    Super informative. Sana mafeature din mga matitino / honest contractors na budget friendly din. These days, napakadaming contractors na scam talaga yung iba pa in a subtle way dito sa Pinas. Kaya kahit may pera ka na magpagawa, mag 2 isip ka pa din. Kung nagagawa nga nila sa mga sikat at celebrities what more sa mga simpleng tao lang

      Just a note, not all contractors na pumalpak ang project intended na manloko. Some just really underestimated the cost during the process of construction, napipilitan pumasok sa isang project just to comply with the preferred cost ng owner even though may idea na sila in the first place na possible alanganin ang budget. So my advise as owner is do your research din sa average cost ng construction at wag nyu na "pilitin" makakuha ng contractor na willing pumasok sa project na significantly lower than the average cost because there is a high possibilty they are underestimating.

      Yung may maraming successful projects na maipapakita sayo usually. Also check if they have in-house licensed professionals or do they consult to them.
      Kung listahan ng contractors gusto mo baka isipin mo/ng viewers ay baka biased na (can also be good). Syempre location din (Cebu based si Slater) which can cause additional overall costs/expenses if he ever list contractors/companies near him.

    I think we need to also add the cost of permits and other alikes. This is seperate from professional fees and could also take a toll on the overall budget. Some contractors may include the leg work, but the main fees are on the owner. Also the amounts differ city by city.

    Thank you sir Slater sa pag enlighten kung gano kahalaga ang professionals kapag magbbuild ng house.
    But may tips ka po ba kung pano kumilatis ng matitinong contractors. Pano madetect yung redflags. Not in general sana, pero yung detailed.
    And if nag yes si client dahil magaling magconvince si contractor, pano malalaman if mali ang nakuhang contractor during construction. And how ipa-stop ang work knowing na may contract din kayo.

      Ito po baka makatulog kahit konti. Unang una po para malaman mo if red flag ang contractor is kung wala syang PCAB License. Pero if si designer naman ang mag build pwede naman yun. Then in case po. Dapat ang mode of payment nyo is per percentage ng natapos. Then kung kaya, hire mo nalang ang nag design ng bahay as your consultant. Alter ego mo sya

      Nasa scope of work din ni architect na iguide si client kung sino ang best contractor na makukuha.
      Tips pano madetect ang red flags:
      Puro lots ang quotations. (Generalized)
      Generalized scope of work or walang maibigay.
      Walang maibigay na gant chart or general din ang binigay.
      Pakyawan is also a red flag. High risk meh reward.

    Very informative. Make sure the architect drawings is part of the cost of the home. Heard of people being shown all these features, but was told later, oh that is just a drawing of what it could be and many of those things are going to cost extra. The buyer thought all of the things in the drawings was what was going to be built but sadly found out they were not.

    As a owner of mid-high end house. It’s not true. Bare finish cost 15,000-18,000/sqmz. Standard mid end with paint and stones from wilcon and fluted cost 23,000-25,000. High end cost - 30,000-35,000 and Ultra high end cost 40,000. ALL IN. Its better to choose the right architect with design and build scheme. Pinaka importante makita mo recent projects nila at maayos na tauhan. Slater’s level and his team has expensive talent fee. Kaya mataas sila kasi ang mabibigay nila sainyo peace of mind. Pero kaya rin naman ng iba yon basta tutukan mo palagi. Pinaka important icheck ang mga pipes and water proofing.

      Bare finish in some provinces are 24,000 per sqm. Always consider market value if all contractors in our place 24k starting per sqm. It varies nalang san place kayo nag papatayo din. Your costing is valid but I would like to argue magiging same sa experience mo yung costing ng iba

      That's how system works. Even our doctors practice that. They get commi from prescriptions. Our celebrities endorse products and they're paid heaps

      A good design professional, in the end will still recommend to you a good quality to cost material with or without commission, nothing wrong with that. I hope you realize design professionals also have family to feed just like you.

      Yes, I rarely see any videos with that information. So far all I have learned is that a home built with a Hip roof (four or more sloping panels) are the most resistant to wind loads. Metal roofs that are installed with screws instead of nails are also stronger.

I'd double echo the design element, simple block forms, simple roof layout, simple interior spaces well designed will feel so much more spacious even if smaller than originally intended and save so much money in the long run - and also just get the layout and flow of the house right.     What we learned as an architecture student in professional practice on how to estimate a project cost is based on areas, whereas enclosed, covered, and open areas have different estimation costs, and 10% of the total was given to professional fees, which are the architect and engineer.

    Is it possible to build a house plain, with mostly the bare concrete, and then gradually add the higher end finish with time? Or is it necessary to do the finish as you are building? I am thinking tiling, fluted panels, and other details.
    Say you have a 5-6 million budget, and an added 1 million per year set aside for improvements. Could you start with a plain house and then gradually add the higher end finish?

    In other countries (or maybe just the 1 country). the government will subsidize 50% of your house. No property tax, no inheritance tax etc..

    I think another thing to consider is if may levels ba yung bahay na gusto mo. If currently the ground floor is ₱40k x 100sqm, tapos gusto mo pa lagyan ng 2nd floor na 100sqm rin, it wilk turn out to be ₱40k x 200sqm. Not sure if this is the case, my parents are architects as well and we’ve talked about this before, although di ko lang matandaan yung pricing if more than 1 floor yung house.

      You actually answered my question. Lot area is actually 52 sqm but we plan to have 3 floors. So that would bring us to :
      52 x 3 = 156 sqms
      156sqms x 50k = 7.8 M
      Is it correct?

    For those who really don't have a clue, maybe you are right. I designed our home. I gave the drawings to a Civil Engineer to produce the mechanical drawings the city would city would accept. I used a bid process for *all items*, to purchase based on my specifications. That included glass, roofing, rebar, other steel (including for the trusses we built on site with my own welding equipment)... We hired labor and made our own hollow-block. I had a ready-mix company pour the foundation, posts and beams. I am not sure how you were configuring outside parts, balconies with canopies, carports with trusses and roofing. I built my house eight years ago, and so labor was less expensive. Our place outside is concrete, plus wrap, plus skim coat plus paint except where there is tile. Inside I have double wall construction (blocksteel stud-fiberboard) for running all electric and plumbing in the gap, plus for insulation purposes. The electrical mechanical the city and the electric grid provider drew, (the electric provider didn't like what the city approved) BUT I didn't like either. the were a mess, inefficient and unsafe. I ran three wire fully grounded double insulated wire throughout the house and have distribution panels on each floor. And I didn't put all the aircon in that they called for because my home (in one area I only needed one 2.5HP as oppsoed to the 9HP they spec'ed, as the double-wall design is far more energy efficient. If I had used an architect and a commercial contractor, I would never have gotten the home I really wanted and wouldn't have been able to build my home with includes a high concrete fence around the 1000M property, for what it cost me. As it is, including all and the lighting, the electric gate motor, the electronic manhole gate latch with remote video and all the rest, my ~500SqM two story building cocts under ₱10,000,000. So maybe you are right for those who have no clue.

      As far as my memory is concerned, architect's fee is by 10% above per total cost of the project.. Engineer is per square meter..

    This is what we've been thinking about for the past few months, it's not only the materials and the labor. Ang permits pa, and yes the Geodetic Engineer, Plumbing etc...And like a car, it doesn't end when you move in...and maintenance pa...hehehe! And yes, fix it in the paperwork pa lang, kay once it's cast in stone, or cement...lisod na. Hehehe!

    Retirement house lang sa akin arki 2 bedroom 1 T&B small kitchen. Im single anyway so no need na malaki ang house. Ayaw ko rin ng may 2nd floor kase pag tanda ko hindi na ako maka akyat sa hagdan. So sa standard na lang ako

    Paano po pag renivation lang pag bungalow po tapos papagawa ng secon floor. 96 sq m po, pero yung 36 sq ay balcony , the rest po ay allocated sa 2 rooms / 1 bathroom

    My major concern about these professionals is that they avoid explaining to you. They hate talking to their clients. So if you're an engineer, an architect, please do not just go out and start your own construction company just because you think you can. Save us the trouble of talking to you. Kung di ka ganito mag explain, just work for someone else. And let them do the talking for you. Please stay in front of your PC or stay in the site. Kaya parang walang silbi mag hire ng contractor.

    naku, natoto na kami. yes napaka importante ng mga tamang professional basta seguraduhin niyo lang na trusted.. kung pwede nga tignan niyo yong past works nila at kausapin yong owners kung kumusta experiences nil at seguraduhin niyo na kayo rin educated sa mga building codes material cost para makita niyo rin na hindi kayo inaano ng professional na yarn😅 pero may mga pinoy na titigas ng ulo. sa sobrang gusto makatipid naghire lang ng construction workers tapos sil na gumawa yun tuloy na x10 yong lgastos at ang pangit pa tapos ang tagal pang natapos dahil palaging na pause yong project dahil ubos na budget😅

    In a country where a coffee at a barista is less then 2 euro, where a full grocery cart is less than 32 euro, a 21 sq meter shoebox condo costs 6 million pesos. That’s a 120.000 euro investment. Everything is being rented out thru airbnb. Less then 10 procent is fully occupied, many units are on bdo foreclosed for sale.
    This isn’t a smart investment at all, if you want to get rid off your money invest here.

    How can e we figure out and itemize how much concrete , rebar, tiles etc go such a build of 100sqm. I would like to see the itemized cost difference of items that justify the jumps between the different tiers. I know labor is pretty inexpensive so the materials have to be prices accordingly.

    $350,000 house in Houston Texas is equal to P20,500,000 but the look of exterior and interior looks better than a house worth P20,000,000 in Manila. Overpriced na bahay sa Pinas. Minsan mas mura pa bahay sa US.

      Guess you need to look at more examples, I've seen some here at that price that will top any house in the US in terms of looks and strength. I sold 3 houses in Arizona and most houses there are light materials compare to what they use here cement, hollow blocs and steel frames.

    Its really important to educate both Contractors and Clients alike when it comes to costing. There are clients who gives us Architects and Engineers a looong loooooong list of their requirements only to find out that their budget is not enough.     Oh please... everyone in the industry is always inflating costs. I just built a rock-solid bare bones 50 sqm house for 10k psm. Slash everything by one half and contribute to reducing runaway inflation in the Phils.

      Experienced mason was put in charge and paid double salary. Overall supervision by family member. I was amazed. No contract, but I wouldn't do that with next house which will be built to western standards.

      @@JulienSorelEatsSabras l have family members here that are doing my build for me. My father inlaw is overseeing the project because he will be living with us. They prefer the half cement wall with double sided cement board. As a contractor from the west l thought about building to western standards but after a lot of discussion with local draftsmen and engineers it would be over kill for a simple 1200 sq ft bungalow. I dont have to deal with snow loads, frost heaving, insulation and mechanical issues.

      Oh interesting. Yeah if you can find trustworthy local tradesfolks, definitely the way to go. I'd love to talk with you more before starting on 2nd home. We can brainstorm. Fairly certain I'll end up with 1,500-2,000 sf at this point with large Bali style covered patio (?)

    How about for houses made of light materials like fiber cement boards, wall cladding etc. They are faster to construct and less manpower needed. How is the cost computed?

    Better if you present costing of a typical size house. Then how the cost varies by material upgrades. Example, typical house 40 x 100 sq feet cost 8-10M with these kinds of materials. If you upgrade it'll cost this much more, etc. Of course, that's just me. You lost me when you started talking about marbles and stones. Thanks for the presentation.

    The worst or the weak link in the constructions side are the workers. Some and most don't even have any credentials let alone certificates so that you may get a person doing tile work on your house that just learned on the job. I've seen work that are unacceptable and had to be redone due to the quality of work. Roofing is another big area to look at, this is where most problems are gonna happen, leaks and more leaks. Gotta see how they are doing it and make sure they are using the right materials with the right techniques. Extensions or dirty kitchens are the worst, seen too many leaks on these projects.

    Engineer, what do you think happened to the S&R in E rod? It hasnt been 5 years yet, but they will be demolishing it soon. It was built relatively fast, and when i would go there, I noticed some parts of their parking were closed off for maintenance.

    I doubt that your house is 100 sqm, you just said that your office and scotty is roughly 20 sqm. remaining is master bedroom, huge walk in closet, huge living dining and kitchen space which I really doubt is 80sqm + - . I've seen a 100 sqm bungalow house, that are not as huge as yours sir. Im guessing around 170 - 230 sqm excludin the swimming pool and carports.
    Thank you Sir Slayter for explaining change order to future clients, it really cost time and alot of money on labor and change in material cost. Finally someone influential said it!
