Assessment is the HOA/AOAO fee, but a special assessment is beyond the monthly fee. It’s for particular expenses that were not planned or beyond the association reserve planned levels.

Thanks for taking the time to do this. Took a look at the Pines based on this and had a couple questions. Are the Pines zoned for STVR? Are there other properties like this Pines near or in Kona?

Aloha! The Pines have a 30 day minimum for rentals so most of the owners are full or part time residents. It's a pretty unique property having a single family home with HOA's that maintain the exterior of the home. Anything else with that much coverage is going to look like a more traditional condominium. Hope that helps!
Can you do a video about the tiny unpermitted agricultural dwellings on land zoned agricultural?
Sorry..many of those dwellings are unpermitted and would cause a problem for the owner if we highlighted them on video. Those dwellings are illegal for the most part.

Is there a firm or company that will work with building department to clean up permits that haven’t been closed
Not that I am aware of. Condo managers were responsible for doing that when the flurry began to clean up those permits.
Do you have to rent out to vacationers in a condotel, or can you just live in it permanently?
You can live in it permanently! Thats what some people do at Kona By The Sea!
