AC - Even at 700 feet it is necessary for some people to sleep well. But that doesn't require full-house AC.
Great take on what is going on with rates! If you aren’t a high income high net worth household (say top 5%) with multiple sources of income, you have no business buying real estate as an investment with negative cash flow. The good news is that if you’re in the top 20% run STRs in the Kona market you will make bank. The problem is that most people don’t know what it takes to do that.

Don't care how 'magical' the Puna area feels - it's an active lava flow zone that will be covered over again at some point - and I am tired of the state having to pay to restore all the various utilities when it happens.
Kona is zone 4 out of 9.

(4) Person Overrated, Underrated is a great idea!
The lava zones are good indicators of what is thought of as most vulnerable. But don’t fool yourself and think if it’s not zone 1 or 2 you don’t need to worry. If you are anywhere on Hualalai, Mauna Loa and especially Kilauea it can happen. These 3 volcanos are still considered active.

Thank you Julie and Lance for producing an exceptional video on the pros and cons of various popular areas on the west coast side of the Big Island. All house hunters should watch this video first before deciding which part of town they want to live in.

Bravo! All the topics were excellent. I have a couple of questions for each of you which I will probably ask offline sometime (building a house, etc), but for anyone with even basic familiarity with living in Kona, this summary was as good as I have ever seen. I am at 1500 ft. in an older neighborhood next door to Palisades and I have thousands of books and photographic slides and negatives. I have never closed my windows in ten years, I have no heat or AC and I have no mold because of the cross ventilation. I used to want to live in Holualoa, but I'm happy to be in a still very green but drier place here. Also, Holualoa is not only wetter, with driving hazards, but much steeper even than Kalaoa, where I live. As you travel north from my subdivision it gets even drier in other subdivisions as you approach Makalei -- yet it is still forested above the highway.
waikoloa village: pros: lava zone 8, solar systems perform fantastic. wind cools the panels and they make gobs of electricity, less vog most of the time. good road to the airport and town, you actually have soil in most places, large lot sizes especially corner lots. Cons: fire danger is very real especially those that live on the upper edges of the village going towards waimea. When that dry grass lights on fire its fanned by the saddle and is directed right towards waikoloa, red dust everywhere, its blown down over the saddle and its a fine dust that gets into everything, If you don't have a/c you have to keep your windows open to let the breeze in. Lots of open beam ceilings in waikoloa which are uninsulated and let all that solar heat into your house

It's great if you don't plan on living there full time if you like community. It's mostly visitors 24/7 as almost all the housing are rentals. But it's a great place to be as a part time resident if you love the beaches, shopping, vibe and like to use it as a base while enjoying time here. As an investment property, it's awesome because so many people love that area for all that it has to offer for visitors.
@365HawaiiRealEstateInfo thank you so much for your thoughtful response. I've been coming there for over 40 years, and consider the place my second home. I own a fair amount of time share with HGV but have been considering a possible purchase of a condo there, and the chance to live there for several months per year, and renting it out otherwise. We like the location well enough but balk at the relatively high prices and maintenance, so i appreciate your insight.
Never had AC in my entire life here in Denver. Had to put in this past year due to menopause 😂 but don’t plan on it when we move to the Big Island 😃
My wife's family (formerly from Alaska) have been over here for about 10 years, ish. Off grid in Hawaiian acres. We lost our house in Florida to hurricane helene, so decided to reset and rebuild in Hawaii. Under contract for a house in Kalapana and honestly, I've never felt better. I travel for my job (helicopter mechanic) so I have the luxury of living anywhere I want. I'm SO looking forward to my home life on island. Great video ladies. Thanks.

What a great video. I just returned to North Idaho after spending a long time there. I drove hundreds miles while there and I was surprised at how quickly I was figuring out my way around. Having lived in Florida for around 15 years, I noticed many similarities. What diversity there is there, i had no idea. I truly loved seeing all the little pigmy goats and colorful roosters there.

East Hawaii: Mold and mildew are a major problem. Roof rats are tenacious and hard to get rid of. Coquis are deafening. Mosquitos and flies can be awful. Limited choice for restaurants. Food is expensive. Costco trip takes a whole day. People are really nice but this is a backwater town.

Paying “top dollar” for a house with no funds for contingencies, improvements, maintenance, etc is madness. Consumers need to exercise restraint and not buy more than they can afford. Cesspools are an antiquated way to get rid of waste. And years ago, when few people lived there, they weren’t really a problem. Just dig a new one when the old ones were full. If your soil conditions are good (and they probably are if you have a working cesspool) you don’t need a large leech field. In fact, you can get by with a seepage pit, which is like a deep horizontal “field”. A seepage pit twenty feet deep by ten feet across serves our 1,300 square foot home of three quite well.
Hawaii is ruled by *colorism* I'd say racism, but you can be brown - of any variety - and you'll be welcomed more than someone who's of Caucasian appearance who's been in Hawaii for generations. Also don't be black. If you are Asian - again you may have been in Minnesota for a few generations but if you're Asian, instant welcome. This sounds like a silly thing to worry about but like "race" rules your life on the mainland US, your color will rule your life in Hawaii. It will affect what job you can get, if you can get a job at all, how you'll be treated, how your kids will get treated in school, etc.
