Thanks Karson! Have loved helping you and your brother find homes. Thanks for the support. I just realized that I helped you relocate to the woodlands before I was even in real estate, lol
I’ve lived in the Woodlands for 6 months now-moved from Cali and I absolutely love this city. From the bike trails to the tennis courts and countless shopping centers and sports bars. Great video!
Moved away from The Woodlands 3 yrs ago and we have never been able to come close to finding a place like it. It has, hands down, been the best place we ever lived in. I wish there were videos of people showing/explaining the trails between each neighborhood/village. How they interconnect and how kids are able to use the trails to get to school. It was my husbands, kids and my favorite thing about living there. It's hard for people to understand unless they visually see it. However, it's hard to find that visual for them.
The woodlands is beautiful for sure. Love using the parks. But I do truly believe that living next to the woodlands is better than living in the woodlands because you avoid the congestion. Living in either Conroe or Montgomery lets you spend time / work in the woodlands but not get locked into the crazy daily traffic. It's nice to have that added buffer with Houston Really appreciate your history lesson. I'm newish to TX (moved last summer). I knew about the design history...but did not know that it was maxed out for development and that there are no HOA fees. Really interesting stuff.
I agree with this on a personal level. Many of our clients want to be in the woodlands for various reasons, and for them it makes total sense to live there. I live in Conroe and get to enjoy all the conveniences of the woodlands without the traffic and I get a new construction home. Win win.
We moved into the Woodlands in 1988, when there wasn't much of anything to see. It should be obvious to you that we absolutely love it here, because we're still here!!. This is the most thought out community you will find, with pa---rks, hiking trails, shopping, churches, schools and more activities than you will find anywhere else. All the reviews of The Woodlands fail to tell you that it lies in the southern tip of the Sam Houston National Forest--hence- all the trees!!!!
@@hotshots5534 the township fees are incorporated into the property taxes, so they vary depending on your property value. Overall the property tax in The Woodlands is low for the area
@@hotshots5534 Personally, I don't think it is too expensive to live in The Woodlands. Believe me--you get what you pay for! If slightly higher taxes will provide me with a beautiful living environment, I'll gladly pay. With all the amenities and services offered here, I don't here too many RESIDENCE complaining.
I have lived in the woodlands since I was 4, and I love it! I can agree the restaurants and shopping is great! I have this little green area only like a minute from my house with a pizza restaurant , and a grill style restaurant! The green also has a splash pad for the summer where I remember playing a lot! And the school I go to is a GE school, if u don’t know what that means it means great expectations. We are a school that is a role model for other schools. But we don’t only has Conroe isd but also Tomball isd and they are both great but I prefer Tomball.
Howard Hughes? Did you mean George Mitchell? Our family moved to the Woodlands in 1977. There were only 6000 people there at that time. They've made it just like Houston now. Over built and crowded. Horrible traffic. You forgot to mention that annual maintenance fee that's a few thousand dollars a year paid to the Woodlands association which is the HOA.
Hi Ed, you are correct, George Mitchell was the founder of The Woodlands. Howard Hughes Development Corporation is the developer. Traffic is bad, we agree, this was definitely one of our cons listed in our other video, pros and cons of the woodlands.
Overbuilt doesn’t equate to horrible traffic *when well-thought out mass transit is included*. It’s typical of the region that despite miles of recreational hike/bike trails, getting to work, shops, etc. is all roads, driving, congestion. They didn’t care to implement the one element that makes development livable & stress-free.
For those with millions to spend, they are still doing new construction in East Shore, which is kind of the heart of the woodlands, on the water. Great new communities, some even master planned just outside the Woodlands, on the East side of I45. Harpers Preserve and Imperial Oaks. The Falls and Meadows at Imperial Oaks is all new construction, a 10-15 minute drive to the Woodlands Mall and a 5 minute drive to 99. Not zoned to The Woodlands schools, but is in the same school district (Conroe ISD)
I’m from San Antonio fresh out of a university and I highly wanted to move to Houston, might end up in the woodlands looking into apartments in that area good video.
Very informative. I'm considering moving from suburban Boston. Here you won't find a nice three bedroom, updated single family home for less than $1 million. I lived in the Bellaire section of Houston many years ago and considering The Woodlands for retirement.
We have a ton of clients moving here to retire. It's a great way to increase your retirement runway with the better cost of living. The Woodlands is also very convenient with plenty to do. Let us know if our team can help

Great video! Do any of the villages have sidewalks? We drove through the woodlands to check it out but didn’t see sidewalks in the actual neighborhoods, just on the bigger roads
Most sidewalks are at the entrance to each neighborhood, and since there isn’t much through traffic in the neighborhoods you just walk in the street to the trailhead
It’s bad but the trees in the woodlands keep it a tad cooler than other suburbs. It’s hot for 5 months. But it’s pretty great the other 7 months. Today is was sunny and 62 degrees Reach out to our team, we want to help!
It’s horrible living in the Area now. It’s overcrowded and the traffic it’s insane. It used to take only minutes to get to the mall or work now it’s over an hour. Not good!!
Wow Howard Hughes, if the same man, I worked at his company - in my 20's. I really like walking and by the water - I also like to watch the ducks, does the water get visited by ducks flying by? Very interesting- a Township- I had a bad experience living in a unannexed city in East Texas- there were people who belong to organizations or had charities they ran - they expected everyone to be involved in the charities and or organizations - they choose what the people in the community were going to be involved in - as a resident it wasn't my choice - please be honest - is The Woodlands the same - are there groups with expectations of their citizens besides paying into the township - making decisions for them - such as - you will work for this organization or work for this charity - I believe people should be making their own choices of where and with whom they will be working for. I will give you one good example, there was one restaurant and they would yell at people at the HOA meetings to spend their money at the restaurant - I am impressed with what you are showing - I like the downtown look, the parks, and walk ways.

This is difficult to find in the woodlands now, there are neighborhoods surrounding the woodlands with homes in this price range. There are currently zero homes for sale in the woodlands under $300k unfortunately
Check out Panther Creek Village in the Woodlands. It is one of 9 villages here, and one of the older ones. The fist home we bought in the Woodlands, was purchased for $50,000 back in 1988, and is listed for $290,000 today. There are many areas that are still reasonably priced. And you get to ride the equity wagon!!!!!
Not really, I was born and raised in the DMV (dc, Maryland, Virginia) and lived there my whole life. Moved to the woodlands at 29 because I couldn’t afford to live in the DC area anymore, and certainly couldn’t afford to buy a house there. The woodlands is pricier than other Houston suburbs, but as a whole Texas is much cheaper than the east coast and the west coast… it only gets cheaper than this if you live in the Midwest. At least this area is close to a major city and there’s things to do. But you could even choose another Houston suburb and be close to the city with more bang for your buck. Moving to Texas also means I have no more state income tax! Love it!
Good work Sherlock, you got me. Do yourself a favor and see whose name is at the bottom of this link as the developer of The Woodlands. www.thewoodlands.com Yes George Mitchell started it.

Look in Panther Creek around Tanglebrush. I used to live in W. Lance Leaf st and houses there are still under 300,000
No landddd. All homes. Nice but geez
The Woodlands Church is very loosely resembles anything Orthodox at all that's why they got kicked.
30 minute commute, lol
Homes are cheap in the Woodlands
Only for the Rich, Wealthy and high educated
HUH??? Really?
And for Californians… 🎉
@@jlarm3I don’t think so.
Love it!
The Woodlands is the Dubai of Texas and has no reason to exist
First "The Hurricane of 1910" in reference to the Galveston Hurricane and now, Howard Hughes developed The Woodlands lmao, what a clown this guy is.
Good work Sherlock, you got me.
Do yourself a favor and see whose name is at the bottom of this link as the developer of The Woodlands.
