Agree with the BMV point. Whilst that's advantageous. This is where experience and an eye for property comes to play. One person can make a 20% ROI whilst another 40% ROI on the same property simply from reconfiguring a property the right way. Also means you have the confidence to pay a higher price securing the property knowing you'll add vaule that maybe others won't see.

The overall finish to the house is stunning, congratulations. If I was to give any constructive criticism on the property. I would of personally kept the walls more neutral without the wallpaper feature walls, and also used a better finish on the radiators for a house of that value. I'm from The Netherlands and have been living in the UK for 10 years now. And I always tell people about the amazing family houses in the Netherlands always newly built or renovated. I miss those type of houses when I moved here and saw only Victorian age old houses most of them tired. And this what you made reminded me a bit of home. Absolutely stunning. Good job!

Out of all the videos I've watched, it's one of the best presented in terms of your strategy in the deal so well done on that - keep up the fantastic work. Of course this particular deal was given to you by a property sourcer, I'd be reluctant to pay such a hefty fee as it does reduce profit margin. That £10k could've been used towards a contingency plan if something were to go wrong with the renovation, contributing towards void mortgage payments or put towards another property deal if you were to find something yourself! However, you're clearly very experienced and know exactly what it is you're doing in the market and wish you nothing but the best Saj.

If you were to fully furnish the property with high end items, would this increase the amount of profit that could be made? I appreciate furnishings can be to personal taste, however, is there an appetite in the market for people to buy properties fully furnished to a high standard? Thanks
Yes, that can help and we may do that in the new houses we build. However, this property is not difficult to sell because of its location. We have already pushed the ceiling price, so it would be difficult to make more profit.

Great job, more wide angle lense on your filming to show the rooms, also why did u not extend the entire width of the ground floor, seems like space that would add more value to the home for a family
Thanks for the suggestions. With this project we have already pushed to it the limit of the street ceiling price. There are many more things that could have been done however it would not really increase the price much further.
Also, with this type of property, extending the full width at the rear makes the dining room (rear downstairs room) really dark as you cut out all the natural light.

As a QS I'm surprised the refurb cost was as high as 130. But there's certainly quality everywhere you look. Some nice tips, thanks for the vid. Maybe I will try a bit of feature wallpaper on my next flip, I've always been of the opinion that no-one hates a low key paint colour but at least 10% of viewers will absolutely hate your choice of wallpaper. But it works here. Nice job.

For a late 20's first time buyer would you a) Go for a habitable property with a bit of a refurb needed or b) Go for a complete project where everything would need to be done? This would be with the end goal of living in the house for 5-10 years. And how should I budget for a refurb if needed?

Would you consider building a dormer over end bedroom on the first floor? Although I love what you've done with that room and the extra light coming in from roof is a great idea.
Hi Shez, yes we had permission to do that and prepared the drawings but decided not to do that because it was not going to add much more value to the project.

Yes because people want to make money quickly and don't care how the property has been made. they portion 3 bedrooms to 5 , 2 to 4 bedrooms and rent it out! they will look horrible because it will be overcrowded!

Fantastic figures for a single 2 bed property, like the way you added value, extension, lowering ceilings to create loft space etc very impressive.
1 question : You said you used investor funds, i know lenders like to know source of funds how do you organize investor funds to please lenders criteria .Sorry for such in depth question.
Hi Scott, it was all private investor funds and not traditional lenders. However, it would have not been difficult to get bridging finance on a deal like this.
How did you find the right builders? Or if you were starting again where would you look for a good builder and how would you know they were the right ones?
I would ask other local developers/architects who they recommend and then go meet them. I would look to meet them several times and ideally whilst they are working on projects. I would also look to start them with small jobs to see how they work before giving them a large refurb.

Would be good if you mentioned how you get hold of best builders that do perfect job👌🏻 and leave you profit ... I mean I'm asking from novice point of view, well not even novice but 'only someone who has little bit interest'.
I don't even know how to get was planning permission for extension , but that's secondary issue .. for me first is having good builders... 😬😬

What is a BNV property? I do watch a lot of these videos and quite a few abbreviations are used. Most of them I do not know what they mean so I have a suggestion. With more videos going forward I think it would be quite cool if the abbreviations could be put up on the screen, just for a few seconds and at the time of it being said, with the meaning in full.

So all you need is investor's connections within the agency's time everyone is paid you get your small cut not 100k 😂 house looks amazing though, I'm currently doing this on my first property while I live in it now I should clear 100k from there with savings I can go forward,

I'm also from birmingham and realized that the house had to be in an up-market area to sell at that price ,I have currently purchased a property ,and would appreciate advice on weaher ,I should go for a quick budget renovation re -sale , or actually go all out like you did yourself, .I am not sure considering the time and money the returns would be worth it

Good job on the refurb. Did you get the full 425k that you wanted? Found it a bit confusing that you managed to achieve 425k but on a video released 2 months later Samuel Leeds said the value was 370k?
Wouldnt do anything any different Saj, infact the door handles.. never even thought of that one so thankyou... the underlay...said that for many years good call... teice as much on underlay...half as much on a carpet... cracking external colours too.. perfect 🙌

Another great video Saj, i love it. Ive decided my next strategy will be to do something like this and grab a deal bmv in recession and sell it after 5 years time after adding value and waiting for the market to rise from the recession. My Question is you covered everything but how do you know the deal will work for you after you initially viewed it? Also do you think it will be possible to get something that was worth £200,000 last year like lets say 2 bed semi for say £180,000 in the recession and add value to it through renovation and potential loft conversion and make £70,000 when the market comes back up in 5-10 years? I will be looking in Yorkshire
When the property market falls in demand and price, we won't actually know how severe it will be or how long it will take to recover. The important thing is looking at the market as it is today, consider potential future changes you are aware off (e.g. stamp duty 31st March) and have a financial buffer with a plan B.
wont need 200k up around here pal... id forget the recession thing...not gonna happen...buy now they are going up everyehere especially here... ones ive been watching especially sub100k are increasing 10% + last few months

Great video thanks Saj..What difference does it make if one improves a tired looking house by adding value to it, but there is a ceiling cap to house price in that street or area.
You have to be careful not to overspend as it will eat into your profit or worst still end up in negative equity.

£370,000 for this house in Birmingham could be abit overpriced tbh but hey if the surveyors values it at that much then all good.

There should be a proper tour of the house. I felt the house tour was here and there. First, the tour should have been done along side showing the previous state. But we’ll done... good finish.

Don't forget to buy it the stamp duty is a rip off then when you sell it the capital gains tax is a rip off...plus estate agents and solicitors etc.
It is just part of the operating costs.
