I wish I had a supervisor like you skid ! I was thrown a 250 property by myself after about 7 months of shadowing and learning some stuff from the other guy. I’ve had to figure so much stuff out by myself and by watching your videos. You saying that we should self talk and consider it job security was an attitude changer ! Thanks man ! Hopefully in the future I can learn about HVAC and some appliance repairs. We have wall mounted ACs and the company doesn’t provide fridges and microwaves.

We have compactors inside of the building with a garbage and recycle chutes. That’s what I hate most about my job is cleaning up all the trash. Grounds doesn’t bother me, nether does cleaning up after our furry friends. “Job security” is a good way to look at it, I’ll give it a try. Thanks lex!

Love the multiple work order videos Lex 👍 I noticed both sides of your access gates were opened when you drove past them, are they broke or left open during the day ? I have access gates at my property as well (Door King gate operators) and have had problems with boards, belts, pickup sensors etc... Actually have a video to edit and upload on replacing one of the boards. Anyways, stay safe out there skid 😷😷

how come you didnt check by taking the skull guard first out? if the elements were good woudnt the water heat up after the skull guards out?

could you explain why you put the volt meter on continuity to test the elements?
It sends a signal through the element. If element is broken, it won't complete the circle or circuit and beep. Letting me know that it's broken and bad. Thank you so much for watching Marco!

Do tenants have access to that compactor panel? Where I work we have big dumpsters but tenants still manage to leave trash outside of them every day..
Yes. They're supposed to hit the button after they throw their trash in it. They don't. So it just piles up on the ramp. 🤣 Thank you so much for Michael!
When it comes to hot water that is a tricky situation. I carry a digital thermometer and always check the temp coming from the faucet. If it's around 120 degrees it's good. Anything above that becomes a liability to the company.

I don’t have any experience in this field but really interested in learning and training, any tips on how to get started? How long would I need to be a porter? Assuming that’s where’d I’d start
I was a porter for a year. Then started doing easy work orders and worked my way up by not being scared and doing stuff out of my comfort zone. That's my advice. Be a sponge and watch UA-cam to learn how to make repairs that are a little out of your comfort zone and apply the knowledge out in the real world. Thank you so much for watching Kwamevi!

What’s up skid! I started off as a porter. for about 7 months, after that I was in between porter and tech. For 2 months now I am currently a tech, just by title not by skill . 😁 I’m 3 months into it and my turn time sucks. I do 1 -1.5 turns a week. 2 days out of the week I cover the porter I do 7 laundry rooms clean the pool area and if bbq is dirty clean them. I do that in about 1-4 hours depending on how detailed. But usually 3 hours . Then I jump in the turn or do work orders. The property I work at is about 50 years old . If it wasn’t for you ,I don’t know where I’d be your videos and channel recommendations keep me with hope that one day I will be a bad ass like you . Any advice on how I can pump out 3 turns a week. I don’t see work orders or the porter routine as excuses to suck or take longer, I just don’t know how to balance all that and organize myself. If you got any advice that would be cool.

Right on Ricardo! Turns are tricky. It all really depends on how bad they are. Bad ones take a day or more. There's just no other way around it. I take a long time on bad ones too. No one should be pressuring you to hurry up if it's a bad turn. Period. I have a few "how I turn apartments" videos though. You can search them on my channel.
