I love this industry so far - I came in after my father pushed me to learn so I can take over his trade before he retires. My only regret is not listening to him before and starting in my 20s. I like your style…..helpers just get in the way and slow ya down………thank you for the video 15 yrs ago before I did commercial plumbing I did residential and I worked for a contractor that did this kinda work all the time, he hired me as his plumber and when I would knock out all my plumbing tasks he would have me help out his carpenters with anything and everything……..I learned a lot working with him and watching this video just brought me back to those days….thank you
Are they gonna have you paint that black iron pipe coming off the gas meter, here in northern ca. they would have made me put galvanized or see it painted before inspection

I'm out shopping around for a contractor. Planning stand alone adu around 400 square feet simple one ...I'm in Buena park ca... By the way...I like a person that's into the fine details..very impressed... Great job
Design is specific to your project, of course each one is different. I am based in Long Beach area. I would not go more than 30 miles to a project, otherwise it is too expensive

Nice documentation of this project. I just started a similar project in San Diego and hope to document it as you have. Permit review took approx 6 months, during covid and total for permits was $13K.
how much was the ADU for owner start to finish? can you break it down into permitting/plans/paper/taxes + materials + labor ? Starting sq ft of garage and ending sq ft of finished project?
Did you have any issues with encroachment? I see power lines behind the ADU. LADWP is having me file for a encroachment application. I'm at 12ft, they say it needs to be 15ft
We did not have any issues with power lines (it never came up). We were a bit close to the property line but the inspector wasn't bothered by it. I do not have any experience with LA proper

Printed houses are about Half the price of your typical home build, so it wouldn't be as low as $4,000 (unless the typical build was running you $8,000)

are you required to have the gas line? is it possible to do the ADU fully electric only?
We had to add an inch and a half gas line directly to the meter
It is . And cheaper, you save all the money ,connecting gas line.

Is that normal ? For a permits alone to take 6 months? I was expecting something like 2 months MAX.
@@yousufsharifi7747 totally depends on your jurisdiction. City of San Diego is running 6+ months, more if you’re in the coastal zone.

Would have been cheaper to use printed housing then all the wood that went into this thing. Price for a printed house is $4,000.

why you demolish grage roof you could just build the room next to it and connect them somehow together acceptable to the inspector
for that sweet open interior, makes the space feel a whole lot larger, I'd imagine.
