Wow Wayne that condo was nice man and the kitchen blew me away stunning kitchen bobbydazler , i like me cooking so a place to cook is always nice , i still like them little apartments on the stilts with the little kitchens under the apartments because they had small gated gardens. a place for my little dog to have a run. I bet they have all gone now. Nice little vlog though Wayne nice to see how the other half live lol.

One thing i've noticed in CM - developers are willing to hold onto unsold units for years instead of adjusting to the market and lowering their price. Checked out an 8 year old condo on my last trip, shocked that the jurisdiction office still had a unit for sale. all the furniture was still in plastic wrap, never used before.

50/50. both have pros and cons. For my lifestyle, Chiang Rai is better, but that's for a whole new vlog series, when i do get back to Chiang Rai. Beirut would be the best for self catering apartments though.
The location is where the money is with these, prime time location in downtown Loi Kroh. They are really nice places though , high standard. but you can find cheaper if you move away from downtown more. Thanks Stefan .

Thanks Wayne, the more perspectives and options the better! My thoughts? Seems there is value in a properly managed property, especially in some locations. From a rental standpoint, new may be a deciding factor, but I wonder about the a property as an investment? I was just looking at similar (3 bedroom 2 bath) properties in Penang that I looked in person about 20 years. Back then they were new and selling for about $120k USD, and renting for about $800/month. Today those properties appear to average about half of new prices, and when you factor in inflation, that's about 20% of what they cost new. Hard to tell online but the condition of those 20 year old high-rise properties seems sketchy as well. I think Wayne, new properties such as that might be ok for someone looking to buy and cash-flow as an Air BnB or rental or short term stay for those with that budget, but buying seems a questionable investment to me.

I think you look at condos just to meet the women who show you the units, 555. They always seem to be attractive. Nice unit but not a very well designed pool to hang out at. Everytime I've been to a Chaing Mai condo I have never seen a single person at the pools for some reason. I visited the Twin Peaks a few weeks ago to check out a unit - mainly just to see what it was like - and they had a great little pool, very shady and green and sort of private. I hear some rain is coming your way to help with the smoke. I hope the rain clears it up for a while for you.

Not my cup of tea Wayne. I prefer tradional Thai places with a bit of land preferably. Their management costs were high by Thai standards. About half the annual body corporate cost of a flat I bought in Cairns in few years back. I knew the area where the apartments are as I've been inside the Downunder bar next door which was little more than a glorified shack. I think you can get a decent new apartment in Pattaya with a lot lot more facilities for less money from what I've seen online. I guess they'll be pushing the night market location in their marketing. Always good to see what's happening in Chiang Mai realestate. Thanks Wayne.

If you were willing to move just 30-45 mins outside the city you could build a massive house and a multi-acre piece of land for less than 14 million. Why would anyone buy this unless you had more money then you knew what to do with? It would take 30 years of rent to total the cost of buying also. Seems like a bad deal right?

Yeah pool was a bit small and overlooked by the rooms. They're a bit knackered for space down Loi Kroh but I think it could have been done a bit better.
It is honestly way too expensive considering what you can get in chiangmai for that price. You could rent a full modern house with your private pool for half of that. Condos are becoming extra expensive there.

Rental prices weren't ready then buddy, they were only for sale and then rented out by the new owner. Really nice place though 🙂

I was in chaing mai over December I didn't see many condo for rent there wots the average price for a standardish condo for a month in chaing mai

Foreigners can buy condos yes, but it comes with lots of tricky situations. Always best to speak with a lawyer.
