  • We asked local architect, John Hetherington, to join us for a live discussion about what hurdles you may face when you are considering buying land and building a home on Hawaii Island.     Don't use wood when building your home. Its termite food and there are plenty of alternatives. My home in Pepeekeo has a steel frame, a metal roof and light weight concrete block walls. Its painted with stucco.

    I'm sorry I missed this! Within 18 months, I want to build a modest package home on a large sloping lot in Coast View (1600 ft above Kona airport). I have been studying this for years, working modest jobs in Kona and saving my money, and finally I am ready.
    This is my life dream. I bought the lot years ago. It has power and water in the street, and plenty of space for a septic leach field, a driveway, parking, coffee, 'ulu and mango trees, a botanical garden and wild turkeys. And a very cool view of the ocean at sunset.
    It's going to be a 1200 sq ft Honsador model ("Makalapua", minus the carport), with some simple modifications (like window placement) which the county would probably OK without complications (I like HPM, but Honsador has the floor plan I want).
    I know what I can afford and qualify for financially, but if lumber or interest rates go through the roof, I would be content with a 1-bedroom modular corrugated tin roof coffee shack. My flooring can be plywood or linoleum if necessary. Light bulb dangling from the ceiling. I say this to emphasize that I am flexible. I have no CCNRs in my neighborhood which require any higher standards beyond county codes.
    I just want a roof over my head and to lock in my housing cost for the next 30 years. For many local families, born and raised here, that is sadly becoming an illusive dream.
    But I know I can afford something decent. A friend of mine built a 3 Br house on Lako St. for less than what I am asking for. I am a hard-nosed realist, not a dreamer -- and I've had a lot of disappointments in my life.
    I would like to be John Hetherington's client, or the client of anyone he recommends. I can do Owner Builder if I have the right people to work with -- but if that is not advisable, OK. If Mr. Hetherington is booked, I would be happy to engage him just for consultation and referrals. Thanks!
