do that. If the buyer says return it to the buyer, do that. Due Diligence fees are NOT TRUST FUNDS.

What do you mean "what if contract is not closed yet"? The due diligence fee in the 2T NC REALTORS contract is due to the seller the minute the offer is accepted and the contract formed, not when the contract closes. Are you asking about a due diligence fee given before the contract is formed? In any case, a due diligence fee is not a trust account item. You are not holding it or safeguarding it. If you decide to deliver it at the buyer's request, follow the buyer's instructions....whatever those instructions are.

I am confused on the question about Patricia because she is a Provisional broker. Why would she be late on her CE, because she has not yet taken her Post Licensing if she is still a Provisional?
No. If you 1. Do real estate activity 2. Represent someone. 3. Receive compensation, you need a real estate license. Jon in this scenario is doing real estate activity by referring, he is representing his friend, and is receiving compensation via referral fee. Jon needs a license. Exception would be if Jon is a w-2 salaried employee working for the broker or the company selling/buying. Jon is neither so yes, he needs a license and it is illegal for him to receive compensation even if it is an car or 5 dollar gift card. Only exception is if he referred a broker without receiving compensation.
Hi Travis! Thank you so much for your videos. I also took pre-licensing through Superior and didn't feel prepared so I relied heavily on your videos. I did have one question that has stumped me - can a licensee split their commission with their buyer client who just closed (the commission came from that sale)?
Rachel, yes they most certainly can. There is no licensure requirement for people who are parties to the transaction. Since your question revolves around a licensee splitting a commission with a party to the transaction, that is very much legal and allowed in North Carolina under our license law. You would want to check with any lenders to make sure they are OK with the arrangement, but there is certainly no law preventing it. If you're unsure of this, you DEFINITELY need to revisit the whole rule regarding licensure and what activities require a real estate license. That is heavily tested.

While I can understand that sentiment, the questions are a good thing. That's why people benefit from real live instruction. Many need the opportunity to ask and most who ask end up doing better on the licensing exams. The day my students stop feeling welcome to ask questions is the day it is time for me to hang it up and do something different.

LOL....it's a national exam. There are different terms. Salesperson=Provisional Broker in NC Broker=Broker in Charge in NC

If they take possession before closing they would be renting for that time period do like any other renter they would need renters insurance.
