I would definitely agree with you on selecting the third way of building your new home, with one minor change. Have your wife oversee the design/build to ensure you get what you want. Our engineer did an outstanding job, we went with a cement roof to ensure typhoon protection. Our home is in the path of typhoon Haiyan and didn’t want to replace the roof after the next major typhoon hits that area. Another consideration is flooding, always ensure that your house level is above any historic flooding. The weather is not going to get better in the coming years. The last thing you need to consider is earthquakes, we do have smaller earthquakes in our area and haven’t had any bad earthquakes in a hundred years. In Bohol the bad one was even felt in our area, but wouldn’t have damaged our home. The one area that we needed improvement on is more water proofing our concrete, we did tile our rooftop so we haven’t had any issues with it. This home was finish in 2018 in Leyte and just finished touching up and repainting the house…it looks good as new again.

Beautiful Set of plans! The only thing I would add is you may want to consider A/C in the main room. Its a big room. When it gets hot and you close those doors (bugs) its gonna get really hot in that main space. Even if you don't install it initially you may want to "wire it in" so its easy to add later. You have 2 spare 30amp circuits according to your plan. You can run a 36K BTU minisplit on one of those circuits. The other thing and I don't know the neighborhood.....is security. I bike in the mountains of Cebu and see many properties with walls and razor wire/glass...don't know why its there, but its there. Great project! Merry Christmas!

I did think about having an aircon, or the ability to have one in the main room but the ceiling is 5.5m high in the middle and figured it will be such a hard space to cool. Weve got two ceiling fans being installed on Ben’s that will hang lower and on the rear side the big sliding wood doors will be mesh with wood slats so air and pass through, but still lockable. Im just passing it doesn’t get too hot! The area seems very safe. Great neighbours and a great small community vibe. We will fully fence it with a gate on the drive but just bamboo, no razor wire or broken glass. If someone wants to break in, they will find a way. Will add CCTV though. Cheers! - Matt

It really pays to hire a professional to handle this kind of job. Now I really hope that the build will deliver and that the vision for this house will be achieved in the best possible way. As a construction engineer in the States, I found this video jam packed with information laid out concisely. Curious if you also added Specifications to the plans, or just incorporated Notes into the plans. Also curious about the contract and deliverables, milestones for payment etc. I am looking forward to your next update!
Thanks Richard! Glad I seem to have delivered what I wanted. Didn’t want to do a fluffy video with lots of irrelevant stuff :) We have added things in the way like the outdoor kitchen, which they did at no cost, made the pool deeper, no cost, upgraded tiles in the pool and decided to do full walk time not partial in the bathrooms and tile the wall above the outdoor kitchen which was a total of 35k. Plus the solar was optional and is 280k. We will also fence which they are going to do for 130k to keep out nosey neighbours :) Then the drainage was optional but an extra 315k. So it’s still great value but have added optional extra. Ill definitely discuss the payment schedule etc in the next video but its basically 60% upfront so they can buy materials etc then 30% once walls and roof is on etc - Matt
It's refreshing to see a building vlog from an Australian perspective for a change,Australian building practice easily parallels to the Philippines because of similar climates, unlike building practices from the northern hemisphere,I'm still not a fan of hollow block and would probably go cast concrete,your design is very good as is your information,you've also picked a desirable island,plenty of nature but also lots of conveniences and close to Cebu for city stuff,good luck with your progress mate 😁

I would consider a roof over your pool, its not bigg ( as mine) mine is nipa ( 45% needed to make it last) you can make it horizontal with white plastic ( I once saw it in an Australian building program, it was made in the Phillipines , attach with galvanised wire so you can open and cloose it) I made it because poolwater is to warm in the Phillipines, also if you live in a frogg area make the rim about 20 cm higher to keep them out ( its poison)

Acquiring the land will be half the battle. Unless you're married, the Deed of Absolute sale with Register of Deeds specifies your Filipina asawa is married to you the foreignor and your nationality, or you set up a Philippine Corporation or Partnership with the SEC and then make sure vesting is specified on the entity. You need to watch out for fraud, get a property survey, check the memorandum of encumbrances, get a property traceback, match the sellers original certificate of title to the recorded title with Register of Deeds over the counter. Initialize the sellers original to prevent fraud with switching titles too. Verify utilities and build ability and legal & physical access. Remember the Philippines is not like America where you could easily sell your property. There is no secondary mortgage market here & bank rates are close to 10% with ten year amortization mortgages. Properties can take years to sell. If your asawa dies, you have 50% interest and her heirs the other 50% if conjucal property.

Too late for us but so far I’m happy with the standard of the build. They are doing everything right to ensure we don’t have any issues going forward even down to putting mesh in the gutters so we don’t get clogged pipes etc. will keep you posted.
