The woodlands is beautiful and safe. Great place. Just far from Houston, keep that in mind if you need to commute (it really takes 1 hour or more by car because of the traffic, the 35 minutes that Google Map shows doesn’t take the crazy traffic into consideration)

We moved to Alden Bridge 4 years ago and haven't seen anything during heavy rain. We asked neighbors who were here during Harvey, they said the area of Alden Bridge was fine, our neighborhood didn't even have any standing water. I know a newer development on the edge saw some flooding. You can get flood insurance sponsored by the Fed pretty cheap.
i lived in panther creek during a huge two week long rain. we didnt flood but other areas did. it was mostly on the other side of 45. it was called oak ridge back then. it rained the hardest i have ever seen forever it felt like, it was crazy
You can definitely find 4 Br 3b for around 500. Prices have come down, but more importantly you are not up against 5 other bidders. Is it like 3 years ago? No. But much better than 12 months ago.
Single stories are few and far between from what I see. Price per sqft is similar to my area in California. From Port Arthur and planning a move to Houston or Dallas area.

North side woodlands was almost unaffected
