    Last year I invested in a house flip in Birmingham as part of a joint venture with my good friend, Saj. The house was a small run down 2 bedroom terraced house, it is now a large 4 bedroom luxury family home.
    The property was bought for £150,000 and the development cost of the refurbishment came in at £130,000, just £10,000 over budget. I personally invested £270,000 into this project.
    The end value is over £380,000, which means there has been a profit uplift of £100,000.

    Seeing the adjacent properties on entering the house and the properties across the street on exiting the house made me realise that we were most likely looking at the best house on the street.
    And this adds value for all those other houses.
    And once there is three of four of these makeovers, suddenly everybody will want to live on this street.

      Yeah I'm struggling to believe he's done that for 120k, not only the shell works but including the high end doors, ironmongrey, carpet, windows, lighting, toilets and total decorations etc. But if he's managed that very well done!

    Beautiful renovation, being an electrician I can't help but notice only one socket in the basement and in a strange position, too high up😂

      It has 2 sockets in basement and they are at high as kitchen sockets are above work top and intended use is as laundry room. So i hope that answers your question

    Really love watching what you do, this is something i want to be able to do before im 25, im now 20 with like 3-4k in the savings and not sure how i can get started with that amount of money, whether i should keep saving and working or if theres another route i can take that’ll get me involved a bit more within the industry.
    Any advise from anyone?

      if you're in the uk the princes trust charity run a business enterprise course, i'm currently on it and they help you write a business plan which could start you on the right path. You're doing the right thing by saving, just keep learning and saving, networking and your time will come. Well done

      I don’t know what you work as but you could go into the army or navy or Air Force for 4 years and depending on your role is the training so I’ll just minus a year as you have 5 year time frame anyway you can live on base for no more than 150 a month and this includes food so you can just save so much and you will probably get 60-80k by 4 years saved and also benefits and travel the world so that’s what I’d do in order to get enough money for a deposit and a loan for a house and then I’d flip it but this just solves the money bit other than that I don’t know much more to help

    Cash is king, if it was a mortgage it would be different numbers. But how did you net £100,000? You don't pay holding costs and closing costs? No realtor fee?

      Samuel has been very clever here 14 per cent of £150k plus £120k is £37800 which in reality will be half the profit but Samuel has the security of the property if the deal goes bad.
      A smart move.

    I’ll be honest, I don’t think it looks very good. If you want to live in a space ship, fine. But it’s so plastic, shiney and the opposite of homely. Can’t understand why people are rating it

    I thinks that's the wrong strategy by over pricing the property letting it go stale and then reducing the price to achieve a sale. If you get the price right the first time the property will sell quickly. I also think this property overpriced at £400K

      I'd be inclined to agree with both points, but it depends whether it's how they've always made things work. 🤷🏾‍♀️ Always comes down to the ceiling for the road, of course.

    I see a lot of videos where the refurb costs are £15-20k. To spend £130k on a refurb seems crazy. What should you be looking out for when buying distressed properties to find something that needs £15-20k renovation rather than £100k more than that!? Very easy to buy a distressed property and the refurb cost works out to be more than the property purchase price!

    Is it allow to ask as a newbie dummy.... How difficult is it to find buyers, after you did the luxury refurbishment? How long does it take, roughly, to find buyers to pay you the 370k? Will there be an agency involved? Or do you post on socialmedia?

    House looks lovely. So after you pay back investors and other fees such as legals and i believe you paid SDLT on top of the £150k purchase, what is the actual profit looking like as it won't be £100k? Many Thanks in advance.
